Originally born and grew up in Da Nang, left for the States 30 yrs ago when Da Nang was still very under developed and small. Glad to see it grows to one beautiful city.. Hope to retire there..Home sweet home.
Thanks for the info! i love it there
Hi
Do you know if a non Vietnam citizen or non Vietnam passport holder can buy , a used condo , off a Vietnamese person ,
As it seems you can only but off development companies,
Dude, just discovered your channel. Love your vids and fellow Canuck who grew up in Montreal. My older kids are following your channel now as well (15, 17, 18, 19 years old). I've never visited VN nor Asia as a whole. Soon though! I have a new YT channel and still trying to find my voice and particular niche. In the meantime, just having fun! Enjoy your travels and thanks for starting this channel.
That is awesome! I'm glad you and your kids like my channel. It's always nice to connect with a fellow Canadian and UA-camr. Best of luck with your channel also.
Such an amazing City, Enjoy your new home it looks beautiful
Thank you, I will!
Great video! I brought my unit in Vung Tau, it is a great place to retire with limited budget. I like Da Nang, the beach is beautiful. Good luck!
Totally agree! I've been to Vung Tau before it's a nice spot also.
Love it! Congratulations on your purchase, Chris!
Thanks Lydia I'm really happy with it!

Great video! I lived in Da Nang for 6 months in 2018. I’ve made some money since, and would love to buy a place for seasonal living and rental through the rest of the year. Thanks for the info!

@@WealthAwesome Got my first vaccine shot, so fingers crossed...
Thanks for sharing.
As Vietnamese & Canadian from Montréal, your video gave me an idea for my coming retirement in 10 years. I feel more trust in you as Canadian than local people.
The rules & regulations over there are not very clear. Keep in touch & you never know right.
Merci.
Greetings from Canada. Did not know Da Nang was so large - close to 1.2 million people and growing at 2.7%/year. Thank you for the condo tour. It was very informative. I am curious as to what the level of maintenance for Condos are like after 5+ years down the road. I heard in Thailand that is a major Condo complaint - lack of upkeep.
Thank you!
Oh I live in Thailand and I was surprised by an automatic drying rack. I have never seen this in my country before. Awesome, indeed!!!!!
You and me both!
I'm Vietnamese people. So poud of Vietnam when I watched your video.thank you
Thanks!
I'm Canadian but was born in Vietnam...looking to move back this year and buy a property. Thank you so much for this video!
glad you liked it! might want to wait a bit longer than this year, vietnam is looking rough right now with all the lockdowns.
Just rent, don’t play the investment game.
Looks really nice and modern. It’s small but functional. It seems the fit and finish is nice. Congratulations.
Thank you very much!
Awesome man thx for your videos on Canadian finance great content...Goal is to learn about new was to invest money that works for me...
You can do it! Just keep learning!
Hi Phoenix Heart, if you are interested in real estate investment in Vietnam, I confidently believe that I could assist you with it as my background is Property Valuation & Investment from CBRE and Savills Vietnam. Looking forward to working with you!
Nice view
Love it 👍
Thank you! Cheers Fifi!
I subscribed and liked!
Thanks for this video. Its 2 years later can you give us an update?
congratulations on the purchase. I personally would have a hard time buying a condo property in a country where I don't speak the language or understand the legal side of the property title/property management/tenancies, etc.
The thing is.....it is extremely attractive to invest in VN - for the price, location and the flashy property, The downturn is ...and I bet you that you have not even look at it... When you sell it... you won't get much return profit... because new apartment are being built everyday.... AND how are you going to get the money out of the country.... It is VERY EASY to transfer $ outside into VN for investment.... but To take the money out of the country .. the government put a tight control on the outflow... speaking form experience...My uncle could not take his $ out... he had to transfer $ bit by bit by relatives... or an European person... may be OK because they dare not to touch ... but for an Asian ace like you ..tough,,..even tougher if you are an expat VNmese
All good points! Thanks for sharing, i hope i can get my money out also!
Thanks for the video Chris . Your unit looks good. Do you know if the Monarchy Developer still has units for sale to a foreign buyers?
Yes they do, you can contact them. I believe they are are resells at this point though, so from existing buyers.
Because of your video I decide to buy the penthouse in the monarchy
Seriously? That's awesome!
Would love more travel videos and how much things cost in Vietnam!

Wow nice place

@@WealthAwesome now you give me the temptation to invest too lol
very nice view for the price. I'm planning to buy houses that has red books in Da Nang in about 1.5 years as my wife is Vietnamese. Apt doesn't offer red book so I didn't consider it as an option but if its value for money is so high then maybe i can consider these kinds of apts.
Yeah if you have a vietnamese wife then go for a house, that's what I woulda done!
@@WealthAwesome hey Chris, can I ask why you would recommend houses instead of apartments?
@@maidoanthiquynh1385 Here are some reasons I think houses are better:
- Most Vietnamese would only want to buy a house, not a condo/apartment.
- One can put solar on a roof or top floor.
- One can build/extend on a house but no a condo
- One can do some kind of business in a house even if it's a an alley
Because of those few obvious reasons, houses tend to appreciate more. Having said that, living in
a condo like this one would be more enjoyable than living in a house (assuming it's not a villa).
Personally, I don't think the return is 6-7% as he suggested. I think it's more like 2 to 4% after you factor maintenance/vacancy. Appreciation is hard to predict but I think these type of condos are only attractive to foreigner so I wouldn't bet on it.
Great video! Super informative. I’m staying in Da Nang at the moment and Ive fallen in love! I agree with you. I love the people, the beach, food, coffee culture, and nature. I would love to invest in this city ❤️. This was very helpful and encouraging. Is there a realtor company you recommend?
Glad it was helpful! Yes check out CVR realty in Da Nang, they have English speaking agents there
@@WealthAwesome yay! thank you very much!
by the way, any cool roof tops in Da Nang where we can watch the dragon show? -- sorry to bother you so much
Hi there, I'm interested in opening up a spa therapy in Da Nang and noticed your handle. May I ask what kind of therapy you do and your experience in Da Nang? I'd like to add you to FB or other if you don't mind : )
what about monthly condo dues?
Congratulation to you because the government has just adjusted the price of vietnam land and real estate so the price inrease 10-20% depends on location. Applied since May this year
What do you mean by this Quang? I never heard of this adjustment.
One concern about apartments anywhere is the maintenance of the building. Over time the building will age and with neglect it will deteriorate quickly. Aging and neglected Plumbing will be a problem eventually.
I love to visit and live here too
I love it here, yes you should come!
Chris. Thanks for the good info. I will be in Vn December 2024. Im going to nha trang or qui nhon or danang to check out a 1 bedroom condo beach access. Wonder how the finance works there or cash base purchase.
it's cash based, no financing for foreigners unfortunately!
Love the video, does the place have a pool/gym?
Yes, it has a pool, and supposed to have a gym but the gym is not ready yet!
Hi. Love your video. Do you hire locals to manage your property for rentals?
I hired CVR which is run by an American and Polish guy, who live in Da Nang
Nice
Thanks
Sweet unit for 120K. That condo is over 900K in Vancouver downtown ..thanks for the info !
Oh wow!
Hi, you might have said it and I just missed it but did you work with an agent to help you navigate the whole transaction? If so, did you or the seller pay the commission? Thanks.
yeah I had an agent, the seller pays the commission I believe it's really low like 1%
Great content - super informative. But a few questions pop up:
1. You say you bought it 2 years ago, but in the past 2 years real estate prices have skyrocketed in the US (and many other countries). What would the price on this same unit bit for any of us trying to buy today?
2. There is no debate about the views, ocean, beach, mountains, super cheap cost of living in Da Nang and so many other cities... but how do you get to live there longer than a 30 day tourist visa? What if one of us wants to buy that same condo, but we don't want to own a business or teach ESL? How do you get to stay and enjoy living in your new condo long-term?
Thanks in advance for your answers!
With Covid, the price has remained flat so it's still around this price, maybe even cheaper. When I bought it, there was a 3 month tourist visa and I was planning to stay for 3 month time periods while I travelled around. It was a surprise to me when they changed it. You're right, the only way is to start a business, or marry a Vietnamese person. I have a feeling though once covid is controlled Vietnam will open themselves up more to scenarios like this.
Even now you can only get a 30-day Visa I love the apartment I'm married to the Vietnamese and I'm actually looking to move to Da nang. Can you tell me exactly the name of the complex there? if the prices are anywhere near the same I'm extremely interested. Personally I think your numbers were a little bit off as far as the rental and you probably are aware that by now you're renting it. Also as far as rental yield in Vietnam my understanding it's one of the worst places. All the expats I know so you don't buy there you just rent cuz rent is so cheap and purchase prices are so expensive. However I will say your unit seems like a pretty good deal for the price.
housing prices are insane. I am from the IT industry and thought about leaving the us. The only worry is the record heat waves impacting SE asia.
Hi Chris, do you know a realtor in Da Nang that you can recommend?
Yeah check out the fine folks at CVR realty!
HI Chris, great video on the property. I was planning to purchased 2 bedroom unit in Monarchy Da Nang and pull out last minutes in October 2020. Just heard a bad news that the government shut down the condo and remove everyone from the property due to illegal building permit and others. Have this been resolve yet? . Thanks
Nope it hasn't, covid has put a stop to the inspections so it's in limbo right now. Consider yourself lucky, it's been a headache!
Visa policy sucks in Vietnam. I hope it gets better in the future.
Yeah COVID has especially made it worse now, the visa policy seems to be changing every week
Da Nang seems beautiful.
Would be nice to purchase property in Vietnam. I'm looking for permanent residency first though.
Best of luck!
Can I ask you whether apartments in Da Nang, and in Vietnam in general, accept payments credit card like a Visa and Master card or do we have to get cash from ATMs for rent and utilities payments?
Vietnam in general is a very cash heavy country. Some landlords will accept a bank transfer, so you can open a bank account as a foreigner I believe still at Sacombank. What I do is transfer money via Wise to my Vietnam account, then use that to pay whoever.
All cashless paying through bank transfer provided you have a local bank account
I went to Da Nang 2 yrs ago and had the same thoughts, ocean, mountains (hai van pass), river area. I thought wow this is like Phuket without the tourism established yet (not many big brand hotels yet). Would love to hear more on where you shopped for RE there and how you evaluated deals.
Yes I love it here! It's amazing. I recommend finding several realtors at different companies and seeing what they have to offer. My realtor is no longer working she's on maternity leave, but I had good experiences with CVR Realty as well and it's run by a foreigner.
Congratulations for the purchase !
May I please know how do you manage to extend your visa there ? how much do you pay to extend every month ?
The visa situation is weird right now due to COVID. I've just been extending it every month, costs about $50. I'm sure it will change a lot once borders open up!
@@WealthAwesome Very true. Borders have been closed since last year and not sure when they will open for tourists even if they get their vaccine. Btw I am from Toronto🤗. I am glad I found your channel.
Hello, I wanted to re clarify a statement you made here. I was under the impression that only foreigner could sell his apartments to other foreigners but you did mention you could sell it to a vietnamese person. Thanks! also was this already pre-built and you were given a pink book?
Nope foreigners can sell to a vietnamese. But a vietnamese can't sell to a foreigner. It's a weird rule. It was not pre-built, and I'm still waiting on the pink book.
Apartment in Vietnam can make $400_$600. If you invest about $120,000-200,000 in hochiminh city, da nang city, vung tau city…
Hello, thank you, nice video. Are there maintenance fees ? and do you forecast extra charges fees (for example if the lift is broken, if need to repaint the building face...) ? Thank you, and a last question : how much could you rent this flat ? Thank thank you :) :) :)
Maintenance fees are very low, like $30 a month or so. Extra charge fees are pretty rare, but repairs are cheap as labor is so cheap in vietnam. Rental price now is a bit tricky it dropped a log during COVID it should hopefully pick up back to $1,000 after travel is back to normal
@@WealthAwesome Thank you, yeah i visited Vinhomes Grand Park in HCM district 9 and to be true i was very impressed... I don't like vietnam especially, but a fact is that young generation of vietnamese live for the money... they think of money all the time and, even if it not fits with me : money goes with high standard of living... i think then buying a flat in Vinhomes Grand Park might be a great opportunity (I call this residence : the 5 stars residence) :) :) :)
I wonder how this real estate purchase is going right now as Vietnam real estate is in the dumps and we will see further price declines.
Hi Chris 👋
Hey there!
How do you manage the 90 day visa? I'd love to invest in a condo like this but feel I would struggle with having to leave the country every 90 days.
great question - it isn't too bad actually. I tend to leave every couple months for some kind of event anyways. It's so easy to travel around asia.
If you aren't vietnamese like most Asian countries it is hard to think of buying a property if it is not yours completly and you are free to sell to who ever you want - if that doesn't exists better to rent
How do you do visas? If you own property there you just have to leave every 3 months and renew a tourist visa?
yeah basically that's it, visa situation is always changing in Vietnam so it's hard to say what it will look like long term
What are your thoughts on renting / lease for a year in hcm for a year to sublease or Airbnb?
I would not recommend this - the vietnamese police can be very strict, plus many apartments would not allow this.
I am from Canada too. I am from Vancouver. I am looking into investing in Vietnam too but scared about how to invest
Yeah it's a bit risky for sure!
Hi there, if you are interested in real estate investment in Vietnam, I confidently believe that I could assist you with it as my background is Property Valuation & Investment from CBRE and Savills Vietnam. Looking forward to working with you!
In Malaysia, foreigners have to pay a lot higher price than locals for the same property. Is that similar in Vietnam?
No it's all the same, at least for this apartment it is (I checked with my Vietnamese friend)
@J D
Not true . Ive lived in Vietnam for 10 years and have seen many properties ( condos) the price for foreigners is exactly the same price for the Vietnamese. There’s no difference, but you can bid on that property like everywhere else . Most of the other things you buy in the markets are a different price for the foreigners , unless your a regular and they know your not going to be pay foreigner price. It’s a buyers market right now , thousands of apartments are for sale here in Nha Trang .most of them were Russian owned .
Why small furniture? Because people in Asia are not 450 lbs like every other person in America! Ha!
I just wanna know can you bring money from the US to Vietnam and if you sell can you bring that money back? Can you please help
It's easy to bring money into Vietnam, a bit harder to get the money out. You have to prove that you are sending it due to sale of the real estate.
Hi :
$120,000 USD for the unit, is it just the skeleton, 4 walls unit? or including all the modelling such as hardwood floor, painting, appliances, cabinets etc...
All in cost!
Thanks Chris, great informative video about Da Nang buying property considerations. Subscribed your UA-cam and look forward to learn more about living in SE Asia.
Hello ? Is it wise to buy this investment in 2021?
@@WealthAwesome how did you find the contractor? or did the builders have their own In-house contractors who furnishes the apts? thanks!
Is there still some opportunities to do something like this still?
Gosh, it's so cheap. My down payment is more here is San Francisco.
Hi, can you recommend a trusted agent to find the right property for me please? Thank you
yeah look up CVR realty in Da Nang
Which website did you go to in order to buy the unit? I am in USA hoping to buy a unit like this. Can you please respond? Thank you!
Check out CVR realty in Da Nang
@@WealthAwesome Appreciate it man!
Did you have to pay in full or how did that work?
Yeah you have to pay in full as a foreigner, there's no access to credit
I am not sure if I understand correctly.... Are you saying that you spent $120 000 but legally you are owning only 30% of this apartment? Who is owning 70% of your apartment? .... If you become Vietnamese citizen (cca. after 5 years) can you own full100% or you need to pay for those remaining 70%?
Are you allowed to buy clothes dryer for your apartment? I hate hanging clothes to dry, not only does it take 24 hours to dry but it leaves my clothes badly wrinkled.
Yes you can buy it!
after you buy the apartment how much charge you pay every months??? security?? pool?? parking??
About $50 only
you could put the other room for rent on Craig list.
yeah haha i should airbnb it out
@@WealthAwesome that's what Viets in the US have been doing since we got here (the idea was born out of necessity (poor immigrants share room/house/apartment to save money on rent.
Read the contract closely and double check it if you need to. I think Vietnam condo/condotel type of complex is 50-99 years "land" lease. So you only technically own the apartment for 50-99 minus the time they used to build up the complex. I would consider this type of place as a long term timeshare instead of an apartment type like in the US. I wouldn't trust them (the owner(s) of the complex) about the renewal after land lease expired.... you're at the mercy of the owner(s) of the complex. Play your own game on any investment.
Thanks, yes I am aware of the risk, but it's good that you are aware also!
@@WealthAwesome I plan to buy at this location during the early stage of phase A but back out because of that risk and renting instead. Da Nang is nice small beach city. I love it much more in 2000-2010 period because of my taste for small city. I'll come back once the international flight is open again. Enjoy Da Nang and stay safe with the Covid-19.
Excellent advice.🌟🌟🌟🌟🌟
Things sure have changed in Vietnam since the time you made this video ehh? Not sure I want to invest in property here anymore..
Haha yeah it sure has! It might be the best time to invest though, when things are down. My long-term outlook is still strong for Vietnam.
How much do you need to pay for strata fee for each year? Is this the same as condo fee?
its about $50 a month only. yeah it's the same as a condo fee
@@WealthAwesome I was told if you're a foreigner, your visa has to be renewed every 3 months, how is it that you're allowed to buy an apartment then? I'm confused.
What are the monthly maintence fees and the property tax?
Very low, about $60 Canadian. No property tax.
Is this like opposite Euro park 1? I think my friend is one of your neighbours haha.
Very cool apartment. How much do they rent for?
yes it is! i think it's pretty cheap right now, 12 or 13 million VND
@@WealthAwesome for 2 bedrooms? 12 million is really good.
if Iived in one of these wold I be allowed to Airbin a second bedroom?
PS I would live in one of the bedrooms and would have guests I have lived in many a hostel over the years
sure i don't see why not
Do you speak the language and how do you find the language barrier?
good question - it's tough! especially because I look vietnamese everyone assumes I know the language. It's a really hard language to learn as well but i've been trying.
What makes you think that there is going to be no cost for a new lease . This is a very gray area as Apartments are a relatively new thing to Vietnam . In the UK no one in their right mind would buy an apartment with such a short lease.
I understand that, to mitigate this risk, If you sell to a vietnamese citizen, it's no longer a lease and they own it.
You mentioned the difficulty of "finding the furniture....and getting the furniture built." Does the $120,000 include the apartment's furnishings?
Yeah that was an all in cost!
$120,000 USD ????
easy to rent the apartment out via airbnb?
Not now during covid!
can you get investment visa after investing in property in vietnam?
no unfortunately not!
Wow that's crazy! Is the cost of living that low in vietnam?
Hey Nate yeah it's insanely low. I spend less than $1500 a month here and live a very comfortable lifestyle (eating out every meal, many trips, beach life)
@@WealthAwesome wow impressive! Maybe I'll visit when Covid is done. 😄

It's a Southeast Asia thing
Unfortunely Viet Nam has laws of the jungle. Better and way cheaper to rent. It is weird you buy the property but the government owns the land. What is the point? If you dissapear so is your property. Thanks for sharing.💯👍🇻🇳👽
Cool apartment. Do you also have Canadian citizenship? If yes, do you plan to split your living between Vietnam and Canada? Or you plan to live in Vietnam permanently?

Do you still live there? We’re renting in Monarchy and considering buying a unit. I am American married to a Vietnamese. 😊
You are obvious clueless. Monarchy has issues and units cannot legally be resold now. This guy who bought is a fool. No one can own property in Vietnam, not even locals. Locals only get to lease land. Foreigners can only get 49 year leases on condos. Rental yields in VN are small. Much better to rent and invest the money you would have wasted buying in the stock market.
Uninformed maybe but obviously clueless kind of harsh don’t you think?
