    Uh - hu: that's one property to die for... Unfortunately a bit too big, but the vistas and the entire loacation in Tuscany is priceless. And that garage! Not only you is envying the size of that. The asking price is not too much for what you get! Very interesting are the 3 differnet sources of primary energy, very cool.

    It has been beautifully built, love the exterior brick work...I am surprised at the price...but here we are in 2023👀🤯. I wish whoever buys this can turn it into a happy family home.

    Great job again, Nick! This was not a house in my taste though. To much ”hotel” feeling. I also miss a proper living room! One with a cosy fireplace, and added with different colours. Everything in a house must not look the same…but the house can surely be nice with a new owner with ideas and money.

    boom! right off the bat a fantastic kitchen and dining area! i love that space! - for how it looks but also for how it functions. i love to cook and that is a cook's kitchen. then of course the floors are gorgeous! it has really good bones and is so tastefully done throughout. i love the wood burning heat system too. this place has all one would ever need and then some but then to add to that the lovely italian countryside and you really do have quite a package there! easy living in this place :) another wonderful tour nick!

    Lovely property! By the size and abundance of big TVs, even a big one in the kitchen, I'm guessing that some Americans own it. (I'm American so I can appreciate that. LOL) Thanks for the tour, Nick!

      More that it was built to be an optimal rental - each bedroom is like a hotel room: all have a TV, a bathroom (and no bathtubs) and small spaces for hanging clothes. It's definitely designed to be a rental property.

    Location, location, location! For a brand new home, the bones and infrastructure systems are excellent and it's a very good price for someone that wants a modern turn-key property. And, it would make a terrific rental property. Have to say though, as much as we enjoy your skillful presentation and attention to the details, the austerity of this house doesn't excite us as much as the older houses and apartments that have hundreds of years of character.

    Great property! Thanks Nick for showing all different types of properties. Don't agree with "Mr. I'm an Italian" comment. You pay for what you get. Yes some properties are very expensive but luxury inside and out and surroundings are not cheap. Wish I could afford something like this. Love it Nick. Keep doing what your doing.

    Nice house. There is something great about a turn key purchase, and that is coming from someone who has done far too much remodeling on my homes over the years. Unfortunately it seems the old world charm has been remodeled out of the house. Again, a great video, thank you Nick!

    Really fine property. For me, the views and the kitchen earn top points. I also like the care taken with the stone & brick on the exterior. It looks original. I nailed the price; perhaps your videos are properly educating me. Nick, for a future video would you consider properties around San Donato in Poggio? It seems there are many smaller, reasonably priced places in that area. Thanks for continually providing enjoyable and entertaining tours!

    Beautiful home, NIck. Love all the views. All the bedrooms are spacious and have on-suite bathrooms which makes it exceptional. So close to Cortona which makes it a perfect place to live. Thanks for sharing this property with us.

    Beautiful . The wood heating system is very efficient but the log burners with interesting mantels are charming and add something. A stunning location !

    It's a beautiful place but it doesn't seem to be set up for use as a home. It seems to have been built only with vacation rental in mind. It seems to me as if it needs separate small house for a caretaker/rental agent .

    Gorgeous setting and a beautifully built house! But sadly you can not tell from the interior that you are even in Italy. Boring beige absolutely everywhere. I really hope whoever buys it immediately injects some colour, better furniture, lighting, and art to bring the inside of this lovely house to life. You could start by removing that ragged on beige colour from the ceilings and staining those wonderful beams a bit darker. And then please, please, please, remove all the televisions mounted on the walls!
    I fully understand that this is a (fairly) new-build vacation rental property, but that shouldn’t stop one from adding a bit of history and character to the interior. After all, one comes to Italy for that very thing. Otherwise you may as well book yourself into a chain hotel in your own hometown.😢

    Just beautiful Nick. Seeing the tv in the kitchen had me remembering going to visit my uncle Veto and Zia Marie’s and they had a little tv in the kitchen playing Italian soap operas all day . Such great memories. Anyway the property is stunning! Just gorgeous . It would be hard to go inside with all of that out there. That wood stove is amazing . I’ve never seen one like it what a great heat source . I think as a new build they did such a great job . I do think I would like a bigger living room but what they had was beautiful. Iam surprised I liked the tiles in the showers but I really did. Who wouldn’t love the garage? Wow great space. I really enjoyed this tour and thank you so much .     Bravo! Bravo! Bellisima! Mucho Belle! Stunningly Beautiful Property Nick! First I must say I admire the energy you have to carry that heavy camera all throughout the home up and down stairs plus keeping it so steady. That isn't easy!
    What I Love:
    My how the light gets in! Yes! Gorgeous Natural lighting makes for a wonderful living experience whether renting or buying.
    Vaulted ceilings Be Still My Heart 💖 My Mom's dream home had those and my family always enjoyed looking up and up and up towards the skylights at the very top of at least 30 feet up. These have that same open sky airy feel to them. The Builder is spot on with those Beams and vaulted ceilings.
    Love that Kitchen 💖 Whomever chooses this lovely Home I agree w/you this is where most of the Fam. will be. And it's built to Welcome that lifestyle. Most days people do tend to congregate in the kitchen literally all the time :)
    Energy: is it just me or did I spy Solar Heating panels on the roof? I got excited bc that would be such a Green House for the future. The woodstove is also really nice as it heats throughout the Home.
    The Terracota flooring IS lovely and has that Old World charm. However, not a fan of any of the bathroom tiles. One reminded me of a Movie with Johnny Depp and Helena Bonham Carter, "Alice in Wonderland," those tiles had a very Deck of Cards feel to them. A bit garish. Just me probably. Only 1 bathroom tile caught my eye and that was in the 4th bedroom. More of a beige copper tiling color palette and that WAS pretty. All the same patterns in every bathroom gets old fast. Just my opinion. I noticed most of the bathrooms went towards a sea foam green. A nice color--if it is done right. That said, I just didn't fall in love with them in any way. Possibly the 5th bedroom-can't remember but one of those bathroom wall tiles screams out Wicked Seventies! to me anyway. I literally imagined someone wearing bellbottoms. Yes, they are high end tile projects. The 1 bathroom with the shiny green diametric design that one is nice almost a fluer de lis -thats a good one with a pretty dark green. I think it could also be the lighting. Sorry to be so critical. I am trying to give you my best critique.
    Let's talk about those highly grouted beige and am I imagining-dare I ask? Green and brown grouted tiles? in 1 of the bathrooms. Not a fan of ANY GROUT not anywhere. It just begs: Clean Me Please!
    And where oh where has the giant Soaking bathrub gone to? I kept waiting....waiting....i guess the soaking bathtub is a no show. One would think....a nice bathtub would be a necessity. Just saying....
    Of course this brings me to my very favorite part of this house:
    That Pool! Love
    Love
    Love
    That Pool! The Views! That Sunset. Heaven seems to have arrived! Gorgeous🌌🌺🌊.
    The basement plus garage plus the gates are nice. Safety is key.
    Excellent planning has gone into this a LOT of TLC ToBeSure!
    One thing I kept thinking was if I lived there. Of course this is yet another Wild Fantasy run amuck...still, I do love my Clothes. As in, like I REALLY Love My Clothes! Where would all my clothing go? I would have to transform an entire bedroom into a Closet. Speaking of Closets? Linen closet seemed to be MIA as well as a Food Pantry? There wasn't much storage area imo. Going back to the subject of storage and roomy bathrooms...I agree with the other reviews the bathrooms all seem way too small. Especially for us Girly-Girls because We Love our Hair & Make-up & Face products, Bath& Body Essentials plus I can't live without my hair dryer..where is the space for getting ready?
    Lastly, Where is the Laundry Room?
    Does no one in Italy do any Laundry? Seriously? Does everyone just wear clothing for a week then throw it all away and start all over? Highly doubtful. Now please don't be offended bc it's a standard need for almost everybody.
    The staircase of burnished metal is to me okay, I would much prefer a wood. Although I bet it has a nice sturdy feel to it. The indoor steps were well planned and did not seem to be too steep. For selling opportunities, I would revamp that reception area as it looks way too commercial and fix it up as a comfy living area to help home buyers envision themselves actually living there.
    Maybe adding some additional neutral wall colors would spice it up a bit? The walls are bland but obviously the new homeowner could go wild with decorating. So it's like a blank canvas. Maybe some brushed patterns of almond and warm beige? I used to live in this beautiful apartment where they had created a brushed textured warm beige on the walls. Super nice! Even adding a Pop of bright London blue in the kitchen; possible tiling? suggestions out running amuck again.
    Land looks very nice.
    I will stop here.

    This house is in an amazing location but it needs a lot to feel like a home. The color palate is lackluster and the sameness and lack of closets, actual living room and so on make it feel like a small convention hotel. I think it can be remodeled into a lovely home but that would just add more cost to a high priced property.
    But that view!

    A nicely done property. I love that location with Lago Trasimeno in the distance. The showers were really beautiful. Incredible mechanical room. This one is a great example of modern Italian craftsmanship. Similar to your “LA” in Tuscany video. The winter weather is just stunning and I hope to get similar weather there next week. Thanks again for making my Saturday complete. I am looking forward to seeing you in person this coming week!

    Hi Nick!! How are you? So good to see ANOTHER FANTASTIC PROPERTY!! What a great job they did renovating it and the view is stunning. I really like it but at this price point for me I prefer IL Villino in Tecognano. I like the greenery and the space that one has. I can see myself drinking red wine watching the sunset. When the time is right, I will fly over and just walk into your offices and introduce myself. Until then take care of yourself.

    Great video and you always do an exceptional job of showing a property's positive features. While they put money into the quality of the materials, it does not have that Tuscan warmth like so many others you have toured. Remember the Mill House in Umbria? That one was to die for, from the driveway all the way through! This home lacks "welcome home for the holidays" type warmth. I know many liked the kitchen, but if you were designing a house of this build quality, would you really deliberately draft a giant galley? There is no space to be cooking with your family (spouse, grandkids, children, even friends) side by side and the table feels cafeteria placed. Also for $2.4M I'd want a built-in fridge and 1-2 meter wide range with double ovens like La Cornue or Viking. Obviously if one is restoring a home several hundred years old, you have to work with the space you have and get creative, but in this case they had a chance to design an Italian kitchen that would have been the heart of the home, perhaps open to a living space with wood fireplace? Also there is not a single bathtub in the home and none of the bedrooms feels like a true master suite, which is a tell tale sign it may have been built for investment reasons?

    Thank you, Nick. She's a beauty, and to my mind, perfect for rentals and holding 2 or 3 high end 10 day retreats a year. Little by little, I'm learning more about the area. Do I imagine that being close to Cortona would be delightful? Yes! But the proximity to Florence, (art and history fan here) would be divine. Day trips and overnights. Super.

    This is clearly top notch. And even though it is newly constructed, it still feels Italian. That lamp in the upstairs "reception" room ... ok, never mind. It does seem like like an impressive place for the right buyer, especially the size of that kitchen/living space, although some how the internal lightness of the coloring is a bit ... never mind. Regradless, tThe views are fabulous! And seems like it's well situated. Thank you Nick, your efforts are much appreciated, as usual, thank you.

    Ah Tuscany! Another dream house I can admire from a distance and tuck into my memory bank. Bank account-wise, this is way beyond my means. Wondered for high-end properties such as this, if you get a handful of interested buyers from non-residents and/or residents alike? Also, I've been meaning to ask you, do you recall that luxury villa in Lake Trasimeno (Beverly Hills in Tuscany published back in Dec 2021 valued at 2.4 million euros)? Surprisingly, the same property came through my feed a few months ago published by another Italian realtor back in Sept 2022 and the price has dramatically gone up to 2.85 million euros. Perhaps, this is irrelevant or it's outside your jurisdiction, are there any other driving factors why a property (ies) sit in the market aside from the staggering market value that we may be oblivious to?

    Without trying to be rude….it does seem the renovations of some of these incredible houses, already filled with character and charm, are quite austere, bordering on dull. The magnificent “taste” of history sometimes ought not to be messed with. This house wonderfully practical, but lost some soul in its journey. Apologies, only my opinion and happy to be considered wrong. And , GREAT tour Nick!!!

    I would really appreciate it if you could roughly say how high the ceilings are at the houses you show us. Its not easy to guess as doors might be custom made and no standard 2m.

      Good question Gary, Where do I start. I sold my Guzzi Mk11 California, which was a mistake. I also sold my KTM 1977 125 and my Montesa Scorpion 250. That leaves my Aprilia Moto 6.5 Starck, Yamaha 1966 YT175, Fantic 1987 301, Fantic Caballero TX50 and finally and just for fun a Moto Guzzi 1960’s Trotter. 🙏 😊 Nick.

    I have watched most of your videos for the last 18 months and this one greatly disappoints and is over priced by at least one million. Yes this may make a great rental property but at what price, rental rate, maintenance etc. in the states we state “build what you can sell. How often do you have to get up during the night to add more logs to the burner? Hum! We heat with natural gas but we have several friends who have a heat pump that never keeps up with the cold weather. Is there a/c and heating in hallways and bathrooms. Disappointed that the first thing you see is a refrigerator and a log burner. Did not see any recessed can lights in the ceiling throughout the house. Gave this one a thumbs down.
