Grant says don’t buy a house, then turns around and says he bought 1000 units with the house he sold. A more accurate comment would be that buying house is great. You can use it as a stepping stone to more profitable investments.

@@ethanmurray2203 I like Grant Cardone quite a bit... but i'm calling bullshit on this don't buy real estate crap. He's simply saying there's ways to have higher ROI... but the problem is you can't get to those ways until you've owned real estate. He just doesn't say that because it's less clicks!

It's the Type of Loan you'll get from the Bank...
You can start an Investment Property 1 bedroom tiny flat you don't even like it but it's Location is Great..and You start your Investment....rather than get a House you like and get locked on the Mortage...
Difference is the Investment property pays the Mortage itself and the property goes up in Value and you can access the equity in the Future..
While owning your Property your paying Mortage from your own Money 💰 🤑 💸

Great interview! You can see that GC contradicts himself quite often though. As others have mentioned, he talks about affordable rents then proceeds to say $2600 for a 700 sqft unit is “what people want”. Uses the equity he has made in homes he has owned to buy Investments BUT owning a home is no good. Last I checked you dont build equity in renting. Big whoop if you have mobility. That just means you get to go from a $2300 apartment to a smaller $2600 apartment every few years until you go broke.

Starting at 6:30 Grant demonstrates that he has never been a real estate agent and is not fully aware of how real estate agents do their job. There is no way, when showing a house that any realtor representing the buyer would know how low the seller is willing to go, and if they are the listing agent, they would be violating their fiduciary duty by telling a buyer how low the seller is willing to go. Also, the realtor is not going to know before the buyer does, how much his down payment is going to be. Nor would a realtor know what a buyer's mortgage payment would be. So in that segment, Grant was talking about things he has no knowledge of.

I get Grant’s argument about inventory and lower rates. I agree IF we see higher unemployment. Unemployment rises, the fed lowers rates to hopefully jumpstart the economy, in the short term people decide to sell because they have to or because they can’t find tenants that can afford the rent. In addition to new construction starts picking up. I don’t believe his argument about the entire country becoming a renters nation. I believe there’s 74 million people that will leave us in the next 20 years and leave a decent amount of inventory freed up to be renovated or rebuilt.

Regarding “don’t buy your house”: The vast majority of people don’t have the financial bandwidth Grant does, to be able to “make better investments”. To the average American, the best investment IS real estate ownership vs rent. But I get what he’s saying. I think it’s just a message to a smaller audience. IMHO

I think what Grant says about homeownership makes sense if you’re ambitious. But if you’re just some Joe Schmo that just wants to work a job and have barbecues with your family, and you plan on never leaving the area, buying a home is obviously better than renting for life.

Cardone can be smart but somtimes he talks about things that he has no idea on. The value of owning a home is obviously one of them. He didn't have a clear reason why owning a home is bad. Yes, owning a home isn't the highest ROI you can fine. However long term is stabalizes your financial situation, and the longer you own a home loan; ;the cheaper the loan gets, and eventually you have no rent.

His wife might be involved in one or two scams...maybe, allegedly. Grant? No way, he is just sued left and right because he obviously does great win-win. I can understand a few bad reviews, a few bad accusations, a couple lawsuits again you, but geeze, Grant CONdone has quite a record of each. @RickyCarruth, google GC scams, etc.. Not one of the plenty of accusations and lawsuits are right? Sure, maybe the court finds him not guilty, but come on boss, plenty of criminals get away because of technicalities.
