Exactly, when I see houses like this even tho yes they look really nice and come with the benefits of gated community with security, swimming pool, club house and all that. Is it worth $27mil? To be honest I don’t know if I should buy a house in a gated community or if I should build a house in my community or in a scheme or buy land in a gated community to build. Nice quiet area. Fast developing area. Houses are bit overpriced for 2 bedroom but folks got to remember that it is gated with 24 hour security and amenities. I haven’t seen any other gated community giving 1/4 acre.
Claudia, this is one of the best design and relative value for money you have presented for a while. I simply love the design, the yard size etc. Goshen is very safe. Yes, it will always be cheaper to build and yes it would have been nice if it was a 3 bedroom but if you have been following the housing market for a while you will agree this is one of the best out there. Still not to the same level of Kings Landing, but very nice indeed.

I see others posting that it is overpriced, but I think they are not taking into consideration that ... 1) price of land is not cheap, ¼ acre is probably 3 million and more 2) finishes on the house such as granite counter tops, porcelain tiles, high end cabinetry, high end bathroom fixtures, mirrored clost doors, A/C, few plants and grass..... not cheap 3) interlocking brick work for the driveway 4) price of steel goes up on a regular basis 5) don't forget that part of the price also includes a fraction of the cost of the amenties and other factors... clubhouse, pool, court, to run electrical ines, pave roads, architect fees for house design and all the fees involved for permits, clearing the land to build, paying workers etc ..... the devaluation of the dollar does not help at all
Very nice and such a good location. We would consider buying one of these as a vacation home for our family if their weren't other more suitable options available. The idea of designing according to our own taste is irrisistable. It's a very good idea for someone who don't plan on building.

Its surprising to me where some of these jamaican developers get home values from. Its like everyone is aiming at the same price. The value of the lumber labor and land is less than 10m. I can understand where a development like a drax hall manor can charge more because of the amenities that living in ocho rios provides or even a kingston developer who charges based on the amenities of the area. HOWEVER to pay 27 Million to live in Goshen Bush with literally no good amenities closely, poor internet connectivity and mostly rural neighbors its an outrageous ask.
