Winnemucca is 100 miles east of the Black Rock Desert on a very bad dirt road. Gerlach is the gateway to the Black Rock Desert. He mentioned that Elko was "sparsely populated". Elko has a population of 20,000 and Spring Creek, a few miles south of Elko, has a population of 15,000. I would not define a metro area of 35,000 people as sparsely populated. For the Sparks area, he said that the Spanish Springs area was on the Eastern Side; it actually on the north side of Sparks. He said that the D'Andrea Ranch area was in North Sparks; it is in East Central Sparks. Someone who knows Nevada should go through this video narration with the authors so people do not laugh at the obvious mistakes.

Pahrump - Close to Vegas is also a place worth considering. It is near the Death Valley Park - CA. Plenty to do & can go nuts in Vegas which is an hour's drive. Lots of Old Ghost Towns & old Borax Mines. The lowest point BADWATER ( close - to 285 Ft below Sea level ).
The best thing about Nevada is the bell ranch low key structures. If you get there by november you should gain the shelf triads of the mellow hold before the tree gulf. If you should behold the trail staple you should creed the lube trees.

For real. I used to live in Carson city. never been big on living in bigger towns but my wife and I loved it there. Big enough to have anything you need but still has a small community feel. We never locked our cars or our door. Never even worried about crime. Plus being so close to Tahoe and the desert is the best of both worlds.
I’ve been to Reno,Sparks, Minden and Gardnerville. Not for me. Next place to visit is Mesquite and Elko which are smaller cities. I like NV for tax purposes when I retire. Taking recommendations. Thanks

I live in very sparsely populated Lincoln County, NV in the Pahranagat Valley where there only 2k in the valley alone, total population in the County is 6k. I couldn’t find a better place to live based on people, climate (low heat at night high 60’s during the summer) and the incredible outdoor activities!
Dont forget about the big cockroach problem here! We have 2 (or four) different species of roaches. One of which flies. (Found that out one day when it was on my front door!) Healthcare is terrible. And I mean bad! Make sure you work from home if you move here because you will wait months to work unless you want to work in a casino. If you are looking to make new friends here, it probably wont happen unless they are through your job. Neighbors keep to themselves. If you feel isolated where you living now, you will feel more that way moving out here. There are good parts to living here too, but just know its a very "empty" vibe out here. Visit for a week or at least 4 days before making your decision to move here. Real estate agents are nice and somewhat honest but they wont tell you everything. But they will do a very good job at "selling vegas" and the lifestyle to you. When you look around outside your hotel at some of the many displaced looking people here that look "down and out", remember that they are telling you a story about what its really like living there. Oh and last but not least, the scammer HOAs out here. They dont do anything about keeping your neighborhood clean (unless you live in summerlin) but will nit pick you about everything! I would suggest moving either out of the country, texas, AZ, or florida. Anywhere but nevada.

A person making 82k, with no debt, having an 800+ credit score, $60k saved for a down payment would have a purchase budget of about $320k if assuming a 30 year fixed would at 7.08%. that equates to a mortgage of $260k. Of course, "average home price" is probably skewed by some of the high-end real estate in the area. So, hopefully the median home price would be much lower than the average.
