As a builder/remodeler contractor, it looks like you had great planning, design, architectural understanding and a helluva lot of drive and determination necessary to create such a fine home. We worked 7 years remodeling our 1939 2 bdrm. house into a 3900 sq.ft. 4 bdrm. + 2 offices and lived in it the whole time. I know what you have gone through...hats off!

Cause I watch this, and wondering if its safe, was not on my mind, cause he took so many precautions in building this masterpiece!!! not sure if you heard, but rebar reinforced! some walls were 12feet deep, anyway, I blown away by this!! I bow to you Mr. Hayward!!! Bravo!, normally I cant shut up, but I am speechless to the grandeur of this perfection!!!! I mean some of the details, that front door, Bomb!, the windows and rock walls, the shower with the ground rock, not placed, the shower was built into the rock, that says it all. He used what the earth gave him and not the opposite of clearing or blowing it all up, and start from 0. I will remember this house and video forever!! thank you good sir!

In Australia (where I live) many people watch a British TV show called "Grand Designs" about English people who turn old concrete tanks into stunning houses, but this, I have to say, leaves that for dead. There's obviously so much of this story still untold or very much understated here. Eight years! As for your video, it's beautifully paced. I love how you let your work speak for itself, as it were. Thank you for sharing this.
There are so many amazing about this home! The fact that you took so many years to build it to what it is today, well in my opinion, that in itself is priceless. Bravo to you sir.
I used to have to drive to the library, whip out my library card, take my books home and read while being mindful of when they had to be returned. What an unprecedented time we live in to have all this knowledge at out fingertips! It used to be only the elite had access to so much knowledge. Now you find me on UA-cam much of the time, learning everything that I used to learn from books. Amazing. Just like your house. Simply amazing. I was reading in the comments that you learned the skills to build this house from books. I am so inspired. Perhaps I can learn to build my own house after all. But it's not like it was....now you have codes, permits and inspections in probably most of the US.
After I built this first house, I went to city hall and asked about how to get permits, read code books, got a builders license, and then learned a lot more by hiring subcontractors to do parts of jobs that I was not sure of. After watching them once, I could do it myself from then on. I think that you are going to be able to build the house that you want Bobbi. All you have to do is try and when setbacks occur ( and you will have setbacks!) keep on trying until you get close enough to what you want to be satisfied. Good luck.
That is probably how my husband and I will have to do it. We can hire people for the parts we don't feel comfortable with and learn at the same time. You're an inspiration!

Inspirational! If you ever give home tours in person I would like to come and talk with you when this covid thing is all over. Lots of love, hard work, and perseverance went into this labor of love. I'm so jealous, you have no idea. I've always loved underground, cave, dugout homes etc and always wanted one of my own. I've finally come across a "bluff home" that someone built, enclosing an the underside of an overhanging bluff in a 3-story concrete wall. I really hope to get my hands on it before someone else does, but constraints of time and money "working for the man" and stuck in the system have made it nearly impossible. But with one more year to retirement, there is a small glimmer of hope after all and soon I may actually have my own rock home in the heart of nature. You've been an inspiration to me and shown that with hard work and determination, one accomplish anything...even by yourself.

I think what you've accomplished is nothing less than brilliant; I really envy you, never really having to worry about high winds, rain, hail, and of course - heating and cooling bills! For years I have been wanting to build an underground home but just can't get my husband to warm up to the idea Hopefully your narrated video will coerce him a bit

Sir Roy Hayward, this is the best ecological home I have seen. And I have seen many here on UA-cam and other social media sites. Your sleep patterns must be tranquil because you have built your own paradise that most of us can only dream of doing and just knowing you have no home mortgage is a rewarding feat that only the elitists have accomplished! You are a knight living freely in your own castle! I love the natural interior walls that I’m sure make you feel you are outdoors. Breathing natural clean crisp air just opening up some windows and stepping outside when most of us step outside to noise pollution. As I began to watch your video, one of the first thoughts that came to mind was, this does not compare to any Frank Lloyd Wright homes! I was also drawn in from the beginning to the beautiful song of birds chirping because at least I have that every morning from planting trees on my property. I do have a question about the roof. Why didn’t you apply several coats of tar onto the concrete before applying the plexiglass to prevent leaking?
Thanks for your comments J G . My main roof waterproofing was less than one tube of clear silicone caulk. I located all of the hairline cracks prior to caulking by wetting down the roof or waiting until after a rain and watching it while it dried. The cracks would be the last thing to dry and I would mark it with a crayon before it disappeared again. (a Small window of a few minutes). I then covered it with a six mil plastic sheet which probably did not do much for waterproofing after a few years anyway. After almost 40 years, I do not have any water leaks in the roof of any consequence.
Hello Roy! Rob from Colorado here. I've tripped across your underground house a couple different times in a couple different places and I've got to say amazing job! Long-term but beautiful. I love your idea of using the swimming pool as an air conditioning source - I was kind of toying with the same sort of idea of a water-filled wall to act as a trombe wall for heating and in the summer you drain the water because you don't need heat. Sounds like the pool over-humidified your place? Anyway amigo, love your house. Congrats on an amazing build!
Hi Rob. An indoor pool in a humid climate turned out to be a bad idea! I was growing several different varieties of mushrooms on the walls until I put in dehumidifiers. Putting water into your wall is probably not necessary! This house and another house I built have adequate thermal mass with just concrete, rocks, and gravel. I supplemented that with a lot of books in each house which again, were not necessary. Good luck to you and thanks for your comments.

I appreciate the comments. The wood is southern yellow pine from my neighbors old barn. The cut edges are stained walnut. Most of it is just coated with a clear water based varnish.
I watched one of your earlier videos and found it inspiring. I'm delighted and impressed to watch this updated video with all the extra information. As this was very experimental, would you consider doing a video of things you did wrong? I'd like to know what didn't work too. Thanks!
Hi Bruce. I don't want a video of things that I've done wrong. I can tell you the main things that I did wrong while building this house. Obviously from this video, you saw that I didn't need the pool. The main thing that I did wrong was doing it all by myself! Instead of 8 1/2 years it could have been closer to two years with just one helper. Also, at least half of the time was spent studying, researching, and planning how to do something that I had never even seen done before. I don't know that I would have changed that was fine because it was cheaper for me that way. I wish that I had at least gone out and watched somebody else do concrete work before I did it myself. I got lucky!
This home is beautiful. A true work of art. I started to research monolithic dome homes and 'earthships' because I'm looking into self sustainable houses that also blend into nature because the best defense against prying eyes is for said eyes to not even know you're there. Essentially I'm preparing for a gradual societal collapse brought on by climate change, economic collapse, etc. How much do you think this would cost you today? What was your background when you started to build this? What are things you would do differently? This is the type of home I want 100%; I just know very little how to go about this.
My background when I began this house was practically void of building experience. You already know more than I did because of your research. One of the things that I would do differently would be to eliminate the pool in the house. First of all I don't need a pool. It turned out to be detrimental because of added humidity in the house. If you are planning to build in a humid climate, I would plan to use a dehumidifier or air conditioner to remove some moisture from the air. Also, I would not slope the floors again. That makes cabinet work and building walls more difficult. It does work as I planned to remove any water seepage from the house but there has got to be a better way. There were more successes than failures overall! Good luck with all of your endeavors.

Sir Roy Hayward, this is the best ecological home I have seen. And I have seen many here on UA-cam and other social media sites. Your sleep patterns must be tranquil because you have built your own paradise that most of us can only dream of doing and just knowing you have no home mortgage is a rewarding feat that only the elitists have accomplished! You are a knight living freely in your own castle! I love the natural interior walls that I’m sure make you feel you are outdoors. Breathing natural clean crisp air just opening up some windows and stepping outside when most of us step outside to noise pollution. As I began to watch your video, one of the first thoughts that came to mind was, this does not compare to any Frank Lloyd Wright homes! I was also drawn in from the beginning to the beautiful song of birds chirping because at least I have that every morning from planting trees on my property. I do have a question about the roof. Why didn’t you apply several coats of tar onto the concrete before applying the plexiglass to prevent leaking?
Thanks for your comments J G . My main roof waterproofing was less than one tube of clear silicone caulk. I located all of the hairline cracks prior to caulking by wetting down the roof or waiting until after a rain and watching it while it dried. The cracks would be the last thing to dry and I would mark it with a crayon before it disappeared again. (a Small window of a few minutes). I then covered it with a six mil plastic sheet which probably did not do much for waterproofing after a few years anyway. After almost 40 years, I do not have any water leaks in the roof of any consequence.

Hello Roy! Rob from Colorado here. I've tripped across your underground house a couple different times in a couple different places and I've got to say amazing job! Long-term but beautiful. I love your idea of using the swimming pool as an air conditioning source - I was kind of toying with the same sort of idea of a water-filled wall to act as a trombe wall for heating and in the summer you drain the water because you don't need heat. Sounds like the pool over-humidified your place? Anyway amigo, love your house. Congrats on an amazing build!
Hi Rob. An indoor pool in a humid climate turned out to be a bad idea! I was growing several different varieties of mushrooms on the walls until I put in dehumidifiers.
Putting water into your wall is probably not necessary! This house and another house I built have adequate thermal mass with just concrete, rocks, and gravel. I supplemented that with a lot of books in each house which again, were not necessary.

I have no idea if you still check the comments Roy but congrats on a succesfull build and the many years of good living it has provided. A quick question what variety of wood is that from the neighbours barn and is it stained?

I appreciate the comments. The wood is southern yellow pine from my neighbors old barn. The cut edges are stained walnut. Most of it is just coated with a clear water based varnish.

Hi Bruce. I don't want a video of things that I've done wrong. I can tell you the main things that I did wrong while building this house. Obviously from this video, you saw that I didn't need the pool. The main thing that I did wrong was doing it all by myself! Instead of 8 1/2 years it could have been closer to two years with just one helper. Also, at least half of the time was spent studying, researching, and planning how to do something that I had never even seen done before. I don't know that I would have changed that was fine because it was cheaper for me that way. I wish that I had at least gone out and watched somebody else do concrete work before I did it myself. I got lucky!

This home is beautiful. A true work of art. I started to research monolithic dome homes and 'earthships' because I'm looking into self sustainable houses that also blend into nature because the best defense against prying eyes is for said eyes to not even know you're there. Essentially I'm preparing for a gradual societal collapse brought on by climate change, economic collapse, etc.
How much do you think this would cost you today? What was your background when you started to build this? What are things you would do differently? This is the type of home I want 100%; I just know very little how to go about this.
My background when I began this house was practically void of building experience. You already know more than I did because of your research. One of the things that I would do differently would be to eliminate the pool in the house. First of all I don't need a pool. It turned out to be detrimental because of added humidity in the house. If you are planning to build in a humid climate, I would plan to use a dehumidifier or air conditioner to remove some moisture from the air. Also, I would not slope the floors again. That makes cabinet work and building walls more difficult. It does work as I planned to remove any water seepage from the house but there has got to be a better way. There were more successes than failures overall! Good luck with all of your endeavors.
