  • The Daytona area offers many Florida retirement communities. Florida manufactured homes are found in 55+ communities in Daytona and nearby Port Orange. There are over 50 mobile home parks, Resident Owned Communities and R/V Parks in the Daytona area alone!. Most are 55 plus Florida retirement communities. There are quite a few mobile home subdivisions where you own the land; both 55+ and all ages. In this video, we explore representative mobile home parks ranging from resorts to basic affordable housing. We also look at options where you own your lot. Each represents a different opportunity to live in a highly rated Florida retirement city.     Quite a few of the parks in this area have been sold to investment companies lately. They will come in and add maybe a new clubhouse or a pool and make other cosmetic improvements. Then they will raise the rents to market levels in other parts of Florida. If you are in an older home they will find things wrong with it and ask you to spend thousands to improve it or get if off their property. There are some real horror stories about older residents who were basically forced out of their homes. Florida mobile home living used to be very reasonable but it is changing fast. Be aware.

      What park do you live in? I have only seen one group with that MO and they have bought around 20 parks in FL. That said, there are hundreds of parks in good hands that offer great opportunities. Helping buyers beware of the pitfalls and providing education and resources to make a smart decision are what this channel is all about. That's why I am developing the next level of education this fall.

    I lived on Seabird island (your introduction pic) for 5 years (1982-1987) right smack tab in the middle of the island in the only house available besides the the mobile homes. It was owned by Robert Davis (Doc) our very dear friend. So many happy memories there! Thank-you for posting this video.

    Come over to Daytona now and see how many of those parks got flooded. Most are old and are in low areas. The park down the road from me had air boats going around trying to rescue people.

    Just moved from a park in Port Orange lot rent has almost doubled in 3 years and the trailers have tripled in price the last couple years ... Its worth it anymore!

      @@brucekimbrell1258 I have seen s a few communities that were recently purchased (by the same group) where lot rents went way up and they jacked the rate new buyers had to pay by as much as 30%. Frankly I'm surprised more don't leave under these circumstances but perhaps it makes the homes too hard to sell.

    Very good video. This is my area of the state. Well it was before I headed to the west side of the state. Was a Police Officer in Port Orange. Very good community. Lots to offer. Plenty of stores, shopping, and restaurants. Minutes to the beach. Close to highways. All of the communities listed are very nice.

    We took a tour of the Port Orange area and looked at several homes in Laurelwood Estates. That is a very nice deed-restricted community.

    Oh yeah! Another video! Thank you, Russ. I am addicted to your channel! I really enjoy how you show a little bit about the area that you are filming in. Your personal comments about the Daytona Speedway were fun. I am going to make a couple recommendations for your consideration, which I think may appeal to your audience. I would like to see more on the cost of actually living in the parks you tour. The current lot rent, selling price of homes in the park, etc. would be helpful. While driving around, you could point out a few homes forsale, with their asking price. You could show a pricier home, and a more budget friendly home in each park.
    I know you have done this on previous videos, and it is very informative for those actually toying with the idea of moving to a manufactured home community. Just some thoughts...

      Thanks for the kind words. I try to get folks an idea of what might be available in general with my videos on individual homes for sale. The time and effort required to locate homes for sale in each park, verify the selling data, and film those specific sections of the park (which may not be indicative of the overall park) is prohibitive. Also, in markets seen in the last year or so, there are very few homes for sale. Lastly, this info is of little value 3 months or more down the road but I hope these videos provide new buyers insight into this lifestyle for many years to come.

      Was looking myself at listings in this area over the past year and noticed that Ormond Beach has much higher lot rents than Daytona or Port Orange. Hundreds higher per month!

      @@RussellWatsonFMHL A lot of crime, and during bike week, Biketoberfest, and the 2 race weeks, you are basically a prisoner in your home or community. I worked for the Daytona News journal for 22 years, so I know what happens there.

    I'd ask you to come do this in Tallahassee but we don't have that many parks. There are not even places that sell them anymore. Most of our mobile homes got sold to outlaying more "country" land areas. Perry Florida sells a lot of them as does Live Oak and Lake City too, I believe. I think we only have one park left in our city limits. Being the "fancy" Capital City I think the city thinks they are not nice enough. I lived in one on our far west side when I was 11 but that was when dinosaurs still roamed! THANK YOU FOR UR VIDS!

      Tallahassee is quite a hike for me. If I had to guess, I would say whatever parks there once were, they were long ago sold for other land uses. The surrounding rural areas have a lot of manufactured homes on private land.

      @@RussellWatsonFMHL I bought an old trailer in a place called Riverest in Tavares that's right on the Dora Canal. It's the second one on the right at the entrance and it's a project. There's 2 or 3 others along the canal that are inexpensive and have an Olf Florida vibe. There's several ownership parks around as well. Lake County is very laid back and Tavares has several Tiki Bars and an Irish Pub on the waterfront about 5 minutes away.

Factors such as area, proximity, amenities, age, home prices, lot rent, etc. create too many variables. My ideal park, just like my ideal pair of shoes, won't fit you.       Sandra, Have you considered the panhandle of Florida? There are military bases at Pensacola, Ft Walton, and just east of Panama City Beach.

      @@stevenscoggins170 I have, but they are hit with too many hurricanes. Jacksonville seems to be in a sweet spot that doesn't get the full strength of the hurricanes. Besides, my cousin lives in St. Augustine.

    Amendment 11? Does it make the large trees the responsibility of the homeowner? We drove past the island community on the way home from a race one year. Delightful and a bit frightening with hurricanes in mind.

      Yes, and more. I'll be teaching a select group this fall how to obtain these documents and what to look for. With the number of large trees in some yards you could be talking thousands every year an much more if ever a major storm hits. This is true in many parks but that one has a lot of trees!

      There are a lot of problems posting lot rents in videos. First, they are often specific to the lot so a park can have many different lot rents. Second, they change every year so three years from now someone interested in this area will be commenting on how disappointed they were when they found all the rents I disclosed were way lower than they were told when they got to the park. (Videos cannot be edited once posted even if I wanted to try to update them all every year) Third, I could make a mistake and cause folks to claim I was falsely promoting a particular park or had it way overpriced which would upset the park owner. I do present the lot rent when we video a particular home and note that it is at the time of sale. This helps folks see what a bargain a home is (or not). The only way to get an accurate lot rent for a park is to call them or get it on a particular home from the seller. (Even then you need to be careful as discussed in a recent tip sent to Inner Circle members). Facilities would be too numerous to list and not many would sit through such a video. This presentation gives you an idea of the area and a visual on examples of what's available.     Russ, what 55 mobile home park do you feel is the best value for the money (regardless of leased lot vs owned) within 1 hour driving distance to Apopka FL that would be closest to a beach? I don't like Apopka itself.

    Among these parks, which are in Port Orange, and are any of them ROCs? Even though I prefer the Gulf Coast side of Florida, my late girlfriend's daughter and grandkids live in Port Orange, and it would be nice to get closer to them.

      There is a very small CoOp called DAYTONA TWIN OAKS, It looks pretty run down though. There are a lot of subdivisions. Some are deed restricted communities and some are wide open.

      The 55+ designation requires 80% of the households in the park to have at least one member 55 or older. It is up to the park owner and prospectus documents to decide what to do with the other 20%. Some keep it at 55+ - others have various ages they set as a lower limit. See this video for more on 55+ communities: ua-cam.com/video/h-dS6CxVjN4/v-deo.html The policy regarding the 20% who do not have to be 55+ varies widely from park to park and is sometimes left up to the park manager. If you see parks that say something like 45+, those are 55+ parks that are allowing (some) younger people. Another scenario that may cause an exception to be made is when you are buying a home (mostly new homes) directly from the park. To get a definitive answer you must call the specific park. Parks owned by the same outfit can and do have different policies.

      @@Dtp249 When the community is first developed lots are sold with "restrictions" that govern some aspects of what you can do on the property and sometimes your required participation in the community. These can range from something simple like never being able to further subdivide the lot to a large set of rules and required participation in an HOA. The idea is to preserve whatever structure the developer of the community had in mind. In theory, you wouldn't buy into such a property unless you agreed with the restrictions.
