I’d love to see more videos like this of more affordable options. I’m a retired teacher and my husband will be a retire pastor. Living in church patronage’s leaves us high and dry when it comes to available equity. Eventually we will need a home for retirement. We’d love to move to Florida and the 55+ communities have so much to offer. I’ve heard that there are some really nice ones that even have manufactured homes that are attractive options.
It’s gotten crazy here.. for manufactured homes lot rentals on top of buying is outrageous. It is no longer affordable to spend $140k and $700 a month. That is insane. But there are other options and with time they will be okay as things start normalizing. People are just being greedy right now

Thank you for the video on reasonably priced homes. Not all seniors have $350K+ to purchase a home. We were in the military and moved 8 times in 20 years, and could never build enough equity to afford to buy in a retirement home community. It would be nice if you did more videos on homes that were in the low to mid $100K price range. Home prices are inflated right now, so we will have to wait until the market adjusts again.
Love it. Penbrooke Fairways is my Favorite, although it's the More expensive of the 3, although NOT expensive. It has a Workout Room and has so much to offer. Trees, Love! Gated, Very Good!!

I wish more places had community gardens. We have golf and tennis here where I am at but I don't play either. Also it would be nice to have a place to store a kayak or very small boat to enjoy the Florida waters that are everywhere.
Can you suggest a monthly condo rental in Florida walking distance to shops and restaurants with a pool and short drive to the beach? Looking for February 2023 .
My favorite of this group is Pembrooke Fairways. A few reasons- smaller lots, they cut the grass and location close to the villages. Great job! Thanks!
Nice video, wish you were in my area! Just a suggestion... In your intro, please say what city/state these communities are in. People who watch UA-cam on their TV's have no idea unless they go to the computer and look you up (me for example).
Wow thank you for the review. I’m not sure how long or if my wife and I can relocate. I’d love to move yesterday, but realistically I would have to sell my home here in New York City. Although that would not really be a problem. The real problem I have is with my wife’s job. She was working from home about 60 % of the time before the Pandemic. Now for the past two years she has been working from home 100% of the time. Her job has not as of yet given her permission to work from far away IE: Tennessee. Pennbrooke Fairways homes looks great especially for someone like me since I live in NYC but wanting a house for a long winter months to get away as a snowbird. Also, HOA includes internet and having the lawn mowed, it's much better deal than the Villages. I'm not into golfing or socializing with other gizzards so it's a perfect for me. I know your website and once I visit the area, I'll contact you to be my agent. It'll be all cash deal for fast closing sometime next year when I call quits to the rat race. Love your videos.
Love all 3 communities, and agree that it seems like if you golf Pembrook is a strong choice. Did the other two include the lawn maintenance in the HOA fees? Didn't hear you mention it, and since you said it in the 1st community, should cover it in all. Maybe the reason the 2nd and 3rd didn't have any houses on the market is because the folks have definitely found their happy place. I didn't notice any fence lines in any of the communities, are they allowed? What about any pet restrictions? I did notice a German Shepherd being walked, do they allow tie outs if not fences? For dog lovers, that something to mention also. 6our videos do give me something to talk to the wife about, she's leaning towards Arizona, but the housing seems more affordable in Florida, if we could stand the humidity 😀
Lawn wasn’t included in the 2 Ocala neighborhoods. I don’t think any allow fencing. Arizona is awesome! Hopefully we can make it out there for some community videos :)
Well done. Here in sun city grand in surprise az. Hoa 's go up too much and also required to pay off- grounds clubhouse major complex, tennis courts etc.etc area not gated . In other words these places you are showing are better deal for same age construction. If you ever show multi floor condo places warn about water leaks from floors above. Have dealt with one too many extremely damaging insurance claims. Were moving.
Pennbroook Fairways does not include golf membership in the $217. There are several membership types for golf. Also When you buy a home there it includes ownership of a portiion of the properties, so while you don't own the land directly under your home, you are a member owner of the property. (hence only $217/mo for HOA fee)
Here in Newport News, VA my HOA only covers the pool, gym, meeting room, and ground & exterior maintenance for about $200+ a month, everything else comes out of my pocket. It would be nice if cable and internet were included because Verizon FiOS is outrageous like another car payment. The communities you showed are very nice and would have no problem living there, just have to wait another year when I'm old enough to meet minimum requirements.
Great video again. I had no idea that communities in that price range existed. Thank you for showing us we have options. Who is doing the video editing? You are putting some time into these videos. Pro...alll 3 communities seem affordable. Con...where were all the people? There were a few people at Pennbrooke Fairways. Not many out and about at the other 2. Are these communities full of snowbirds, and from May through November are pretty empty?
I think that Palm Cay seemed to be the most neighborly and reasonably priced for the features offered.Even though the first one you visited and showed with your mother was extremely nice and just a bit higher priced but it also was a little nicer area and gated.Thank you for showing these communities, because this is making it much easier for my husband and I which will be coming from California so we are trying to find just the right spot to retire and with all your hard work and due diligence it makes our job so much easier,so again THANK YOU !

Many many activities including men's club and women's club.
Are there any 55+ that cater specifically to the disabled? we don't like golfing, or tennis or crafting or ping pong. We love our animals, having our families staying for a few days, shopping, restaurants, Bingo.
Really great community and nice people. Question: do these 55 and older communities allow a couple unmarried or married where one partner is 55 and the other 35 to 45 years old?
Great Video. I caught that Pembroke cuts grass. Did Not catch whether the other two also cut grass or not. Would be important to me. Please let me know. Thanks.
Hello. I am a baby senior, 55.5 and I have always related to people almost twice my age as long as I can remember. Do you know of any retirement homes that boast about the newly seniors and a community for them? I would like to live the remainder of my days enjoying 'resort like' amenities everyday. :)
opinion-wise, what have you seen as the most desirable spot if you had to pick a top 5? Just watched villages.... an interesting college-type atmosphere with a lot of silver flowing.
J Michael here 😇 These are all over the place so sorry about that. 1. Pelican Preserve Fort Myers 2. Del Webb Nocatee 3. Lakes of Mount Dora 4. Del Webb Sunbridge 5. The Gatherings at Lake Nona This is tough because these are all awesome communities and I could see myself living in the areas they are located and really enjoying that. It depends a lot on your personal lifestyle!
I think 55 and over communities first started because many landlords did not want to rent to people age 50 and above. They saw people aged 50 and over as disposable, meaning they were the first demographic to lose their jobs, they saw older renters as people who are constantly complaining about everything. Sadly because of these old stereotypes about seniors (although 55 is still not a senior citizen) is none of those stereotypes are true, and a landlord can no longer chose to not rent to a senior citizen, gay person, someone with section 8, someone who had children, or someone who is not a certain ethnicity...there are now laws against this. But about 30 years ago a lot of landlords would discriminate tenants from renting based on these things.
Do any allow a disabled veteran with a service dog. I need a handicap adapted bathroom, sidewalk with curb cut crossings, a sidewalk I can use to leave my garage and get into a multi mode street areas or drive on the sidewalk. A fenced yard for my service dog. I drive a modified full size van, but at 9 foot tall will NOT fit in my garage and I need to park in my driveway. Can a single, disabled veteran with an income of $70,000 annual income. So a $200,000 home is in that budget. As a disabled vet, at 100% service connected and permanent & totally disabled can I wave property taxes on my home. I get this in Florida? Is there a VA nearby and how POOR rating does it have? Military Bases nearby, any Branch? How much money do I need to prepare a budget? Can the UA-camrs or current owners & resident answer any of my questions and be frank answers. If you regret moving to a retirement community? Thank you.
This is fantastic, thanks. But what can you tell us about crime in Ocala? I read it is the 11th most dangerous city in Florida with 493 violent crimes and 2,548 property crimes in 2022. The gated part sounds great, but what happens when you go outside of the gates?
@@angelaferreira5177 Social Security is intended to be a safety net. It keeps you from starving and being homeless in retirement. But if you want choices, you will need to plan for 401(k)s, IRAs, pensions, rent from investment properties and other savings. That is just real life.
Can you talk more about the gated feature? Is this really necessary? I've never lived in a gated community and never has a problem. I find the gates a hassle for visitors/guests.
Yes, I do find them a hassle for guests/deliveries; but; I also like that there are no non residents all over the place. I guess because we live closer to city walking paths, etc. it is safer, but at the same time it's irritiating. The last place I lived turned out to be a walkthrough area for much of the local businesses. People walking past our windows and porches at all hours of the day and night. So, there is a tradeoff, depending where the location is. Perhaps best would be farther from the business areas, where the gates would be less necessary and the area RELATIVELY less walked. We just had a series of car thefts/robberies that are making the residents HERE consider if a gated place would be more safe. We have nice, lit parking, off the street, behind the building......and have had several thefts in the last WEEK. We're all anxious for a few cameras. not necessarily all over the place.....but a few well placed ones are called for. There is too far from the city to be practical....and there is so CLOSE that such barriers are necessary. I hope to find someplace in between, with a small garden. I guess it comes down to LOCATION.
Interested in ROC with little to no HOA such as Hammock Estates in Sebring....are there any other places like this? Hammock is way over pricing their homes that are 40+ yrs old its ridiculous
Interesting. When you do these videos you would like to understand that International communites could be watching these videos and would like to know where you're talking about for example what country, what state.
I can tell you why 55+ parks are so affordable. Who in the hell wants to live in one? I'm 56 and the LAST thing I want to do is be around people my own age or a lot older. Always spying and running their mouths. I much prefer being around young professionals, families and the like. A wider spectrum is so much more normal.
Good video, pennbrooke was the best out of the 3. I am interested in a 55+ community but my biggest concerns are: 1. I am single, turning 64 so I am looking for people my age group as I don’t want to hang with 70-80 year olds and 2. Finding the right place as I golf, workout, bike and hike but also has enough other activities to keep busy.
Have you looked at The Villages? The Villages of course is much larger, but there are many people under 65 there, especially in the new Villages built since 2017. I am 60, but I would not hesitate to move to The Villages tomorrow. In fact I am going back to The Villages in July for a 2 week visit. Can't wait.
@@lauralampe1664 I have looked at the Villages and am not sure I want to be someplace that big , but until I can actually get down there and see the places in person nothing is off the table.
@@lauralampe1664 I have been in the Villages multiple times for extended periods because I have friends there. I wouldn't buy there, however. There are all sorts of fees attached to owning there. It's fine if you have lots of money. It has also lost its charm due to all the over development. Definately not a cost effective way to live on a fixed income.
How about those who are on a low-income: disability-income??? (They seem to be Overlooked, especially when it comes to these 55+ communities) $1200 a month, is tough to survive on. Is there a place for these individuals, in those nice-looking 55+ communities???

Pro...alll 3 communities seem affordable. Con...where were all the people? There were a few people at Pennbrooke Fairways. Not many out and about at the other 2. Are these communities full of snowbirds, and from May through November are pretty empty?
Some people still can work you know.
@@beckinator997 I know. My friend who lives in The Villages still works 3 days a week.
It’s Florida:It’s too hot and muggy most of the year to spend time outdoors! Makes for a good preview of hell, I suppose . . . 😂
Nice LOVE the drone
Damn!! Expensive!! My home cost 64,000 for 1000 sq ft. Lot rent 780 includes water trash sewer lawn care snow removal maintenance and HOA fees along with all the amenities. Pool, dog park, fishing pond, craft room, work shop, gym exercise room, clubhouse, card rooms, billiards room, movie theater, 5 miles of walking trails. Many many activities including men's club and women's club.
Are there any 55+ that cater specifically to the disabled? we don't like golfing, or tennis or crafting or ping pong.
We love our animals, having our families staying for a few days, shopping, restaurants, Bingo.
Love them all, could live in anyone of these communities, but would like to know if I could put up an antenna nothing to large as I'm a ham opetator.
You forgot to mention that Leesburg has the 5th highest crime rate in the state
Where is "The Central Area"?? You need to mention town/city AND State..I have ZERO Idea where these homes are located..
Great piano playing.
Really great community and nice people. Question: do these 55 and older communities allow a couple unmarried or married where one partner is 55 and the other 35 to 45 years old?
Some have a rule that at least one adult per house meets the age requirement. Some I think require both partners to meet the age requirement.
Allot of 55+ is expensive I am looking now but I live in Pennsylvania trying to get applications in my email to get approved to move in to a park
Great Video. I caught that Pembroke cuts grass. Did Not catch whether the other two also cut grass or not. Would be important to me. Please let me know. Thanks.
They didn’t include it in the 2 Ocala neighborhoods.
@@Explore55Plus Thank you so much for your quick response! Have a safe day! HUGS
Great video! super well done!
Hello. I am a baby senior, 55.5 and I have always related to people almost twice my age as long as I can remember. Do you know of any retirement homes that boast about the newly seniors and a community for them? I would like to live the remainder of my days enjoying 'resort like' amenities everyday. :)
Do any of these communities allow privacy fencing in back yards? Your own swimming pools in your back yards? Thanks!
i have seen fences but not pools
@@MrJt3451 -- Guess these communities are not for me then. Want my own pool and fenced back yard for my baby's to run and play in. Thanks
What about dogs?
These are lower priced communities, the higher priced ones allow for your own pool.
I think I’d like this community for us. I’m concerned though for old homes built on a slab with old plumbing.
opinion-wise, what have you seen as the most desirable spot if you had to pick a top 5? Just watched villages.... an interesting college-type atmosphere with a lot of silver flowing.
J Michael here 😇 These are all over the place so sorry about that.
1. Pelican Preserve Fort Myers
2. Del Webb Nocatee
3. Lakes of Mount Dora
4. Del Webb Sunbridge
5. The Gatherings at Lake Nona
This is tough because these are all awesome communities and I could see myself living in the areas they are located and really enjoying that.
First time watching your channel, great information. But could not finish your video, too much of the rapid zooming. But thumbs up on the drone shots.
The hesitancy is they can always raise the rents. Any communities where you own the lot?
All three of the communities we showcased above.
Thank you.
Just subscribed to your channel!! 😊
1) Pembrook Fairways, 2) Palm Cay, 3) Spruce Creek North - 400 homes, not gated.
This is fantastic, thanks. But what can you tell us about crime in Ocala? I read it is the 11th most dangerous city in Florida with 493 violent crimes and 2,548 property crimes in 2022. The gated part sounds great, but what happens when you go outside of the gates?
Hi Greg! Fair Housing laws prohibit us from discussing things like crime, sorry about that!
can you do this in the area of Melbourne?
Awwww ;D Sweet relationship between you and mom
$175,000 plus lots rents/fees of another $500 a month or more is not cheap. You must all be in much larger incomes than I am!
Agree how can we live with just social security????9
You own these... it’s not leased land ❤️
Yes, these communities do cost money. SS alone will not cut it.
@@angelaferreira5177 Social Security is intended to be a safety net. It keeps you from starving and being homeless in retirement.
But if you want choices, you will need to plan for 401(k)s, IRAs, pensions, rent from investment properties and other savings. That is just real life.
@@Explore55Plus chapter 723000 still applies to those homes as well? yes or no?
Penbook Fairways seemed nice because it had golf.
I liked the first community the best.
Great video lots of information how much do the taxes and interest rates range on these houses
I would never live where there is an H.O.A, ever!
Yeah, that's my beef too. They have a really bad reputation.
The bad reputation comes from the fact they only go in one direction upppppp!!!
Hello, but there was no mention about WiFi capabilities,
...
What time of day was this video taken? The amenities aren't being used.
looked up the community and found home for sale with HOA fee of $5/quarter. Whats up with the $100nHOA comment?
Thankyou for a very informative video. How much are the tiny houses?
Low 100's in Pennbrooke :) Feel free to email us if you want us to send you homes that are available.
That’s all in the drop-down description box.
Interesting...Keep up the good work.
So it's "low hundreds" for rent and then 217.00 for the monthly HOA fees? Is it possible to buy your home and then pay the HOA fees?
@@davidwright2563 it's expensive and becoming over crowded as well.
@David Wright - Check out Oak Run, located off Hwy 200 on the SW side of Ocala.
Can y’all show homes in the Kissimmee area...
I guess we have free access to sinkholes too.
I almost posted the link for the Mobil home act of Fl Chap 723 let em learn Paul we had too
How bad is that and what areas of FL is most affected by sink holes?
Any updates on available homes in any of these communities? What about pets? Thanks
How do find info online ? Searching now for one year possible moving - near villages not inside 😎
How about those who are on a low-income: disability-income??? (They seem to be Overlooked, especially when it comes to these 55+ communities) $1200 a month, is tough to survive on. Is there a place for these individuals, in those nice-looking 55+ communities???
Hi! Do you have info on homes in Myrtle Beach 55+ communities?
