Agents: are you unwittingly violating your fiduciary duties?

Do you provide feedback on your showings? When you speak with agents, might you be divulging too much information? What if I told you that the words you say could be violating your fiduciary responsibilities to your clients?!
There was a story in the news recently where an agent gave feedback to a listing agent after a showing, and the information provided was interpreted in a way that lost a deal for the buyer because they "sounded unreasonable." The buyer sued the agent and won! I'm not saying to NOT provide feedback, but we have to choose our words carefully!
Tony and I will give some examples and opinions about the words we use to avoid problems.

the listing agents fiduciary duties are to the sellers. if the sellers asked for feedback, what should we do? we have to be truthful. OLD CAR , Obedience, Loyalty, Disclosure, Confidentiality, Accountability, Reasonable Care and Deligence

Absolutely. As the listing agent, collect the feedback! As the buyer's agent, be careful what you say in the feedback.
