Thank you for showing homes in this price range!

Common sense says homes that are priced well below the “average” prices for homes are priced lower for a reason. In Memphis crime and neighborhood instability is often the reason for lower priced homes.
Memphis suburbs, such as Bartlett, Germantown, Arlington, and Collierville are safe, with good schools, excellent police and fire departments, medical facilities, and shopping centers. Most homes in these suburban cities are going to be priced in the $400,000-$750,000 range but there are older smaller homes in the low $200,000 to $350,000 range.
If you’re moving to Memphis from another State or area, and you’re not familiar with Memphis, you absolutely must investigate the area you’re potentially looking to buy a home in. Memphis suburbs are safe and great places to live, but many areas in Memphis are not safe and are in fact dangerous.
As a long time Memphis resident I would definitely not buy a home in Cordova. A lot of homes are for sale in Cordova for a reason.

      What is wrong with cordova?

@@fiver67jb It is one of the more dangerous suburban areas. It used to be one of the more preferred suburban areas because homes were less expensive. Burglaries, car theft, and gun violence have become more common and it seems to be getting worse. Cordova is part of Memphis so Memphis Police and Fire Depts provide protection. IMO, the only issue with Memphis Police is, IMO, that they are overwhelmed and stretched thin. Shelby County Sheriffs Dept also has jurisdiction responsibility’s there too.
Germantown, Collierville, Bartlett, Arlington, & Eads are better options, IMO, but are also more expensive.
