    Holiday area ..I live in. Break in,s by homeless folks , property damage..to my car by a homeless couple..at night..I'm a block off us.19. tent camps. In empty lots .or closed business..had to Chase off these folks off my business property.along sr.54. crime going up in our area..it's not nice in our area..due to this problem.. panhandle , seedie strip clubs..ie the Red Room.on grande Blvd and sr 54. And 3 or 4 along us19 ..it's sad.. property taxes going up.and crime..I would say west Pasco near this area I would be careful buyer beware..in certain areas.

    Another great video! Just moved within last couple weeks from Broward county to Odessa (sorry connected with another realty team). Even with the increased prices still much better value here than Ft Lauderdale area imo. Plenty to explore still but thus far have to agree with you on lack of quality food options. Proximity to both Gulf and downtown Tampa, as well as newer developments drew me to the area.

    Pasco is great, the biggest "con" I've encountered after living here for two years is the traffic/commuting options. The traffic situation here is very immature and has much room for improvement. Essentially the area is becoming more populated and the infrastructure is struggling to keep up with the growth. Access to the main highways can be difficult. Hopefully the planned construction projects will fix this.

      The only reason why there are traffic issues in Pasco county is because too many folks is coming from everywhere else and not a trying to turn this nice little county and so I completely Urban area is destroying the rural parts of Pasco county they trying to turn a nice little town into a holy mess buy redoing our roads ruining our small towns and our way of life to suit outsiders and most them from across the mansion Dixon line.and well frankly put we don't want you here

      If you haven't been here 20 or more years go home I grew up here I freak hate the damage it's causing to have the loads of yanks here orange groves are gone there was a dairy on the east side of Pasco county that was well over a hundred years that's gone now hell main Street of Dade City is only three blocks long and it's completely congested now play throwing in three freaking damn roundabouts cutting into folks yards to make bigger roads to suit yall somebody's focuses on their land for hundreds years . Eminent domain well politicians you are voted in your backside is the people's eminent domain and small town folks vote you in and we can and will vote you out . Stop destroying small towns . If folks want to live in an urban area let them move to an urban area . When is the northerners want to retire somewhere then tell them to retire to their backyard.

    I grew up in upstate NY and used to visit my grandparents every other year when they lived (first) in Hudson, and then in Holiday. I was so enamored with the place, when I was 16 I asked to purchase a plot of land they owned in Hudson. I love the peaceful spot near (not on) the water, and I look forward to retiring there soon.
    Since leaving NY, I've lived in just about every major city (and many small towns) all across the US, including South Tampa and St Pete. I have come to realize there are shady places and beautiful places everywhere you go. St Pete, for example, has one of the highest crime rates in the entire country. It is noisy, congested, packed with snowbirds, and expensive af. On the other hand, Hudson (Sea Pines) is quiet, peaceful, very affordable, and close to the water. The best time to hit the beach is 7am or 7pm, both for its beauty and for the tranquility of having almost no crowds.
    Sure, Hudson can use a bit of work, but like every other diamond, it starts off rough until you polish it. If we can start a big Farmer's Market/Flea Market, build a boardwalk in the wetlands next to the Preserve at Sea Pines (similar to Weedon Island Preserve in Pinellas), develop the downtown area to give it greater sense of community, create a program to get the homeless off the streets and the drug addicts help, and finally drive out the drug peddlers, we will be well on our way to polishing that town and possibly West Pasco. If it means increasing taxes, so be it; but this vision can't happen without money.
    Unfortunately, Pasco County's Planning & Development department seems to be rather disjointed and, as a result, disorganized and uninformative. Finding a reputable Builder Contractor is damn near impossible, but finding a well-constructed checklist of every possible step that is required to build on privately owned vacant land is even more challenging. If you want quality communities built in Pasco, you must have a well-constructed step-by-step plan or "standard operational procedure" that is easy for anyone to follow, whether they are a Builder Contractor or an Owner Builder.
    With that said, if you can point people to a checklist of everything they need to do in order to break ground on vacant land, I'd appreciate it. Otherwise, I'll create my own list and produce a video on what people need to do in order to build a quality home in Pasco.
    Nice video, btw. You might be missing a few items on your pros and cons list, but it was good overall! ❤

    Okay so right off the bat I got to correct this gentleman. We are not Tampa. Tampa is Hillsborough county we are in the greater Tampa Bay area there is a difference.

      Not practical to drive to Orlando for a meal, the drive is horrendous! St. Pete’s is a better choice.

    I understand your money goes a lot further in NPR...Who wouldn't want an acre lot and big house??? The problem is where do you send your kids to school? Private? That's great if you can afford it. Even if you can find a decent path through 8th grade (which I doubt)...What do you do about high school? Are there any IB programs in Pasco??? As realtor you should know school quality matters to many prospective buyers...not to address this as a big con to living in Pasco seems dishonest...

    Do you really have to push this area…….every thing you’re saying is about to go the way of every other area. Wtf with the nudist colonies 😮: I’ve been here two winters so far & no nudists. I really think you made that up. My son in law works for Pasco County, going to run that past him! Btw, lots of excellent food, all types, you need to get out more.

    You forgot the racist folks, whom are mostly older and stuck in their old ways. So sad. The new developments are what make Pasco County worth living in or visiting, like Wesley Chapel. In certain places, there are a bunch of trashy mobile homes for days! Every year, new and much nicer homes and mobile home parks are built. Just saying the truth. I like this county because it's close to everything-fun, food, beaches, and family. Still cheaper than Hillsborough and Pinellas. Try getting an acre or more; you won't regret it.

      I deal with racist black people of all ages everyday in inner city houston everyday. Racism is anywhere where that race is congested

      I've lived in Pasco for over 30 years. I've never encountered these old racist people that you mentioned. What a disgusting way to begin a comment. You should be ashamed of yourself. When you search out racism you become the racist.

      Wesley chapel sucks, no good jobs, rent is so expensive and the wages are so low that people end up homeless and then the police harass the homeless. Another thing that sucks about Pasco county is police brutality. They don't find criminals, they make criminals

    Pasco doesn’t have a homeless problem it has a DRUG PROBLEM.
    Absolutely disgusting. 2/10 wouldn’t recommend.

    Mistake.. place sucks .west side ..been trying to get out for 1 yrs .. cannt sell condo. No one wants to move here . Totally low class area. All of Florida knows this place sucks. My tax bill more in this dump. Than pinellas . Druggies and homeless galore .
