Omg! When I first moved into my apartments here at North Pointe Apartments in Vacaville, CA, we had that trash service and it was awesome! Then they took it away for some reason! I loved it and yes, it keeps the walkway clean from any drippings!

What are two options to know what the replacement cost for an asset is? Where is that data found? Would an insurance company provide a quote on a particular property if you asked them that you’re interested in buying it? Knowing that upfront, would eliminate so many deals ahead of time prior to underwriting it.

Love this channel so much. I'm here from UK Grant I am a1st year architect student and listen to your channel everyday me and my kids together. I'm learning so much about how important for the residuals it is to buy apartments over single units but here in England the culture is so different. In England there is not a strong culture for families to live in apartments they want to live in a house I believe mainly for the fact of having a garden space. I wanna learn from you but I just dont know how what you preach and teach could relate to how the mentality is over here. The nearest market we have to the markets you describe that you invest in is something called HMO. HMO's are houses remodelled to single room rent with each room having an ensuite. This kind of rent is mainly for single working men as you dont find many women this kind of way. Tried by the way to get your books for free but your website doesnt gove the option to ship to UK. Yeah your the fucking goat and I’ll be there in December. For all the excuses bruh I’m trying to acquire commercial multi family in Texas area before the year is out! Credit 750, no personal debt, only problem is I’m learning how to raise capital for downpayment and learning how to build the right relationships and wit the right people.

Hey Grant!!Am following you from Nassau Bahamas and am trying to learn as much as i can and am trying to land my first deal. In a nutshell, its a 22 unit (10 one bedroom 12 two bedroom. It is a bank repo that has been sitting for about four years its in a C neighborhood they are asking 400,000 it needs major renovations probably 350K but with that said it, it could not be RC for 750k The rental market is similar to that in the U. S. The rents will range from 600-800 for the 1 and 2 bedroom. I know that’s not much info but any response from you would be great.

@@realastuteinvestor that’s true but you put work into that house let’s equate that to the stock world. Trade covered calls on a stock like att and receive 1 percent per week on your money for 48 weeks plus the 7 percent dividend that’s 55 percent roi to your 53 apples to apples comparison.
Cost per a unit math doesn’t make since to me. Can someone explain?
