Fellow Texan here! I'm sure you're aware and know already but once those 4000 homes and that road gets built the value of you home is going to skyrocket. Don't go anywhere or abandon the projects! All of those knew homes will bring new jobs and the rich people won't wanna live in those cookie cutter homes. A home like yours on such a large lot will be super desirable. I absolutely share the sorrow though and wish it wasn't the case, but you'll come out wayyyy ahead in a few years (i'm in the business of designing those master planned communities, at least the civil engineering aspect of it all). Then you can go buy 50 acres somewhere and build the REAL dream shop. Imagine those videos! My new silverado brought me to your channel, but all of your content is great man! If your going that far for sealing your building get blue max and paint the bottom 3 foot all the way around your building i it’s a liquid rubber sealer that keeps water out. But works great to keep bugs away from wood.

Call ACME brick in Fort Worth, if your house was built using their brick, they’ll have you in the system. They can look it up by address and tell you if they have it in stock or the closest one to match.
PS (yes i know , its wider so no issues there) that cheap tape should last way longer if not exposed to uv ps2 -- there is also butyl tape with aluminium on top ( its thick ) that will last around 50y exposed to uv without issues

I love the Zip tape! I did my barndo in zip system and tape. It handled the weather very well! Sticks like crazy too! The liquid flashing is amazing too!
Should have used the Yellow tape from GP i did my 40x40x13 shop and they say to use yellow on roof and grey on walls i used yellow everywhere and has held great...the grey is to thin and sucks
Dupont Tyvek's flashing tape (Straight Flash and FlexWrap) is also very good and lasts a long time being exposed to sun and elements. It's a thick butyl with a pressure sensitive adhesive and it's compatible with 3M's "High-Strength 90" aerosol spray adhesive. I used the 3M 90 with their tapes and they were still adhering even after 6 months of exposure in South Texas elements w/ zero issues. Asphalt tapes are trash and belong in the 90's and 2000's. The Zip Systems tape is a high performance presure sensitive acrylic that should work perfect in your application. Glad you caught that issue now and not in 5-10 years when then sheathing is starting to rot !!! Good luck on the masonry phase of the built ! Are you doing soffit lights around the shop? You probably already mentioned in in previous videos but I cant recall. Asking because we put soffit lights around our house on a dimmable smart switch and the results were well worth the investment.
That forcefield tape you used is basically just like a Tuck tape equivalent, which were really designed for housewraps, very thin, and definitely breakdown with exposer. Butyl/flashing tapes are far superior for strecthiness, adhesives and longevity.
@JohnDoe-zr6bk It's sheating tape, TUCK is the brand, other companies have called it Tech tape. It's used mainly for tyvek, poly, vapour barriers,etc. Found in any Home depot, Lowes and pretty much every build center/hardware store. Used to be manufactured only red, now red, blue and white are available. It's basically packaging tape with adhesive on steriods. It sticks to anything even in cold temps if the surface is dry and clean but is horrible to remove from surfaces with any temporary use or after exposure.
If you’re there during the inspection and they are decent inspectors, usually if you can show them you have the stuff or it’s a simple fix/why it’s not done they will pass you. Again not always, and the inspector has to be a decent person.
For sure! They will confirm you know how to fix them and usually pass you! When nobody is there to welcome the inspector and see all the issues, they get the feeling that you don’t care enough to make time for them and they’ll be much more strict.
@@MSeroga Bingo, I had an issue unrelated to a project I was doing where the previous owners had tied the furnace condensate line into the drain line of my tub in the basement bathroom. Inspector was there for the backflow valve to pass that plumbing but noticed that and was saying they really shouldn't pass that without the drain issue being fixed. I told them that the bathroom was already scheduled to be gutted and our HVAC / Plumber had the correction of the condensate line noted as part of the work order for the bathroom. He went and checked that we had the permits for the bathroom already pulled and passed the work and said, "guess I'll see you in a few weeks for the bathroom." very easy to deal with and honestly they are just doing their jobs.
It was recommended, and I subsequently used that tape on the two windows that my father and I installed in my one car garage. It's always a learning curve when DIY'ing and I continue to learn on a daily basis, which I consider to be a good thing. I cannot wait to see start laying the brick on your ginormous garage building! Go to Home Depot and have them order it from ACME Brick. That is where DR Horton gets their brick so you should be able to get a match if they still make that style/color.
Not particularly true. We are on 5 acres in Bend Oregon and the only building they can do is single family house. We paid 650k for our 2500qft house, 5 acres, private well, and 40x60 insulated metal shop that’s completely finished inside. His house has to be worth 700-900k he could sell it and get something way more private. But being near good schools and jobs has value too. I feel bad for him as he has an amazing view now. Situation sucks.

You need to install the lintel over the garage door now (for the inspection) because it bolts to the door frame. The window and regular door frames don't project from the building, and thus the lintel over them just sits on top of a brick course, and you won't know where precisely that course is going to end up until you're doing the brick - so the inspector doesn't need to see them now.
Prosoco’s products are just as good as zip fast flash for like $30 a tube instead of $50. Won’t see those at Lowe’s or Home Depot though I don’t think.

Can't seem to move away far enough with how the metroplex is growing here in DFW. We moved 7 years ago north and it's almost as bad as where we were before now.
I'm building my own house in Texas as well, 7200 sqft building. I'm a little bit ahead of where you are at. I definitely feel you when it comes to it taking so long and having to deal with the problems of leaving things exposed for longer than it typically is.
If you have to seal all the seams, twice lol, and seal all the nail penetrations... You could have just bought normal osb and apply weather wrap. Save alot of $$. I know you want to keep the economy humming along...Go Army!!😊
But these guys are so trendy with this stupid zip system. I wouldn’t trust it for five years of service. Honestly it’s so stupid. As much as I don’t like tyvek, I would much prefer using it.
Thats too bad about the upcoming city in your back yard. Im not saying you should move, but its always a good idea to look at your options. In regards to your table saw, treat it like its a loaded firearm! Fingers are not easily replaced. One of the most dangerous tools out there. Should have removed the old tape. That's what is holding the zip tape on, especially around the windows where the Zip doesn't even reach to fresh substrate. Otherwise, keep up the good work!

If the original tape was disintegrating and not adhering, will you have an issue in the future with the zip tape being applied on top of it? I figured you'd remove all the existing tape.

There’s no way the spec on that product says it’s ok to leave uncovered for. 6 months. I’m sure the product could’ve been ok over zip system for this application if exterior finishes were done correctly
The forcefield sheathing is rated for 90 days on roofs and 180 days on walls before it degrades to a point it loses its weather/air barrier capabilities. Could easily result in damp wall cavities and wood rot. Saving money up front often results in more expense in the future. Not buying the right product, cutting corners to save money, and not installing per manufacturer’s specs is why you should never buy from a diy’er. You shouldn’t be proud of substituting a cheap product for the right one.
I’m pretty sure on the build show they mentioned brick and zip system (or equivalent) and you still need a tar paper or something besides that built in WRB correct?
That they let you cover the edge nailing with tape in a high wind load area is so odd. We require roof and sheathing nailing inspections, especially on shear panels, before covering.

You should epoxy your floors while it’s still clean. With all this construction being done epoxy would make a mess easy to clean just by using a blower. Sweeping concrete is a nightmare.
The first tape looks like tape for wrap. For fiber glass wind/ Tyvek. The 2nd tape looks like flashing tape. For windows. So basically 1 has rubber and 1 has film. I know my message is pointless do to the fact you know you should of coved it up. 😊
I enjoy coming here to see what shouldn't be done followed by fixing what shouldn't have been done by doing it wrong again and saying its fixed. Granted, this is just an unattached garage. Perfection is not needed. I still would have removed the old tape to make sure of proper adhesion of the new tape. You don't want to remove the brick in 10 years because the flashing failed. It very well could last a lifetime. I would just prefer to know that it was done right.
Just a little information about warranties for exterior wall systems. If you unfortunately ever have to deal with a failed exterior sheathing wall issue and you look to submit a warranty claim, you will not be able to receive the warranty claim acceptance. Manufacturers are very clear, for good reason, that you must utilize all the approved products in their system. Mixing materials from other manufacturers will void the warranty for the sheathing panel weather barrier. I work in the commercial construction industry and have used similar systems. To receive warranty certificates for these product installs there are certified inspectors for your area. They would come out and inspect the install and certify the installation is done correctly. Most local jurisdiction inspectors don’t know enough about this process and will generally approve how you installed already. Here’s hoping you don’t have to make a sheathing warranty claim. I’ve been in the industry for a long time and I would say the likelihood of you having an issue is small.
If the tape is the correct tape and it hasn't been in the weather longer than the directions, say call the manufacturer and a Get the GP rep out to the job to make it right! If you are following there directions than clearly there is a defects in the tape . The manufacturer rep would probably give you the correct tape if theon you receive from lowes was the incorrect item!

I used zip tape on a exposed underlayment. It lasted a winter spring and summer without issue. I pulled some to see underneath it. Not a drop. Stuff is so good.
One year proves nothing. Five years is also nothing. 10 years is not long enough, neither is 20. Does this stuff last 50 years? No way! It’s the thinnest of tape and it’s going to get baked and frozen to death thousands and thousands of times. All of this stuff is so goddamn stupid. Why not just put siding on, like was done on the old barns. Bat and board. It’s a shop, how many layers are you going to clad onto this monstrosity. Are we really that stupid??

plus it is good to always leave them something easy to spot. Because once they find something, they are happy and will not look so hard afterwards. This is proven.
I’m not even a fan of Tyvek and I don’t like it, didn’t use it on my house, but I have a different situation, I have stucco. Are used high-quality tarpaper, Thickness beyond spec, double layer. But God damn this zip ties system looks like the worst fucking future disaster I could ever imagine

Still happens on the low end, but for the most part these integrated WRB systems are ultimately cheaper to install due to labor costs if you're using expensive (i.e. good) framing labor. It's also useful for slower-paced construction projects, because these systems will (mostly) sit happily exposed directly to whatever weather for extended periods, whereas tyvek can be stripped by high enough winds.
Zip tape was designed to adhere to Zip sheathing. I've used it and trying to remove it after it's rolled is very difficult. Good luck. Maybe put Tyvek over all before siding?
Zip tape will stick to almost anything. It wasn't designed to stick to just zip sheathing. It's designed to stick to multiple surfaces. You need to educate yourself kid

When the tape is pressed onto the Zip sheathing, the acrylic adhesive molecules form close contact with the surface molecules of the sheathing, creating numerous intermolecular forces (like van der Waals forces) that hold the tape firmly in place. ZIP System tape is only warranted when used with ZIP System sheathing. Zip tape may stick to other stuff but not as tenacious as to the membrane on Zip sheathing.
Because none of that stuff is meant to be out in the weather, it is all meant to be behind other stuff as a second reinforcement of not letting moisture in. Your brick work is the first that takes all the abuse from nature and water.
You put Zip tape over an existing tape that has been broken down by UV rays and is delaminating from the substrate. Brilliant idea. The tape works well because the entire width is attached and pressure applied. You applied it over tape that is failing and as such, only the outside edges are actually bonded. How do plan to address the hundreds of leaks that you WILL have after you brick the building up? And your sheathing only has the weather proofing on the face. Not the edges. Once that tape job fails, water will permeate into the sheathing and start to rot.

If you want good tools...go to a ABC supply and get an Albion B26 caulk gun...you see how horrible all the others are. I've let a few borrow it, Pro's and homeowners that shouldn't be doing anything...they all ask WTH is that caulk gun...it works so smooth and better than anything else ever

uv does a number on that tape and barriers, that's why it's best to put siding on asap to protect them.

What is "Tuck Tape"? I think you meant "Duct Tape" which has a fabric back. Completely different product.

The entire forcefield system have an exposure limit of 180 days. And given the hot summer ultra violet rays that explains the failure.

If I remember correctly, prosoco developed Huber’s liquid flash, so you’d be using very similar products.

Zip tape only provides 3 months of UV protection, you should get 3M 8067 flashing tape acrylic it offers UV protection for a year.

There’s no way the spec on that product says it’s ok to leave uncovered for. 6 months. I’m sure the product could’ve been ok over zip system for this application if exterior finishes were done correctly

Zip tape is engineered to work with Zip sheathing. It will not perform as well with the GP product. Best get it sided soon.
Unless the new tape touches the board when the old weak tape peels lose it will take the tap on top of it too.

The forcefield sheathing is rated for 90 days on roofs and 180 days on walls before it degrades to a point it loses its weather/air barrier capabilities. Could easily result in damp wall cavities and wood rot. Saving money up front often results in more expense in the future. Not buying the right product, cutting corners to save money, and not installing per manufacturer’s specs is why you should never buy from a diy’er. You shouldn’t be proud of substituting a cheap product for the right one.
I’m pretty sure on the build show they mentioned brick and zip system (or equivalent) and you still need a tar paper or something besides that built in WRB correct?
if you dont clean all the stick surfaces wont the old tape and its adhesives cause the new tape to fail too
That they let you cover the edge nailing with tape in a high wind load area is so odd. We require roof and sheathing nailing inspections, especially on shear panels, before covering.

You should epoxy your floors while it’s still clean. With all this construction being done epoxy would make a mess easy to clean just by using a blower. Sweeping concrete is a nightmare.

The first tape looks like tape for wrap. For fiber glass wind/ Tyvek. The 2nd tape looks like flashing tape. For windows. So basically 1 has rubber and 1 has film. I know my message is pointless do to the fact you know you should of coved it up. 😊

I enjoy coming here to see what shouldn't be done followed by fixing what shouldn't have been done by doing it wrong again and saying its fixed. Granted, this is just an unattached garage. Perfection is not needed. I still would have removed the old tape to make sure of proper adhesion of the new tape. You don't want to remove the brick in 10 years because the flashing failed. It very well could last a lifetime. I would just prefer to know that it was done right.

Just a little information about warranties for exterior wall systems. If you unfortunately ever have to deal with a failed exterior sheathing wall issue and you look to submit a warranty claim, you will not be able to receive the warranty claim acceptance. Manufacturers are very clear, for good reason, that you must utilize all the approved products in their system. Mixing materials from other manufacturers will void the warranty for the sheathing panel weather barrier. I work in the commercial construction industry and have used similar systems. To receive warranty certificates for these product installs there are certified inspectors for your area. They would come out and inspect the install and certify the installation is done correctly. Most local jurisdiction inspectors don’t know enough about this process and will generally approve how you installed already. Here’s hoping you don’t have to make a sheathing warranty claim. I’ve been in the industry for a long time and I would say the likelihood of you having an issue is small.

Your sheathing techniquely is not structural the steel fram is! So over driven nails in OSB sheathing are not going to change anything.
How do you know the brick ties will work with brick coarse
Shim the front of the hinges jamb to the right to close that gap. You can experiment with a flat bar and watch the gap close.

I used zip tape on a exposed underlayment. It lasted a winter spring and summer without issue. I pulled some to see underneath it. Not a drop. Stuff is so good.
One year proves nothing. Five years is also nothing. 10 years is not long enough, neither is 20. Does this stuff last 50 years? No way! It’s the thinnest of tape and it’s going to get baked and frozen to death thousands and thousands of times.
All of this stuff is so goddamn stupid. Why not just put siding on, like was done on the old barns. Bat and board. It’s a shop, how many layers are you going to clad onto this monstrosity. Are we really that stupid??

If the tape is flaking off why would you place new tape right over it. Thar flex tape has some very weak adhesion to the actual building now.

I’m not even a fan of Tyvek and I don’t like it, didn’t use it on my house, but I have a different situation, I have stucco. Are used high-quality tarpaper, Thickness beyond spec, double layer. But God damn this zip ties system looks like the worst fucking future disaster I could ever imagine

Still happens on the low end, but for the most part these integrated WRB systems are ultimately cheaper to install due to labor costs if you're using expensive (i.e. good) framing labor. It's also useful for slower-paced construction projects, because these systems will (mostly) sit happily exposed directly to whatever weather for extended periods, whereas tyvek can be stripped by high enough winds.
GP’s product Isn’t the issue.. the fact you haven’t done the facade in 90 days of putting it up is!

Zip tape was designed to adhere to Zip sheathing. I've used it and trying to remove it after it's rolled is very difficult. Good luck. Maybe put Tyvek over all before siding?
Zip tape will stick to almost anything. It wasn't designed to stick to just zip sheathing. It's designed to stick to multiple surfaces. You need to educate yourself kid

When the tape is pressed onto the Zip sheathing, the acrylic adhesive molecules form close contact with the surface molecules of the sheathing, creating numerous intermolecular forces (like van der Waals forces) that hold the tape firmly in place. ZIP System tape is only warranted when used with ZIP System sheathing. Zip tape may stick to other stuff but not as tenacious as to the membrane on Zip sheathing.
To bad you used the cheap gray tape, forcefields yellow tape is very good and will last in the weather as long as zip’s

Because none of that stuff is meant to be out in the weather, it is all meant to be behind other stuff as a second reinforcement of not letting moisture in. Your brick work is the first that takes all the abuse from nature and water.
You put Zip tape over an existing tape that has been broken down by UV rays and is delaminating from the substrate. Brilliant idea. The tape works well because the entire width is attached and pressure applied. You applied it over tape that is failing and as such, only the outside edges are actually bonded. How do plan to address the hundreds of leaks that you WILL have after you brick the building up? And your sheathing only has the weather proofing on the face. Not the edges. Once that tape job fails, water will permeate into the sheathing and start to rot.
The Zip tape won't leak, there will NOT be holes in sheathing.

Product is failing because of UV, not bcuz of the weather (i dont see water damage). ZIP will also fail after 1 year from UV.
If you want good tools...go to a ABC supply and get an Albion B26 caulk gun...you see how horrible all the others are. I've let a few borrow it, Pro's and homeowners that shouldn't be doing anything...they all ask WTH is that caulk gun...it works so smooth and better than anything else ever
