    A subscriber of this channel, I recently had the privilege of meeting Austin of CVR in Vietnam to tour and view some Da Nang real estate properties for sale. I think as to the current state of the Da Nang and Central Vietnam economy, leasing is the best option right now as many properties are still in a state of limbo due to Covid and slow to recover International tourism. Just one key point to add to Austin's thorough assessment of leasing in Vietnam, which is always document the leased property with photos (especially if renting a furnished unit), and make sure the landlord has the pink title to the property. There are plenty of rental scams in Vietnam in which they will show you the property, take your deposit, and will never be seen again.
    Always go with a reputable broker or realty company. Or go directly with the landlord and vet that the landlord is indeed the property owner with a pink title on his or her hand.

    Love your simple yet thorough explanation of the rental properties and the associated cost and terms & conditions. Plus all the hidden issues but you Austin have been upfront about the hidden unknowns just so helpful for me a s new comer to Vietnam starting in February and staying in a hostel initially until I find the right rental properties.     Hi Austin, another great video, thank you... can you please advise on soundproofing in regard to units. What is the situation with thin walls and noisy neighbors?

      Thanks for the comment Kerry - it really depends on the building!
      Most international condo towers have double paned windows to prevent exterior noise as well as decently thick walls to prevent neighbor noise.
      If looking into more locally build apartment options, these extra precautions were likely not considered during the design and construction period

I will be in October for 3 months if I am happy with the environment I will consider retirement. What do u recommend will be the best area for one person

      Thanks for the questions Greg - This scheme is very uncommon in Vietnam at the moment. Though some foreign owners would likely consider it.

    If you're thinking of renting an apartment or house in Vietnam I have some advice.... don't ! The Vietnamese will take you to the cleaners. I know an English guy who rented a house in Saigon and after he did a visa run to Cambodia was refused re-entry to Vietnam at the border. If the owner of the house or apartment has Communist government connections as in this case, they can fix you this way.
    Vietnam has no rule of law and as a foreigner you have no rights..... that's the straight dope.

      Hey Robert, I’m sorry to hear what happens to your friend.
      The best way would, of course, be to secure residency through one of Vietnam’s many legal methods. Though visa runs have worked historically for a majority of residents.

      @@CentralVietnamRealty I'm not trying to tell anyone that they shouldn't go to Vietnam or that it's no good, on the contrary Vietnam a great place, people are friendly and safe but they must be careful particularly when renting places and not give the owner large deposits.

      @@CentralVietnamRealty I'll just say this. Rules and regulations is a western thing, law of contact etc don't apply in Asia generally, Hong Kong was the exception because it was run by the white man, every where else it's about relationship and status. I've been all over Asia, living in China, Taiwan, Hong Kong even Cambodia but I have visited Vietnam several times.
      It's a beautiful country but as a non Vietnamese you can't live there and you'd be insane to invest there.

    Like the vid- But hes a tip- Look at the camera more. Remember you're talking to me on my screen, looking away all the time comes across untrustworthy. Do you talk to people face to face like this? I'd say not.
