    To fix all of the major inspection faults in an hour is amazing. I bet most builders need more even if they are building cookie cutter houses. Sell that inspector some ice at a discount!

    Congrats on a couple of minor dings on your inspections, but overall passing your inspections. I am sure you are so relieved, enjoy your couple of days off.
    Andrew, you have done so many things to make the inspection day easy:
    * You developed a rapport with your inspector. You contacted them frequently and asked many questions.
    * You turned to those who are professionals in their field of work and picked their brains and listened to some of their advice.
    * You looked up the codes and studied them.
    * You went through and methodically pulled your wire, and ran your pipes.

    It is obvious by watching this video that you are incredibly proud to have passed your inspection with flying colors and you should be. For a homeowner with relatively little experience building new homes the quality of your work is top notch. Obviously the inspector feels the same. You have a stake in the game to do the best quality of work to end up with the best possible home in the end. The vast majority of people in the trades are in it for the paycheck and obviously don’t have a stake in the game for a great result. Im proud of you that you are more concerned about it being done right regardless how long it takes or how much it costs. In the end you will have a home that is exactly what you want and can be very proud of. Keep up the great work.

    Based on the what I have seen through your journey building this home I felt confident you would have passed these Inspections without major issues. You are the type of individual that dots the "eyes and crosses the t's" with anything he does. You basically leave nothing to chance and that is a trait that I admire in an individual. As I have said before you and Tiffany will have a Fantastic home to enjoy the rest of your lives and your doing a Fantastic Job. Someday I look forward to maybe shaking your hand as my wife and I get our house sold and get mobile and seeing the country.

    Yes Iowa in the farm land area allows me to build anything I want with out any permits at all.
    Although I paid professionals to do the work I need. Old farm house burnt down because of bad wiring. So went through and changed a lot of the wiring on the property

    Great job on the inspections, never had a doubt you would pass with flying colors!! You are a true amateur professional!!
    I did a big remodel on a farm in ND 15 yrs ago and called the township to get a building permit and found out I lived in a township that didn’t require any permits other than an electrical permit. The township person actually told me that 48% of townships/parish’s/boroughs in the US do not require building permits. CRAZY!!

    yup! I also paid for an electrician to do some rough elect work...bam; failed for improper grounding----literally fixed on the spot b/c I just happened to have some green wire nuts in that 'elect tool box' congrats! it's so easy to read the codes; they're although interpretation is why local inspectors are there to help!

    My father built a house with only an aerobic septic system permit being required.....about 14 yrs ago in n/e Texas. Its still that way here out in the county areas, I believe.

    It is really great that your inspector is such an excellent one...I had to do some electrical work...mine was also the head guy at the permit office...he was a good one too.
    He really took the time to talk with me to help me understand the WHY things are to be done a certain way...made everything further on easier to do.

    Thank You!!!!! Big help on the grounding part. I live in Mexico and most houses are built with horrible wiring due to the fact that people look for the cheapest price. And you don't need an inspection to have the power company connect your house. As well most electricians don't add grounding to the wiring of the house. I'm trying to learn so I can try to rewire my home. Wanting to add a main breaker panel and get rid of the simple fuse box. Problem I had was figuring out the grounding, I know you have to ground your panel but I was confuse on how to do it if the meter box is grounded because here, the power company does require you to ground it. Wasn't sure if I needed one rod for the meter and another one for the panel. But here I got a better idea on doing it. I spent hours watching videos, researching online, but this video was the answer for my question.

      Here we we are required to ground at the meter panel with #6 copper wire to two 8ft earth ground rods spaced at least 8ft apart. There is also confusion here with some areas requiring meter or main panel grounding. Technically the big neutral Waite from the meter box is connecting ground from the meter box to the main panel. All sub or secondary panels require grounds to be on a separate grounding bar and not connected to the neutrals.

    Congrats on lucking out and getting a good inspector! There are way too many inspectors out there that seem to hate their job and love to cause grief. Getting a good inspector makes life so much easier

      He didn’t luck out at all. The inspectors job is to insure the homeowner gets a home built to the plans and specifications and the contractors don’t cut corners to make more money. It Andrew’s case as the homeowner and the contractor he would just be cheating himself not to do the best job possible. The vast majority of inspectors just want to see a quality job and the inspectors in my experience will go out of the way to help owner builders do a good job.

    Good morning. Building Permits & Inspectors are kinda ,again kinda like gun laws. Some places are laid back others knit pick the tiniest things.
    But both sides of the fence can make it easier or rough pending the day being had.

    Hey mate. Well done on the inspection, and congratulations to you, for taking the time to read the code, and to do such an impressive job.
    I don't see the inspector finding things for you to change as a negative to you. Far from it. I see it as a positive that you will know you have a perfect and a very safe house.
    The inspector is there to help you and assist you to interpret the codes. Thankfully you got a really nice guy who really appreciated the study and work you did yourself. All your hard work and dedication to the job IS paying off.
    Be extremely proud of yourself Andrew. We are all super proud of you. Thank you for allowing us to come along for the ride, it has been amazing so far, and we will all be there till the end and beyond.

    I did Electrical for years then moved on to Fire Alarms there's States that dont require License to work on Fire Alarms. That surprised the hell out of me . Some Areas are just super lax

    Great attitude towards inspections. So much of it is intended for fire and life safety NOT to cost more money and grief. I’ve found when you try to smoke something past an inspector is when he crawls up your…. Be honest with them, ask questions if you’re unsure and the process can go quite easy. House is looking great.

    Love your optimism and how you don't blame the inspector for dinging you, rather you see what he goes through and you do what you can to do things right and help him as he helps you. You don't see that anymore, in fact here in California I'm scolded by people for trying to teach them how to be that way. Proud of you, keep up the great work!

    I knew you would pass with flying colors. You have done such a great job and care so much about your home. I am in Atlanta and if I drip paint on an outlet and want to replace it I have to have an electrician pull a permit, do the work and get it inspected. In my small town inside Greater Atlanta they did away with grandfathering so technically they could do a full house inspection and pull our CO if they were in the mood and found 50 year old issues.

    High five dude !!!!! Those were pretty easy fixes and I'm sure you can make the water heater look like a pro.
    I was 11 when my pawpaw died and I'm 46 now and I'll never forget what he said to a man once. He said why do I want to wipe my ass with a corn cob and not toilet paper. It makes more work for my wife. Now I get it!!!! If you do the job right the first time it makes less work for you and others later on down the road. Sorry that was a bit graphic but I swear it's true

    he's not talking about homeowners. He's talking about professionals. You would be shocked, truly shocked how many professional workers in any field do not actually know or care to know the actual codes, regulations, laws, policies and procedures that their job operates under and their as part of their professional responsibility they are supposed to know.

      I was going to comment the same thing. 25 years as a commercial construction superintendent and the things that some supervisors in the trades don’t know. I would study codes to keep my subs in order, Andrew glad your moving ahead with the build.

    I don't know if you have done it already but given the length involved which is short, for those cpvc lines to the hot water heater, if you don't want to see them, just run them down from the point they emerge from the house, under the ground and then up to the hot water heater. This has the added benefit of when you get those tropical or hurricane strength winds, they won't blow a heavy object into the horizontal run of that CVPC and possibly break it (I read something years ago that horizontal runs of anything are more vulnerable to weather damage than vertical runs, which makes sense if you think about it). Personally on that side of the house, and take this with the grain of salt that I don't live down there yet, I might be inclined to plant a small grove of protective trees to act as barrier for anything to be blown into that area with the service panel, meter and hot water heater. You could turn it into a decorative sitting area around one of your fire pits to hide its purpose.
