- Hi guys, I did a really grown-up thing!!!! I bought an apartment!
In this video I will be sharing with you:
• an empty apartment tour (what it looks like)
• how much it costed me (and what you can expect for real estate prices in and around Munich)
• the ancillary costs involved in this transaction (buying a property) that is typical in Bavaria, such as real estate agent commission, land registry fees, transfer tax, notary fees.
Hopefully, this information can give you some idea of how the property values in and around Munich is like should you want to find something of your own too!

What’s the minimum one can put down as deposit?
Thanks! The minimum is to have enough to cover the transaction costs like taxes, agents etc
But obviousy the more you can put down, the better rate you get for your mortgage!
The whole time watching the video I was so curious about the price 😬 because it looked really big and modern I was expecting a huge amount 😅 but the actual price was even more crazy 😨

Congratulation on your journey becoming a home owner. Living in your own place must feel a lot different and satisfaction. Definitely a huge improvement in your lifestyle. I hope your mortgage contract was concluded before the rates hike, otherwise, your monthly payment can be easily 2x at the current rate in 2023. Price per sqm is not bad for your apartment, so don't be too harsh on yourself. A garage in new apartments are being sold at 30-40k each!
I think I can probably guess the location from the information you shared. Even though you feel you live far away from Munich city center (+30km), the location is very good with public transportation connection and by car thanks to the autobahn, in addition to being relatively close to the lake and mountain during summer time. I know Munich property price is really crazy, but you get what you pay for. Everything that is close to the sbahn is expensive nowadays.
A question for you if you don't mind sharing. How old is the house?

Yes thankfully we got our mortgage before the spike, when rates were still quite low.
Our property is around 20 years old, so not brand new but also in fairly decent condition 😊

I won't give away the exact location of where I live, but I can say that it is far outside the city! There is a S-bahn station nearby, takes maybe 30mins to drive to the centre or 40 mins by public transport.

Hi, Is it enough space to live for the family of 4 as per German law? Myself, wife and two sons 15 and 17 years old? We are planing to immigrate due to studies of my son for 3 to 5 years. How much is monthly installment? what was salary requirements for expats?
Hi, an apartment like this is enough for 4 people, as there are 3 bedrooms: 1 large bedroom for your and your wife, and a bedroom each for your 2 sons.
We are currently only 2 people so one bedroom is a guest bedroom and another is a home office, so you if you work from home often, you may need an additional room.
Salary requirements and monthly instalments depends on the price of the property, how much you put down as a down payment and how much mortgage you wish to take out, and the interest rate on the loan, so it is difficult to say.
Best to decide on a price range you are willing to pay for a property and contact banks for the mortgage rate!

I haven’t thought about it, as we don’t have any plans to move for a while! But the rent prices in the Munich area are pretty steep 😅

Hi Abhinil, to find out, you should speak to a mortgage advisor at your bank! It depends a lot on:
- interest rate for borrowing
- you and your partners salary
- how much money you can put down as an initial down payment
- how long the mortgage is fixed for
- how much you want to pay off the mortgage every month
We spoke to a couple of banks until we found one with terms that we could afford (for now) 😅

Anything is actually possible, you don’t even need to put any money down initially! Just need to have enough to cover the transaction costs, but it will increase your cost of borrowing so your monthly payment goes up😖

Unfortunately it is the prices you get for Munich area, to buy a home the price ranges from 8k-13k per sqm to so there’s not much choice!

We did! We took out a mortgage loan for this apartment.
That's just beyond expensive for small apartment.
I know, I agree. And we don’t even live in the city centre! Munich is just incredibly pricey unfortunately.
That's a lot of money. But the house is very nice.
Congratulations, Munich has the highest rent and prices and has the worst air cleanliness( Pollution) compared to many other Cities and in Summer you tend to choke on the fumes, so much so that most Munich people flee the City to Garmisch or Lake Garda in Italy every weekend!
Obviously you are rich and can do as you like, Munich is a great City and I hope you enjoy yourself in Munich, just wait until you get a 38 Degree C Summer and -15 Degree Winter.
The climate changes are pretty drastic and on a day by day change with all 2 seasons on that day,
