The "not enough customers" problem is due to having too many shops close to each other, so you need to spread out your commercial zones across the map, like create small pockets of commercial zones within some residential areas and that should fix the problem

That’s actually not the case. I usually have all my commercial lining in Main Street. The problem is that the zoning is unbalanced in this game. You can sort of help it not be as bad by making commercial and industrial taxes all the way up.

If you turn the taxes, all the way up for industrial, and commercial is sort of helps with the zoning imbalance. I would say my biggest frustration with this game is the way it pushes you to zone high density in you’re less than 5K population town.
Don't purchase tiles right away as they become available. Wait and see which one you need and unlock as you need. Same goes for using progression points.
In real life a city would have to have over 500k population to consider building skyscrapers. This game is still very cartoonish and unrealistic to me.
Guys my game keeps crashing to desktop every 15 to 25 minutes. It looks like the steam folks have gotten a patch that addressed this but There has been no patch on Game Pass? Does anyone have a fix for this? This is really annoying. I have an RTX3080 with Ryzen 7 5800X.
My understanding is when you don't have enough customers, you need to increase your population. You'll need to alternate between that and supplying more jobs for citizens. Hope it helps, definitely enjoying the content.
Hey, loove loove you content! Now that you have industries that make desent profit, maybe lower taxes and bump up the hospitals. I see in demand that people are begging for more jobs and industries, maybe then your money will not go down anymore? It is just a suggestion :) Love you cities
If your people don't have money because of low paying jobs, and then you raise Taxes on them, how will you expect them to go shopping when they are broke ???? reduce taxes on people, raise it on industry to compensate and provide local production in your city, then everyone will have money and go shopping and the "No costumer" problem will be solved, so will the "High rent" problems be solved. Don't forget education to help people work at higher jobs as well, then you can raise taxes slightly on higher education cims if you still need money.
Be sure to get some (more) education in. No college > no educated workers so you get problems at the industrial and office zones later. And you think about trains and putting way too much taxi-stands in..... I have seen you do better.

26:01 You don't even need to build Taxi stands because you can upgrade the Taxi Depot to pick up and drop off passengers anywhere.
