    Love the video! Also a Marriott VC owner and agree with EVERYTHING you said! I’m currently at 4k points a year. The meetings are treacherous.

    It’s crazy how they can make you increase points if you want to stay at certain places. I will say I have never felt pressured with Disney Vacation Club, but the dues definitely have increased over the years! Thanks for the review on Marriott.

    True there are pros and cons. For me the biggest con is that there aren’t a lot of international locations and I like traveling outside of the country more. I’ve been to the locations in Bangkok Thailand and Costa Rica. However I got mine during covid and only paid $11k for 1000 points due to the lack of sales during that time. Then I bought an additional 1000 for $14k. Because I looked at locations outside of the US and I think most timeshare people travel within the US. I haven’t really had an issue booking. The dues don’t really bother me because I pay that much and credit card membership fees collectively. However, I am concerned for when I get older and retire, and my income is limited.

    I was at a Marriott resort last week and I sat through the 90 minute presentation. They did give me 30k Marriott points so it was worth my time. For 2500 points, the cost was over 43k. They wanted 20% down and I could finance the rest at a rate of 14.99%. The yearly dues on top of this came to over $1,900 per year. I of course said no. I did a little research and have since found there are websites where one can take over the deed to one of these properties and just take over payments of the yearly dues. There is no value of being an "owner". There are so many people trying to get out of these timeshares, they are essentially worthless.

      They are essentially worthless! And you are right if you look on a few sites you could take over someones deed without paying the upfront cost of Marriott!

      Being an "owner" was a term used to promote sales, in reality it doesn't add any value, in fact it lessens it due to the contract obligation. The contract is sold that you can pass to generations, thus they used the term "owner", via a deed. But in reality is adds no value. Also in generally they usually use a 50 year ownership. The reason why is because after 50 years of compounding interest for present worth at an interest rate single digits, it doesn't add much more to the value. So they want you to keep these things for between 30 and 50 years, because that is where the meat of the financial return is for them. Yes, they will include escalating "maintenance" cost year over year with special assessment cost every so often.

      @@TravelingWithEmMeyou still have to pay the minimum transfer fee Marriott imposes of 3$ per point so for 2k points any on we who takes over your points still has to pay $6k in addition to the MFs not just take over MFs

    We bought 2000 Marriot ABOUND points in Maui a couple weeks ago. Then I started googling reviews and watching videos of the vacation club program... We cancelled our contract within our allowed 7 day window. The inability to book trips easily and the ridiculous cost of points that can be purchased for much cheaper in the resale market were the driving factors for our cancellation.

    I agree. I have friends with two weeks with Marriott. The fell in love with the Maui Resort. They are now in their 70s and impossible to travel. Bad idea.

      We love MVC . Now we don’t plan on going out of the US. We have been owners for 11 years and love to go to Hilton head Myrtle Beach Orlando. We are at the Winsburg resort now, which isn’t too far from where we live in Virginia Beach. Playing golf here at Ford’s Colony has been amazing and free except for the cart fees I own a business. My wife is a schoolteacher so for us to get time there’s no issue and staying at the resort we believe we have saved so much money compared to staying at hotels. Our children were 10 and 12 when we first bought, and the resort has saved so much money on breakfast lunch and dinners. Yes we have gone out to lunch and dinner at restaurants to have your snacks regular food and be able to go to in a safe gated community has been amazing as our kids grow up.my old son and I took lessons at the Marriott resort in Orlando and that was probably our best vacation as a family together. He has become a great golfer and Marriott to us is the Chick-fil-A of hotels. Yes, we don’t like the dues however the resort has always been 100% beautiful every time we go anywhere.

    We always go to the meetings when we go on vacation, which is once or twice a year and have never felt pressure from the sales rep ever. our last two sales presentations we were not given a sales rep. I believe because they know we’re not gonna buy however, yesterday we bought 500 points to get us the 4000. Just to get the slack level. There has been only one resort we’ve had a hard time getting into and that’s the new one in Orland, well I take that back. There’s also another one in Hilton head so hopefully this will help us out by able to book 13 months in advance. We didn’t buy it for an investment because we all know it’s not. We bought because we know what we are getting a beautiful condo. It’s gonna be perfect with great people that work there and have a great peaceful and secure time wherever we stay. We are only interested in staying in the United States at the resorts and have thought about a cruise. Other than that we love the resorts in the United States. We have been to 11 of them.

    I understand that time shares can be canceled, but this requires professional assistance to do this correctly without incurring other issues. There are teams out there dedicated to just that cause. Research and call one to help get you out of it if you feel you need to.

      Be very careful with timeshare exit companies. Many of them are scams and most don't really get you out.

    What if you got your points or a deeded week at dirt cheap through redweek? Would that change your opinion? We've always stayed at marriott vacation clubs for vacations and live their resorts.

    I'm paying $500 per week with Wyndham, but I found a unicorn with a resale contract with a class action conversion, doubling the every-other-year points. Marriott looks nice, but the price doesn't make sense anymore. Maybe if you go to someplace like Maui for all your trips, where there are fewer timeshare options, and hotels are expensive.

    MVC club owner her now for over three years. My only drawback is the rise of the maintenance fees. I am now at about 2600 for the fees. Any suggestions?

      We have heard of some people renting their points to help with the cost but that is really the only thing. How quickly the maintenance fees rise is the worse part of all of it!

    I bought Vistana’s in 2020 for $15k in Cancun and a couple years later I bought another $20k in Orlando because I felt that I needed to pay a fair share of what I am getting and $15k seemed to me like it was too low for access to huge expensive resorts and I wanted more time. It’s kind of confusing it’s Vistana and Abound and Marriott Vacation Club all combined so it’s kind of confusing I have 81k points and I use the Vistana website plus I got one time extra 98k points plus prior purchases extra bonus points. The yearly dues is around $2k per year. The only place I can see that I am getting 100% great bang for buck is trips to Maui or to Nassau, the resorts there are about $1k per day and around Christmas it’s about $10k per week so $2k per year is ok, since I can stay there for one or two weeks per year depending on the time of the year, when kids are on vacation from school that’s when I need more points. Sales presentations at first were kind hard because they are extremely pushy but now it’s kind of easy to say no or go to presentations and and say give me my free stuff no I don’t feel comfortable taking on more debt at this time thanks. Next time I go to Maui I will probably go to the sales presentations and just buy one extra week plus the Bonvoy points they offered for $2k. This is also somehow connected to Bonvoy very confusing. I also stayed at one of the most expensive hotels in Chicago at around $1k per night for a couple of nights with Bonvoy points that I have no idea how I got. It’s very confusing I don’t know what is going on I just go by my gut feeling but I don’t think I will be buying any more points for a very long time if ever. THANK A MILLION FOR THE VIDEO! CHEERS!

    1200 and now 1900 plus 23k over the x amount of years plus each year ur points get u less n less its not worth it at all especially having to book out so many months.. vacations need to be not onky planned maybe 1 to 2 months out but also thise spontaneous vacations.. with all the sales and deals all different places and resorts offer just to fill the rooms u can almost guarantee ur over paying by alot

    How do timeshare rights work when u buy one via resale? The same minus the upfront cost? Leaving on dues and fees (which typically run $2k/yr)?

      My understanding it is still the same but like you said you aren't paying that initial cost! And sort of... it is more that dues/fees keep going up a couple hundred dollars every year! Not like 10 or 20 dollars! In a few years we will be looking at annual fee of 2500 - 3000 dollars!

      @@TravelingWithEmMe thx. I think I found a good website/blog after posting. If I remember correctly, even after resale purchase a person still need to buy pts annually ($20k+ just to even be able to stay 1 week)..and that’s what highest cost of “ownership” is, pts.
      I don’t understand how timeshares stay in business. A person is waaaay better off just spending $$ on an RV, or short term vacation rental. Weird.

      The amount of your annual MF go up with the number of points you own simply because you own more points. The fee per point is the same for every owner. The "club dues" amounts to $2-300 per year. The MF (Maintenance fees) go up with inflation.

    The resorts are very good, but they are dropping services, amenities, not maintaining very well yet the yearly fee keeps going up. They also ripped me off on a "keep me interested" off to come back and interview again. That was the last time I sat in one of those meetings. Awful. 2k a year for my "free week".

    600/6 years is 100/year which translates to
    100/1300 (initial MF) = 7.6%
    100/1400 (2nd year inflation adjusted MF) =7.1%
    100/1500 = 6.6% so in year 6 at 1900 MF /year your dues have actually went up every year but on a smaller/lower percentage basis every year if you’re being accurate with your assessment

    I've been an owner for >20 years and I would absolutely do it again! Although I agree that maintenance fees are a BIG NEGATIVE, everytime I look at how much it would cost if I was paying cash to stay at the same places, it's worth it. I also agree that the other negatives you mentioned are minor in comparison. My other Big NEG is the limited resorts Abroad! I mean how many times can you visit ORLANDO!

      You are 100% correct about the memories! Some of our best memories came while staying at a MVC resort for sure! We actually stayed at a MVC resort in Hawaii when we got married and we probably wouldn't have got married in Hawaii if we didn't have MVC!

    We have steered clear of Vacation Clubs and Timeshares for the very reasons you mention here. Increasing costs and hard sell presentations. We have been watching your videos and the resorts you stayed in all seemed very nice. But it doesn't sound like it is worth the rising costs. Thanks for sharing your honest review!

    Just sat through one sales presentation in NYC for 2 hours with 30 minutes being just waiting. They offered 4k pts for $56k plus $3.2k annual fee but added 1-time 80k bonus pts. I said no and they offered me to come back with $2k for 4 ntgs but gave me 200k pts and $200 gift card or $1k with $300 gift card. I said no thanks too! Too much hassles can ruin your vacation.

    Club Wyndham does same thing 😂. I don’t do update meetings any more. $150 gift card is not worth my time for them trying sell us more points. I can get more points on EBay for $0 😂.

    I have been an MVC owner for over 20 years. Started out as weeks owner then enrolled my weeks to have the option of using points for other than my home resorts. Lately I have been having significant difficulty reserving other resorts with my points...namely Aruba. Inventory releases at 9:00 am and is gone less than a minute later. I have never seen it that bad. Sames goes for other high demand resorts that have alot of weeks owners. While a few years ago i might have recommended MVC to someone, I am not so sure now.

      I don't think buying more points will solve the availability problem. I had enough points to reserve 13 months out, but still struggle with availability. The problem is that most of the high demand resorts have alot of weeks owners that use their week...therefore limited availability for points owners. No amount of extra points will overcome that situation. The only solution is a reduction in weeks owners relative to points owners...that may happen eventually, but probably not in my lifetime.

    The MVC point system sucks… We own four weeks in Aruba 3 at the OceanClub and 1 at the SurfClub. We have been members since 2001 and bought 2500pts in 2010 when the point system first started, only bought pts to add nights onto our weeks. The dues for the pts are also much higher than my weeks. There are a lot of problems with the point system as far as making reservations go, like you said the more pts you have you can book further out which we take advantage of when adding nights to our weeks. Only thing I don’t agree with you is MVC constantly calling you to go on a sit down and talk. Been a MVC owner for over 20 years and if we didn’t want to go on a tour/talk or when on one when we said no we were never hassled or pressured to buy. Owner at DVC also and it is a much better system than MVC but the dues are pretty much the same if you compare pts for a 2BR unit

      ⁠@@vinceletoI think they’re comparing it to those nightly rates that you mention WITHOUT having to drop $23k on the initial buy for those points/ week. However, like most have said, you can acquire these weeks pretty much for free by taking over the maintenance fees. So I’m curious if they would feel the same if they just wrote off the $23k as a loss and moved on they might feel the same as someone who just took over someone’s weeks, albeit with a bad taste in their mouth.
      Anyway, that might be a whole new video/ video series for the new “timeshare hack “ series perhaps. 🤔

    The resort will give you much less than what you paid for your points, they then recycle these points back into their point system. But understand, once these points get recirculated back into their system, they are sold again at full price, so there is a huge arbitrage the resort gets. The reason why they can do this, is because the points aren't worth much to begin with. The secondary points market values the points much much less then the initial price, mostly due to the contractual obligations that are stuck with the points. Essentially it's the contract terms and conditions that devalue the points to essentially worthless.

      Great question! It would definitely make paying the due easier because your only expense would be the dues but... the price of the dues are going to keep going up and up every year so at some point the cost of the dues will just get to be to much I believe!

    We love our five weeks. Started in 2001 purchase my fifth one a year ago. As long as you understand It’s an investment for your family and Travel. If you know how to use the system you can do well with it. I’m saving over $20,000 this year in Vacations on the Hawaiian Islands. Two are Marriott and three are Westin two are from the builder three are resales.

      We haven't... yet! They are virtually worthless on the open market but we still enjoy staying at the Marriott Resorts. At some point we will get rid of it once the annual dues/fees become to much.

    So you spent 23 initially and then 1.5k average per year, that is 32K in 6 years or 5300 a year. I think with that money you can spend two weeks in a nice hotel. Do you really have save money?

    Of course Big No cause it is a scam. What you pay for yearly maintenance fees will match what you pay for a hotel with out the commitment. It is a scam and a waist of money…..trust my experience

    Do you only pay dues once a year, because you paid 20k up front. What if a person didn't have 20k😮

      Good question! Yes, you pay dues once a year! And we took out a loan to cover the 20K!

    Maitenance fees are not that high compared to the quality of the properties Marriot vacation club owns ! You need to understand the amount of work Marriot puts to make your vacation worth every penny you spend with us … there are ways to off set annual dues like taking a tour or renting some of your gateways or using bonvoy points
