Hi Andi! Thanks for watching. You aren't the first person to say that and probably won't be the last either! If you ever decide to make the move, or would like more info, please feel free to reach out to me.
Which health care policy would you recommend to Canadians choosing to come to visit the US or Mexico either short term or semi-permanently. Which health care policy works best for those of us with preexisting conditions. I am just 51 now but would like to consider Florida or Mexico, depending on who better covers my medical conditions, dental, and prescription issues.
Health care (including insurance coverage) is extremely specific to the individual so I can't really comment on that as I'm not qualified. I would suggest finding a health insurance broker to speak with or even start with the health insurance marketplace (aka Obamacare) although I'm not sure if that is an option for non-residents. I'm sorry I can't be more helpful but thank you for watching and taking the time to comment!
I don’t know if you’ve ever had this question before, but do the same rules apply to an American Indian who’s born within Canada? From what I’ve read or understand, we can’t be deported or denied at the border because of the Jay Treaty. Or were all my questions answered in the video and I didn’t understand haha
That's definitely a new question for me! I believe many North American Indians have, more or less, carte blanche ability to cross the Canada/USA border whenever they want with limited restrictions. Based on this, my GUESS is that the time limits in the USA would not apply. However, you could still have some challenges with getting a mortgage (if you need one) and the healthcare issue (if that's a concern). However, since I'm NOT an immigration expert or attorney, I would suggest consulting with one to get a definitive answer to your question. Thanks for watching!
Do you work with clients looking for property on Anna Maria Island? We are Canadian and looking for guidance with the whole cross border purchase process.
Hello! I have a partner that works that area (I'm about three hours south). We can work together where I provide the guidance for fellow Canadians while he actually shows the homes there. I'd be glad to discuss further if you like - just let me know! Thanks for watching!
Hi Sarah! Thanks for watching. Generally speaking, yes, you can buy a home in Florida to live in during the winter as long as you follow the immigration rules. Many Canadian snowbird do this and they come down for a maximum of six months a year. As for renting it out when you aren't using it, the answer is also yes. Just keep in mind that some communities have rental restrictions or limits which we can discuss when the time is right! Please feel free to reach out with any other questions or if I can be of further assistance. 239-244-9900 or zach@pelicanteam.com
Why not market to as many people as possible, regardless of where they're from? That way you'll have the most exposure and are likely to get more interest and hopefully more offers.
Generally speaking, you can live here for up to six months of the year without any issue; many Canadians do this. However, every situation & person is unique so it would best to consult an immigration attorney to see what your options are.
@@curefied I'm not an immigration attorney so I can't give that type of advice. I always encourage people to speak with a US immigration attorney (and/or do some research online) to discuss what type of visa you may qualify for. I can really only relate to my story & the path that I took, but that was a long time ago so the process has likely changed. Good luck!
I think it was 2007 or so! While the exchange rate it a factor, you'll lose out more by trying to time it! Instead try looking at the cost of housing between the different areas and you'll see how much further ahead you'll be, regardless of the exchange rate. Thanks for watching!

I would never rent a property without knowing what kind of condition it's in. If you're unable to view it yourself, have a property manager or someone you trust do a walkthrough for you and take photos/video. How can you properly maintain a property or charge a tenant for damages (if needed) when you haven't verified the property condition yourself?
Hi Carlo. Nobody in the USA will require any Canadian info when you purchase. When it comes time to sell, there's a process to go through (FIRPTA) that will require a few steps to file taxes for that year and your accountant will be able to walk you through those steps.
