Great video , so if you are considering moving to Florida , might want get a price quote on Insurance, best to be in a seated position before you review the price, even if you get a new roof, $4000 - $9000 year , pretty average price, depends also on section of State you move to. Get price quote before you purchase , getting worse every year , NO help coming from legislators.
MOLD is a HUGE PROBLEM in Southeast Florida...aka Palm Beach, Broward, Dade Counties. The contractors take shortcuts out while overcharging for services. On top of that, they will try and charge you more to do the job the correct way. Alot of Contractors out here are people with a license only, no experience in construction. They choose the subs that are the cheapest and since the subs a few the subpar work is great. Buyers beware of buying..most people aren't taking care of the properties and are selling due to unkept maintenance. Before we built our home we stayed in 2 different condos and we had mold issues with both.
Check the flood zone rating for any property you are purchasing in FL. Many times this will be listed on the website but can also be looked up on the FEMA website. Where I’m at in FL the flood zone rating is X (the best) flood insurance is not required. If you buy in an area that’s not X flood insurance may be required and will double the price of your home owners insurance.
Rain or water retention are not the main concerns when we talk about flooding but Hurricane Storm Surge (sea water) depending on the wind speed, tide and other factors floods can go up to 25' or more causing human lifes losses and destroying entire cities.
Great advice. Some app,y to any home purchase but others like mold, flooding, drywall are unique to FL. Look for concrete block construction, avoid wood frame in FL.
from what i see this is not a place i would want to move to and yes i have heard about the flooding issue even when the tide changes and being flat is definetely not good being that close to large bodies of water, great vid and nice to have someone give and honest insight to the problems in that state with propery.

11. Make sure your HOA or condo mngt. association is not embezzling your monthly and escrow account. The Hammocks is a recent one, and another in Naples involved a Cuban Husband/Wife team that fled to S. America with millions. Demand that an outside auditor look over the financials annually.
They just arrested our President of our board. Our mngmnt company doesn’t do anything. Our place is a mess and we have owners and renters just doing whatever they want.
@@sherricilburn9753 another reason why I can't stand them. The legislature gives these associations way too much power. Sadly finding neighborhoods without these terrors are hard to find.
Troy, great video. I bought a home built in 1952 in a historic area of PB. Had everything replaced 2 years after buying it. From roof to electrical wiring, insulation n plumbing. Top to bottom. The new homes here are not built well. They are put up in less than 6 months. That can’t be good. LoL Love the video. Thanks for posting
Love your videos! There are many more things you may have not mentioned. Yearly hurricane damage, fire ants infesting the state, boa constrictor snakes in the toilets, mosquitoes, alligators and not to mention how muggy it is and extremely uncomfortable the weather is! It is a terrible place to invest! Oh one more thing...never buy a conventionally stick built home! It won't be standing long due to either the humidity damaging the pressed wood they build with today, or the termite damage!
Chyk eeze drywall was not just a factor for new construction in 2006, it was predominantly an issue for damage from the 3 hurricane in 6 weeks, inland. Charley, Francis, and Jeanne. The amount of replacement drywall was significant. These problems showed up shortly thereafter with negative health effects to humans and pets. These issues cannot be Kilz'd over either. There is a certain odor.
As a new resident of FL we had a home inspection done and I wish you would have went more in depth on inspectors. We felt ours was a complete JOKE and waste of money. I would have GLADLY paid twice as much to have a REAL inspection done. Also, I wish you would do a video on the different "levels" or "types" of inspections. We bought a home that had issues (A/C and water intrusion) that went unnoticed by the inspector.
One thing I've learned about the people of Florida in my 14 years living here is professionalism is almost non-existent. Incompetence is much more prevalent. That goes for tradesmen, health care workers, just about anyone/ anything you can think of.
Thank you for your insightful video. At some point, you have to stop listening to everyone who lives or has lived in a particular area because it can get confusing and unnecessarily discouraging. I've lived near Boston for 30 years, originally coming from Brazil. Despite the cold winters and the very high cost of living, my experience here has been rewarding and not nearly as terrible as some people describe Boston to be. That said, I know quite a few people who live in Florida and absolutely love it-they wouldn’t dream of leaving. On the other hand, the comments under your video portray Florida as nothing short of a nightmare. After much thought and preparation, I’ve made the decision to move to Florida, specifically to an area I know well from numerous visits. I’ve ensured that it’s the right fit by choosing new construction, working with a realtor who is both trustworthy and highly professional, and relying on advice from my cousin, who also lives in Central Florida (Groveland, to be exact). Coming from Boston, where median home prices hover around $850,000 and the weather is gray from October to April, Central Florida feels like a significant improvement in many ways.
Thank you so much . Not many people realize toxic ness of a homes . I mention or ask people think I am fussy or picky . So many people are house sick Little do they know
Thanks Frank. My wife and I are in Cape Coral as I write you. We are retiring at year's end from Southern New Jersey! Just looking to rent a 2/2....something years around , near the Gulf of Mexico. We want free parking at the beach or low fee street parking near the beach. Every town South of Cape Coral is a NO! We found ONE TOWN that fits our criteria, but we have run out of time to look further North! I think there is going to be a housing busy by years end. I will be in contact shorty!
Your points while all valid also illustrate how quickly things are changing hrre (renting in Orlando, wont ever buy). I suggest that you put the dates on your videos seeing that you ll have mych mire to cover in the near future. Your analysis is spit on by the way.
Don't forget Florida's unfair property tax system where you're taxed on the price you paid. We have identical homes in our neighborhood where owners who bought some time ago pay less than $1,500 a year in taxes, but if you buy today based on today's value you would pay about $8,000 a year on the same model house. People moving here have no idea when they buy a "Homesteaded" house how much their taxes will rise as most northern states revalue properties so everyone pays their fair share of taxes and taxes don't change because the home was resold. Florida puts an unfair and undue excess tax burden on new homeowners.
Repubs have ruined this state with all of their good ole boy shenanigans! Insurance companies no longer have a cap on how much they can raise their rates. This is a state for the very rich!
Great video Troy! Thank you so much you point out some very important points and potential land mines to be concerned why thank you! Hope you have a great 2023 thanks for the information!
Thank you for this valuable information especially coming from a real estate broker, definitely weighing the pros and cons of moving to Florida when I retire, I’m from up north, once again thank you
This video is spot on!!!! I moved from up north to nothing but problems in living in Florida! Crime on the west coast!!!! Vagrants all over your property to steal whatever they can. Hand my garage broken into and my drywall ceiling cut out! Flowering plants dug up. Nothing left outside ! No fence for my pet as HOA doesn’t allow. Coyotes running through my back yard & are federally protected. HOA will not capture & relocate. Car insurance is ridiculously high as well as homeowners insurance! Electric is also crazy costly! Sinkholes are a worry! Traffic on highways crazy when the snowbirds are in season. Mold, geckos, and fire ants are nuisances!! Added expenses- wall to wall cameras around the house, lawn service for fertilizer & pest control, lawn services & power washers, home inspections regularly for upkeep to home! Who said it was cheaper to reside in FL? Only break are the property taxes!! Flooded highways & poorly lit highways Great video!!!!
Well Terry, I can attest to that. I'm a Female CDL Driver (13 years). I also worked for 2 Airlines. I'm from Arizona but spent my younger years in Illinois, Canada and Spain. Perfect and Life (living) in the same sentence, doesn't exist. Arizona has many of the Animals, Bugs etc. issues (like Florida). Yet, our State keeps growing. I've been to Florida for Vacation. However, I would like to spend a little time there, for a potential retirement spot. All 50 States have Pros and Cons. A Mover has to weigh, what is best for him/her or them (Couples).
Can't emphasize no 1 enough. Homes go up here in as little as 8/10 wks. Towards crime, I've seen elderly tearing off grapes, eating them as they grocery shop!
There are very few locals in Florida. Most are snowbirds from the New England states, Democrats from blue states, and institutional investors. Most desirable areas and the demographics are unrecognizable from just 20 years ago. Most Sellers are still trying to rip off would-be buyers, who in turn try to flip the house again. I wouldn’t touch this state for the next 5 years until the non-sense stops.
Yeah. Let the FOMOs saturate the market. It will be a blood bath in few years time. Especially if economy takes a major dive. Not the first time this happens to Fl.
This is a bald face lie, the overwhelming number of People moving into the State are from the Mid Western states cause they can't stand the Winters. Secondly, most of the developers are New York based investment companies (a Mid Atlantic state ) who are responsible for places like Ft. Myers. Moving on, the state assembly recently passed and approved a heavy gerrymandered voting district map making it impossible for a opposition party to win seats, thereby NO consumer protection is possible. Most people in Southern Florida are obsessed with preventing illegal boarder crossings or Trans people using their bathrooms that they can't (or won't) drill down and talk about the real problems.
I grew up in Boca Raton Florida I was born and raised there from the 60s my parents were there from the 40s. The state of Florida has been destroyed by excuse me -people from other states that don’t appreciate the type of living that we have in Florida! I love the people of Fla. but you have to have a certain decorum about you if you want to hang with the good people! And this is for people who have lived there for 30 years your newcomers! Remember this is considered the south to the old timers…
Lot of good points but question the order of importance you listed. Many of the ones you mentioned would be considered geographic issues to parts of Florida versus statewide. I would have to say the #1 issue in the State of Florida is the rising cost and ability to obtain insurance as it affects all homeowners.
Looking at sinkholes- here in the center of the state the " wetland" were considered in the western area. Look at trees . If pine trees are quite noticeable, succession is taking place and drying up the lakes ( which the realtor said " No worries, a good hurricane will fill the lake" ..... look at the trees and foliage surrounding the property one is interested in purchasing. EXCEPTIONAL POINT !!!!🌟🌟🌟🌟🌟
@@justynjonn It’s a bad thing when looking to purchase property. Once a lake was formed. By the drought and series of lake of water the trees begin a form of : Succession - after the drought, you will see pine tress in Florida, take over the lake and completely deplete the soil and water. Once this occurs , pine tress begin to grow small at first, however they are very fast growing trees. I hope this answered your question:)🧡🌟🧡. I’m a Florida native .. have studied this for over 40 years. Just look at the vegetation growing in the area in wish you like to purchase a home So that’s it’s not a sick hole possibly Google the plants and trees and it will tell you what kind of soil is in in your yard. :). Good luck 🧡
Wow what a good information! Love your video will follow your more ! You have a good heart 👍thanks for sharing! Happy new year with joy and good health 🎉
EVERYTHING SAID HERE IS TRUE!!! And if you are buying a house here, check if there have been repaired or unrepaired sink holes on the property. Also, BE SURE TO CHECK THE PERMIT HISTORY. Insurers are allowed to pressure you to replace a roof I’ve known a number of home owners who bought their homes at the 15 year point and were told by their insurer that they have to replace the roof which today, because of supply shortages, can cost $20K or MORE depending on how complex the roof lines are.
there are some older homes down here with crawl space, you are correct, frame construction, joist floors, there are no basements, water table too high, (about the worst state for termites too ,like Texas) typically all plumbing stub before pour concrete slab. Not sure about panhandle if they build all frame ,would be able to have a crawl space, seen it in Georgia and few 100 year old homes here in Florida Nearly all homes now, in south Florida are concrete slab construction, and CBS , plumbers can slant tunnel under a slab to replace a pipe on mess up, but probably costly. Also there are many homes from late 70s , 80s, early 90s with polybutylene plumbing , all leak inside walls micro fissures, was class action lawsuit, Many Insurance Companies will not underwrite policy with this type pipes.
I KNEW ABOUT CHINESE DRYWALL DESTROYED METAL I SAW IN PORT ST LUCIE PPL WALKED AWAY FROM THEIR HOMES.. THATS A GOOD IDEA TO HAVE IT CONTINGENT ON HOA APPROVAL. I WAS THINKING I WOULD HAVE TO RUN AROUND & LOCATE THAT INFO.
Hi Troy, We have seen videos and articles that contradict each other on Florida homes and whether crawl spaces are favorable or not, and if so about encapsulation or not etc. Do you have a video about this or thoughts?

Great video , so if you are considering moving to Florida , might want get a price quote on Insurance, best to be in a seated position before you review the price, even if you get a new roof, $4000 - $9000 year , pretty average price, depends also on section of State you move to. Get price quote before you purchase , getting worse every year , NO help coming from legislators.
Good feedback - thank you for sharing.
Absolutely correct that is the only business reason they are on property to maintain the property!
Thank you for your contribution. Yes, completely agree
Good Advise. - thank you for sharing.
from what i see this is not a place i would want to move to and yes i have heard about the flooding issue even when the tide changes and being flat is definetely not good being that close to large bodies of water, great vid and nice to have someone give and honest insight to the problems in that state with propery.
Thank you Mr. Funk for the tips that you arrive in your video. A lot of things that I wasn’t aware of. I live in New Jersey for now, but I am thinking of some day moving down to Florida but the advice and tips that you given this video are very interesting. Thank you so much for your info and input.
Thank you
Thank you Troy. I'm one of those who couldn't take it anymore living in CA. My wife and I purchased and are renting a duplex in Gulfport. We have been pleased with this property as an investment and, though we're currently living out of the country, we look forward to keeping some roots in FL. I'm thankful for the 10 practical areas to watch for and that you've shared and look forward to continuing to be a fan of yours.
Just dont vote the same way and us locals will welcome you.
Wow, I watch a few Fl real estate agent videos and NONE have mentioned what you mentioned here. Thank you! I’ll also add CDD communities.
Tropical latitude for the northern hemisphere begins near Havana Cuba. Southern Florida is classified as "sub tropical"
A little different ? 😮It’s Insane ! It’s gotten out of control ! I’ve been living in Sarasota Fl for 35 years and this is crazy how populated we have gotten 😢I mean seriously this is the worst !
Yes, we went in March and couldn't wait to go home. The crowds and traffic was too much !
@clot shots wow..... not good....
Well go back to where you came from and take all your Yankee buddies with you !! As a fifth generation Floridian we can’t stand you damn Yankees so go home
Yep same here in Oklahoma. California pepple buying all the houses out bidding Okie people because they come with so much cash. Out home prices have ky rocketed. Gee thanks.
I’ve also been in Sarasota for 37 years and I am over all these people here now. I’m ready to move to a quieter place.
Thank You, For being Honest more Realtors; need to be totally on board. In additional to, when it comes to the housing market. also, the cost of living as well as the HOA FEES!
11. Make sure your HOA or condo mngt. association is not embezzling your monthly and escrow account. The Hammocks is a recent one, and another in Naples involved a Cuban Husband/Wife team that fled to S. America with millions. Demand that an outside auditor look over the financials annually.
Thank you for sharing.
LoL
Love the video. Thanks for posting
Some more negatives are heat & humidity, pollution, poor fishing, leaving the house vacant( possible squatters), traffic, rules and regulations.
I really appreciate all the value in this video 😮Thank you
Love your videos!
Bull shit propaganda .
I own a stick house built in 1901, gutted out and all new dry wall, electric and plumbing. So far standing sturdy
Gent did his friends a solid...great way to keep 'em and uphold your integrity.
I owed a house with Chinese Drywall. I put 60K down to buy it and lost it to foreclosure - Very Bad Time in my life (2007)
The "Population Exposition" graphic made me smile. Good info overall though Troy. Thanks.
Very good feedback - this helps me with ideas for future videos. - Thank you!
One thing I've learned about the people of Florida in my 14 years living here
is professionalism is almost non-existent. Incompetence is much more
prevalent. That goes for tradesmen, health care workers, just about anyone/
anything you can think of.
@@mark98070 what we've noticed is "I'll be there @ 09:00 means I'll be there between 9-1200"
How can we are sure that they do NOT use Chinese dry walls when build new home? Please help with your inputs
Thanks.
I would like to know, as well...
Hallandale beach Florida beautiful city good beaches and restaurants and growing businesses and communities, and good nightlife.
Very good video, we don’t really want any more people moving to Florida
Florida has a massive amount of spring fed lakes. 2% of Polk County is spring fed lakes. Not everything is a retention pond.
Yes, good point.
Thank you so much .
Not many people realize toxic ness of a homes .
I mention or ask people think I am fussy or picky .
So many people are house sick
Little do they know
Thanks Frank.
HOA are to be avoided, it's all risk with very little reward.
Just got an email from my insurer on my rental property that they are not renewing my insurance because the roof has less than 3yrs of life left...
HOA can only foreclose for dues and dues collection. Not fines or fees related to rules violations.
Thanks for sharing.
Best on buying information on Florida
Don't forget Florida's unfair property tax system where you're taxed on the price you paid. We have identical homes in our neighborhood where owners who bought some time ago pay less than $1,500 a year in taxes, but if you buy today based on today's value you would pay about $8,000 a year on the same model house. People moving here have no idea when they buy a "Homesteaded" house how much their taxes will rise as most northern states revalue properties so everyone pays their fair share of taxes and taxes don't change because the home was resold. Florida puts an unfair and undue excess tax burden on new homeowners.
No one is moving to northern states!
@@charliehicks5676 sure they are. Everything from the Georgia border up is a northern state to us Floridians.
Republican states lol
Repubs have ruined this state with all of their good ole boy shenanigans! Insurance companies no longer have a cap on how much they can raise their rates. This is a state for the very rich!
YOU ARE TAX ON WHAT YOU PAID IN MANY PLACES.
Great video Troy! Thank you so much you point out some very important points and potential land mines to be concerned why thank you! Hope you have a great 2023 thanks for the information!
Great video Troy‼️. Very informative ‼️😃🙏
Thanks for this great video - how do you check for Chinese drywall.
Thank you for the great advice.
Well done Troy! I thank-you for this important information.
Great video about the Truth without being negative, and some tips too!!❤️ Really enjoyed it. I'll keep you in mind. Saving this video for future info.
Name me states that don’t have issues! I have lived in several states but moved to Florida in 1988 and still love it here!!!
Me too - I think if you are looking for perfect, you will be looking the rest of your life for something that does not exist.
Same here... lived in 11 states and FL all around my favorite! Been here 10 years.. plan on staying forever. Best all around IMO!
What part? What do you love?
@@justynjonn Obviously the weather but the people are friendly and plenty to do here!
Can't emphasize no 1 enough. Homes go up here in as little as 8/10 wks. Towards crime, I've seen elderly tearing off grapes, eating them as they grocery shop!
The elderly are the worst as they come off as all so innocent. Some of them, not all, carry on as if they are entitled.
😎Florida is the best!👍🏼
HOA should never be able to tell you what to do when you own your home. It should only be able to have restrictions if the HOA leases the house.
Thanks for sharing
Alot of conservatives moved here the last few years!🙌👍
If you do the proper research you can’t get ripped off. Very simple take it or leave it!
If purchasing a condo unit, are there inspectors who will look for the things you mention, including a mold inspection?
Great advice, Thank You Troy
I was going to buy a house in south Fla. years ago the insurance was 17k a year
I grew up in Boca Raton Florida I was born and raised there from the 60s my parents were there from the 40s.
Good luck trying to find insurance, wind is not covered under your regular homeowners insurance
I have insurance - it's just a lot more expensive
Thanks for the information.....very good to know from an insider.
Lot of good points but question the order of importance you listed. Many of the ones you mentioned would be considered geographic issues to parts of Florida versus statewide. I would have to say the #1 issue in the State of Florida is the rising cost and ability to obtain insurance as it affects all homeowners.
You forgot to mention Homesteading. That was detrimental in 3 Properties we purchased in College Park. Property taxes went insanely high!
So seeing pine trees is a good thing or bad thing?
@@justynjonn
It’s a bad thing when looking to purchase property. Once a lake was formed. By the drought and series of lake of water the trees begin a form of :
Succession - after the drought, you will see pine tress in Florida, take over the lake and completely deplete the soil and water. Once this occurs , pine tress begin to grow small at first, however they are very fast growing trees.
I hope this answered your question:)🧡🌟🧡. I’m a Florida native .. have studied this for over 40 years.
Just look at the vegetation growing in the area in wish you like to purchase a home
So that’s it’s not a sick hole possibly
Google the plants and trees and it will tell you what kind of soil is in in your yard. :). Good luck 🧡
Great presentation! I really appreciate you sharing.
I agree BEWARE BEWARE befire buying Real Estate in Florida
Wow what a good information! Love your video will follow your more ! You have a good heart 👍thanks for sharing! Happy new year with joy and good health 🎉
Florida is a nice place to visit and that is it.
Thank you very much for valuable information.
The information was very Helpful mr Funk. Thank you
Great information!!! Thanks so much 🙏🙏
EVERYTHING SAID HERE IS TRUE!!!
Thank you for your support
You could have easily avoided the issues with the pipes on your new construction home if you had a crawlspace. It also adds extra flood protection.
there are some older homes down here with crawl space, you are correct, frame construction, joist floors, there are no basements, water table too high, (about the worst state for termites too ,like Texas) typically all plumbing stub before pour concrete slab. Not sure about panhandle if they build all frame ,would be able to have a crawl space, seen it in Georgia and few 100 year old homes here in Florida
Nearly all homes now, in south Florida are concrete slab construction, and CBS , plumbers can slant tunnel under a slab to replace a pipe on mess up, but probably costly.
Also there are many homes from late 70s , 80s, early 90s with polybutylene plumbing , all leak inside walls micro fissures, was class action lawsuit, Many Insurance Companies will not underwrite policy with this type pipes.
The traffic and people who speed is out of control. Many accidents and I-4 is a speedway.
Thank you for your feedback
Every way you live at is going to be pros and cons you can't escape it
Super video Troy. Thank you for good information about FL.. Happy New Year. /Canada/
Don’t the house supposed to get expected during the process of building?
I KNEW ABOUT CHINESE DRYWALL DESTROYED METAL I SAW IN PORT ST LUCIE PPL WALKED AWAY FROM THEIR HOMES.. THATS A GOOD IDEA TO HAVE IT CONTINGENT ON HOA APPROVAL. I WAS THINKING I WOULD HAVE TO RUN AROUND & LOCATE THAT INFO.
Much appreciated! 😊
Great Advice Great Content I want to move to Florida but I have some reservations I was having before I saw this video
Great informative video.👍🏻
Hi Troy, We have seen videos and articles that contradict each other on Florida homes and whether crawl spaces are favorable or not, and if so about encapsulation or not etc. Do you have a video about this or thoughts?
