- Melbourne Beach offers many Florida retirement communities. Manufactured homes are found in Mobile Home Parks and Resident Owned Communities. Most are 55 plus and feature Florida manufactured homes. In this video, we explore five beachfront manufactured home parks from gated communities to basic affordable housing. We look at options in Florida Mobile Home Parks and in Resident Owned Communities. Each represents a different opportunity to live near a highly rated Florida retirement city. Buying a manufactured home can drastically cut the cost of retirement while providing the amenities and community living many seek. Hi Russ, Your videos are always improving and are loaded with good information. Risks are part of our daily lives. The Hurricanes that hit Connecticut damage a lot of homes but, I don't see a masses exodus because of them. We are loosing more residents than we gain because of high taxes.
Balance your risk tolerance vs cost of insurance will help you select the location you're most comfortable with. Melbourne area has a lot to offer plus good highway access across the State.

I have tried the winter haven area,/Clear Lake/Tampa & a few others. I had no idea I could get this close to the beach. I took a cruise once out of Melbourne and even flew into Melbourne. and had no idea they had these almost side-by-side communities. I am going to check this area out for sure.

Hi, I live in a mobile home in Massachusetts. I'm 40. I someday want to sell my current mobile home and retire in FL. I've been to FL many times and I love it there. I can see how nice it is for retired people. My biggest reason for wanting to relocate is the cold weather in MA.
I grew up in Auburn - I know!!! Come on down - we have plenty of nice all-age parks here. ☀☀☀☀
Russ you hit a home run on this segment..... Melbourne Beach looks beautiful.... how could you not love having the bay on one side and the ocean on the other.... I see a beautiful Golf Course nearby.... my only concern when I zoom in the map, was there is a sewer treatment plant very close by🤔.... but I have checked on the reviews of those mobile home communities and I have heard nothing about any type of stench or smell in the air.... but again excellent segment
I never noticed it other than in the footage. These plants have come a long ways and I also doubt the air is ever still in this area.

It is different for every home, cheaper in some ares than others, and depends upon your individual preferences. Where you like your thermostat set as an example. Best bet is to ask the seller for a copy of a winter bill and a summer bill. (Heat is usually more than A/C).

Yes, that's an expensive area. If you go a little north and a little inland - Lake County as an example, you might find better bargains. Less traffic too!
Have you ever considered the city of Birney Breezes ? It is CO-OP manufactured home community on the beach just South of Boynton Beach. Prices are a bit high.
I had not looked at it. I see a nice 336sq foot home for sale at $205K (dropped $20K for quick sale). That was about the cheapest. Two Bedroom 1 bath was $387K with annual taxes of $4,313, One pet per household, and HOA fees that were very low. I guess if you REALLY want to live in the Palm Beach metro area ,and you can afford it, this community might be a relative bargain compared to site built homes at $1M plus.

Melbourne is a hidden gem in FL and the subject of an upcoming video. There are some great parks there as well as ROC opportunities as you saw in this video. Hope the book helps with your choices. I’ve been trying to find Videos on the differences between manufactured home HOA and all the crazy rules when you buy a condo/townhouses. I assume the bigger the numbers the more the rules?

Yes but in most communities you would both need to be on the title and on the rental agreement. There are a very few I have seen with a minimum age of 45 so be sure to check with prospective parks.

Where can you rent in a trailer park 55 and over for January to March in Florida?
Most rentals in parks are by the homeowner. These are usually booked by past renters or those with friends in the park and access to local bulletin boards or Facebook groups. Some agencies list rentals and some may be found through Facebook groups. Try ELS, Cove Communities, or Google something like "Rental mobile homes (add area of interest)"

Don’t get me wrong, I would love to live that close to the ocean but the threat of hurricanes has me thinking I’d be better off more inland. It’s not “IF” the next hurricane will hit, it’s just a matter of “when”. With some of those class 4 or 5 storms you may still end up 50 miles from the beach if you get my meaning.
Absolutely! For over 30 yrs, I lived in North Florida 35 to 40 miles inland, and still had to endure damaging high winds nearly every year from passing hurricanes.
The conundrum with that worry is how so many manufactured and mobile homes (including ALL of these) are still there and in great shape after 30 - 50 years' worth of hurricanes in Florida. In fact, there are hundreds of thousands of 1990 and earlier that somehow survived.......And, while I see headline grabbing photos of mobile homes destroyed by hurricanes every few years, I see demolished cars and fatalities on the highways almost daily. Doesn't mean I stop driving. Also, some locations are less prone than others. I buy a lotto ticket every week because I know it can happen - but I don't count on it. If it makes you nervous likely it's not for you. Better, as you say, to look a little inland. 😬

Yes, absolutely - We have a very large number of Canadians here. Must be 30-50 just in the park I live in. Hard to find a park where a Canadian flag is not flying somewhere.

Is this mobile homes available if i have applied for some loans.
That's a question best answered by a real estate agent or a banker. In general, homes that are real property, such as those in condominium communities, can qualify for conventional, VA, and other mortgage programs. Those in leased land require chattel (personal property) loans.

Last time I visited Melbourne the black like tar that’s gets on you is gross… I was told it from NASA since your down stream from the Cape…
Never heard of such a thing. I lived just south of there in Sebastian for a few years. I have seen black soot from trains if you live next to the tracks.

No. The Waters allows pets but has some restrictions. Outdoor Resorts allows two pets and has no specific size or breed limitations. (The park rules are posted on their website)

Prices would have been helpful...
There are a lot of problems posting prices in videos. First, they are often specific to the lot so a park can have many different prices. Second, they change every year so three years from now someone interested in this area will be commenting on how disappointed they were when they found all the rents I disclosed were way lower than they were told when they got to the park. (Videos cannot be edited once posted even if I wanted to try to update them all every year) Third, I could make a mistake and cause folks to claim I was falsely promoting a particular park or had it way overpriced which would upset the park owner. I do present prices when we video a particular home and note that it is at the time of sale. This helps folks see what a bargain a home is (or not). The only way to get accurate prices in a community is to call them or get it on a particular home from the seller.

@@RussellWatsonFMHL that's a bummer, because it's barking dogs that are a nuisance. If living alone, cats are good company.
We have a cat and have for decades. I think pets are great therapy. My guess is that it is easier to enforce a no pets rule than a selective pets rule. There may be some legal precedent as well.

@@sandymoren1115 I'm not a lawyer so I can't offer legal advice. If you see a home on the market that interests you I suggest you ask the agent, seller, or park manager. Also consider that most of the folks living there have chosen a community with no pets allowed. These will be your neighbors.

Sure, there are many manufactured homes in rural neighborhoods for under $250K. See my videos on Lakeland and Sebring for examples of such neighborhoods.
There should not be ONE 55+ community that does not allow small pets. It makes no sense.
The dogs should go to the interview process… If it’s one of those little yappy dogs? I could see them being refused…
