This is last in the series of Buying a Property in Spain. Hopefully you’ve done all the research as you can, worked out the costs and the budget for your property. Also you’ve been out to Spain many times, winter and summer and found the location that you wish to live. Rent first to make sure this is the place where you wish to stay and you’re ready to buy your property.
I’ve lived in Spain for three years, I’ve visited Spain for the past 30 years well before Spain joined the EU. Mostly in and around Malaga but choose to live in Camposol, just outside the town of Mazarron Murcia, Costa Clida, South East of Spain.
When buying any property, always seek legal advice.

Many thanks for the video. Nice to see someone giving advice without the hard sell. I’m 60, and desperate to get out of the U.K., but unfortunately I’m an only child and have to look after my 85 year old Dad, and it wouldn’t be fair to leave him as he relies on me for everything. One day perhaps.

Thank you again Shaun. Great advice as always. It was interesting the point about estate agents not replying as they maybe recieve a lot of enquiries from time wasters. And I can totally understand why - as I've been in touch with several over the past 3 years. Some have been really pushy, some don't reply or acknowledge, and one in particular wanted me to fill in a spreadsheet f my financial position before they took me seriously. The best way - in my opinion - is to do your research, make an email enquiry, then show up in their office. That certainly gets you the 5 star treatment 😂 You are spot on about the research, rent in the area, speak to people in the community- and do not be pressurised or make a move on a romantic whim. We went to a conference centre last year in the UK and the most important stand that we visited was the one that was giving legal advice ! (Getting the legal side checked out - including if the property has debt attached to it). Take care, and keep living the dream matey 🇪🇸

Good advice Shaun . Get a reputable estate agent and good legal advice . I am moving into Camposol next week and used the Camposol Forum to get recommendations . I ended up using Mercers and Corral & Alcaraz. Very happy with both of them .

Great advice Shaun. So many people have lost money buying 'off plan' properties that never got finished (or in some cases even started). There's a surprising amount of bureaucracy to living in Spain. We had to have an (up to date) padron to buy our car. Some banks will let you open a non residents account with your passport if you need to open one before you have you're NIE. Thanks for sharing

Hi Shaun, you can get a Spanish NIE number direct from the local Spanish police or through the Spanish consulate offices. Can take some time. Spanish estate agents and lawyers can do it for you, but they charge more than an arm and a leg.

Thanks for the tips .Another bit of advice is , rent a place and live there for a year , that way you get the feel of the seasons and how the changes pan out ,[because they do]. If you own your own house in U.K. DON'T SELL IT ! until you are sure . That way you have always got an escape hatch if things go tits up .

Some great tips there Shaun. We have been advised to stick with one Estate Agent as they can all show each other’s properties. Seems a bit odd but apparently they just split the commission 50:50. We are out in just over week viewing with one agent (we just email everything we like the look of to them) so we will see how it goes.
Thank you Kate, I did watch a video from an Estate Agent on UA-cam saying don't look at too many properties!!!! I would look at loads to make sure it's what you want and not being pushed into something you're not sure. Most of the Agents here seem to have different property on their books. I agree with all the advice you have given Shaun a good video. I know the law has changed in the last few years to safe guard people from buying Illegal properties. Such as going to the town hall in the area to inquire about a property and get an assurance that it is what it says is on the tin. I know many people in my area that went through agents with good reputations and found out after a short while they had problems but this was a good few years back.
Never go with an agent bringing you over on a four day trip its just hard sell. If you have time and money rent in an area you might think you want to live in and take plenty of time to get a feel.
You are much better off buying on an estate that is established and is over 10 to 15 years or so and never be rushed into buying anything you are not sure of.

I started following or watching anything blog about SPAIN as I am interested to perhaps buy property there for holiday place. Not too many Canadians buying properties in Spain so perhaps I will try. So I am researching on how to buy properties in Spain. I don’t speak Spanish but planning on learning here in Canada

Thanks Shaun, I had a spanish property 11 years ago, will I need a new NIE number when I buy again or will the nie number still be somewhere
Good question, possible, my friend did the same thing, used his NIE number when he lived in Spain but still has it and used it. If you lost it that may be a problem as they need the original copy. May be cheaper to get a new one.

Spanish planning laws do not protect the consumer but also the local authority (mayor) should also be accountable and in Jail. End of
