Yes. That's exactly what we all *want* to say!
I was one late for rent bc I was in the Hospital. My rent was $4,000/ month. In NYC we have a grace period. I have rented and had tenants pay late. I was not so money hungry that I had to pursue anything legally. 😨
Well if you c can afford 4k a month in rent I wouldn't be worried about a thing either

My tenant has been late every month for 3’years.
Been waiting for an eviction hearing for 6 months. This is my third time taking her to the board. It’ll be the last time -- I won’t leave without an eviction order.

@@GetRichEducation yes it’s been a long and frustrating situation to say the least. The positive side is that I’ve learned a lot and I’ll be more selective of my next tenant. I live in Ontario Canada.

Good video, I would suggest we just be careful with these 7 words. You can't start flinging them around all over the place, maybe 1 out of 50 tenants want to challenge you or use, dare I say, the race card. Just words of caution.

Cuarajhy Rojayju sometimes some of us don’t just have the money available immediately you know. I’m a college student and I have no issues giving people money I owe. We have unforeseen circumstances, financial emergencies, a lot of things that can happen you weren’t prepared for that make you lose more money than you intended. That’s not fair to always just look at a tenant having a motive. For the most part I make my payments on time but every once in a while life and shit happens.
Every time a tenants don’t pay rent is because they prefer to spend on vacation or just purchased a $1,500 tv so the landlord mortgage and property taxes money was spent for vacation and others more important than rent, so after vacation is over they have to move out or get themselves an eviction records or they end up in a shelter and wages attach for damages, then they wonder why they can’t find a decent place to rent they end up living in a dangerous neighborhood exposing their kids to drugs, and other.

I have yet to go on a vacation and I’m supposed to be “traveling the world” only place I travel to is my job, I have a 24 inch tv but it was a gift that was given to me from my parents when I still lived at home, hell I hardly watch it so miscellaneous stuff like that isn’t important to me. There’s shady tenants and also shady landlords. Just because one might have power over the other doesn’t make them better nor right all the time.
Grow a brain and some empathy. Not all tenants are the same, and we all know what life can throw at us.
My first time in 30 years ever being late on rent or a mortgage and it's very embarrassing 😥

My tenant is a pathological liar. She doesn't even have any unemployment back. Now with Coronavirus the law is on her side. Also she always late on rent. I try to work with her but she say I can't evict her because of this new law. What should I do?

Gosh, we're so sorry about this situation with your tenant.
In most areas, with coronavirus, there is an eviction moratorium.
However, if this makes it difficult for you to pay your mortgage, borrowers are often granted loan forbearance.
Intimidate the Renters Sure.and the Renters know the Law to.good luck.
Well, it always comes down to the market.
What if I live in a country where the law favors the tenant? :/
You can live there and invest elsewhere.

I ask when he will pay if he refuse I ask him when he will be out if he still stay I take of the roof works every time. It is small houses and the roof is screwed down against the wall so it is easy to take down ,and everyone knows about it and that stops late payments in the beginning I had one guy staying for free for one year with only sad stories and promises never again you learn to be evil😁

If my Tenant refuses to sign a Rental Addendum for a Rental Increase, can I charge her for the Rental Increase anyway, or deduct it from the Security Deposit?
If I chose to present her with a 3-Day notice, and proceed with eviction proceedings if she refuses to pay rental Increase...
Does that nullify the existing rental agreement, and she can quit paying Rent at all?

It's a month-to-month tenancy.
Essentially, what I want to know is:
Aside of Eviction, what are my options if Tenant refuses to sign Rental Addendum and pay Rental Increase?
Is Eviction my only option if Tenant refuses to pay increase?
Or, can I accept her rental payment as a 'partial payment', and bill her for the increase w/late fees?
Is that Legal in the State of California?
Is Tenant OBLIGATED to pay Rental Increase if she remains in property,, even if she refuses to sign Rental Addendum?
Or, is she only legally obligated to pay what she has agreed to pay in original Rental Agreement?
How will a Judge view this situation if we go to Court?
What about rude landlord asking for rent money at 10am . I been here for 10 years never been late . Landlord should belong be rude and wait stupid
