They are. Nobody is denying that BUT that is also because we have no state income tax. Doing a state income tax is much more fair to those that live on a fixed income and retirees and property taxes favor those that are still working. Kind of sucks all around.

They should lower the % rate if the market prices across the state jump. They shouldn't get more tax revenue just because house prices are increased. If it was 3% before and house prices jumped 20%, then lower the rate to 2.4% so revenue is neutral.
I had to protest taxes in Arlington in 2011 which is Tarrant county. The people that work at the tax office pushed a button and called the police to come into the room when we were discussing our protest. That is how they operate there. I pray this lady gets it resolved to her benefit.

Texas has some of the highest property tax rates in the US (1.8%), unless you're a disabled vet it makes no financial sense to own a home in Texas (you'll be overpaying for it). Nevada, Florida, & Tennessee have no income tax & their property tax rates are less than half the rate of Texas.

As more homes are built then that's where their revenue increase would come from as well as people who sell that are locked at the old tax rate. Why is it okay to continue to pay for something you have “paid off”? At least when you are renting all maintenance, upgrades the pool etc are taken care of by someone else. Owning a home all those expenses are homeowners responsibility and we NEVER truly own our home. If we want to add a pool, get a new driveway etc the county wants a cut like the mob! I didn’t ask they to pay for my upgrade but they have their hand out! If they just have to rob me every year just do it on my purchase price, that’s what I could afford and that’s what I signed up for!
Texas property taxes seem be among the higher ones in the US. I'm surprise how high it is now. I remember a guy I knew from work back in the early 90s. He was showing me pictures of the houses he was looking at to buy in Texas. I don't remember which city. He was moving from the SF Bay Area. So yeah, the houses in Texas were quite a bit larger and the land of the property was larger. Best of all, the property taxes were quite a bit cheaper than what he was paying in the SF Bay Area. Although at the time his home in the SF Bay Area was easily tripled to what the houses he was looking at in Texas. But looking at it now. It looks like Texas has caught up and more with property taxes compared to here in California. I get increases that are usually just over 1% when it happens. A 68% increase I can handle even though I'm retired. But it would likely lead me to look at moving somewhere else within the state where housing prices aren't crazy high like it is in the SF Bay Area. I like the local weather and the different amenities that are close to me. Maybe they shouldn't be raising property taxes for retired seniors.

She may be wasting her time on her protest, she still has $35,000 lower appraised value($163,350), compared to her market value (198,546. Her appraised value is only allowed to increase 10% a year. She may need to wait until next May 2023 to protest where the new appraised value may be $179,685, Market price for 2023 $$$$????
because what the county appraises it is still like 10-30% under Real Market Value. On top of that, the homestead exemption is whats giving her that tax benefit for the appraisal to be lower.

Consider the following: taxes fund city/county services. Each year, there's a budget amount for that. Although homeowner values are going up, that doesn't mean the city needs to maintain the same tax rate. It should be an "effective" tax rate to support the budget. Why aren't the millage rates equally being lowered?

Texas is gone nuts, especially in Austin where property values are already very high. Essentially, you are not "owner" but renter depending on your county. The biggest hit is on the renters, because landlords dont have any exemptions and just pass increases on renters. We are not low tax state anymore, probably not even medium.
If your town takes out a loan (Bonds). Then the residents have to pay it back. Now for the funny math that you should have paid attention in school. If the town didn't need the tax money. Contact O'connor and Associates Property Tax team. Dallas County appraisals are corrupt and illegal but you must properly dispute the increase quickly. O'connor charges 50% of the amount they actually save you so it's basically free and super easy. I used them for years in Lancaster and they are amazing. My taxes stayed the same or even went down every year so I basically paid them nothing or very little. They are on autopilot so you do nothing once signed up, they keep up with everything. Super easy to start... Located in Houston but work Statewide...
Here is the thing thought. It does not matter if the homes were appraised in average of 30 percent or 3 percent. At the end the agencies that will collect property tax will adjust their tax rate according to what the total revenue they need to collect. Since they are limited to how much they can grow their revenue compared to the previous year (about 3.5 percent) then they would just adjust their rates by either increasing or decreasing. In other words even if homes went down by 30 percent the next year, that does not mean that your tax rate will go down. They will just adjust the tax rate by increasing it to be sure that they collect the appropriate amount per property to collect the total revenue for that year. I feel that news media is not doing enough to educate people on this matter and are just focusing on appraisals as if that's all that matter. At the end the entities that will collect will collect the same amount no matter what. Please media do a better job at explaining this instead of focusing on one portion of the equation.

Your lucky your in Texas try living in Connecticut with the house prices through the roof. Rents are up and the city doesn't care. Rental assistance is over and people are being evicted. All the major city taxes are sky high. Every two years the taxes go up sometimes sooner. When you pull all those permits to do repairs the price of the house go up in value. Watch buying these Property that the previous owner pulled alot of permits instead of pulling all at once. They drive by and take pictures anyway. In some cases you can see your house on line.

Yes texas has homestead tax break but it has nothing to do with fake appraisal value. My home appraisal was up 150k for the year yet my homestead is capped at 10%
You still pay 10% increases every year for homestead if you stay in the same house. If you are new homeowner however, you will pay based on new price, and thats the biggest problem. The moment you buy, your taxes will go up, say, from $6000 / year to $10.000. And then, of course, up to 10% increase every single year. Sounds like DFW needs increase limits for ex owners & reserve mkt value assessments only for new buyers. Hate CA? ... we have Prop 13. Limits 2% max prop tax increase per year.

We are in Colorado and it is the same story here, 4 of us file an appeal and all 4 of us got the denied letter!

She may be wasting her time on her protest, she still has $35,000 lower appraised value($163,350), compared to her market value (198,546. Her appraised value is only allowed to increase 10% a year. She may need to wait until next May 2023 to protest where the new appraised value may be $179,685, Market price for 2023 $$$$????
because what the county appraises it is still like 10-30% under Real Market Value. On top of that, the homestead exemption is whats giving her that tax benefit for the appraisal to be lower.

Consider the following: taxes fund city/county services. Each year, there's a budget amount for that. Although homeowner values are going up, that doesn't mean the city needs to maintain the same tax rate. It should be an "effective" tax rate to support the budget. Why aren't the millage rates equally being lowered?
I'd like to see more localities take that approach.

mine went for 60k to to 160k in one year so i protested it and now they saying its worth over 320k. i have no choice but to fight it again. i'm just scared it will go up again if i do but i have no choice. because i'm on social security now and scared my taxes will cost more than i make in a year.
Texas has the second highest property taxes in the nation. It’s based on the value of the home. Why are Texans surprised. Elect politicians that will lower property taxes. In Florida we have a law that says property taxes can only go up a maximum of 3% per year. Encourage your elected officials to pass a similar law.

Texas is gone nuts, especially in Austin where property values are already very high. Essentially, you are not "owner" but renter depending on your county. The biggest hit is on the renters, because landlords dont have any exemptions and just pass increases on renters. We are not low tax state anymore, probably not even medium.
If your town takes out a loan (Bonds). Then the residents have to pay it back. Now for the funny math that you should have paid attention in school. If the town didn't need the tax money. Then the town could call for a vote to lower the percentage assets for taxes. But of course, people want more government stuff and where does the government get its money from? You!

The deferred portion will be taxed at an annual rate of 8 percent. But, if the assessment is increasing at 10 percent a year, then wouldn't you sill come out ahead?

Contact O'connor and Associates Property Tax team. Dallas County appraisals are corrupt and illegal but you must properly dispute the increase quickly. O'connor charges 50% of the amount they actually save you so it's basically free and super easy. I used them for years in Lancaster and they are amazing. My taxes stayed the same or even went down every year so I basically paid them nothing or very little. They are on autopilot so you do nothing once signed up, they keep up with everything. Super easy to start... Located in Houston but work Statewide...

Here is the thing thought. It does not matter if the homes were appraised in average of 30 percent or 3 percent. At the end the agencies that will collect property tax will adjust their tax rate according to what the total revenue they need to collect. Since they are limited to how much they can grow their revenue compared to the previous year (about 3.5 percent) then they would just adjust their rates by either increasing or decreasing.
In other words even if homes went down by 30 percent the next year, that does not mean that your tax rate will go down. They will just adjust the tax rate by increasing it to be sure that they collect the appropriate amount per property to collect the total revenue for that year.
I feel that news media is not doing enough to educate people on this matter and are just focusing on appraisals as if that's all that matter. At the end the entities that will collect will collect the same amount no matter what. Please media do a better job at explaining this instead of focusing on one portion of the equation.
If this actually happens then this is the correct thing to do and she has nothing really to complain about.

Your lucky your in Texas try living in Connecticut with the house prices through the roof. Rents are up and the city doesn't care. Rental assistance is over and people are being evicted. All the major city taxes are sky high. Every two years the taxes go up sometimes sooner. When you pull all those permits to do repairs the price of the house go up in value. Watch buying these Property that the previous owner pulled alot of permits instead of pulling all at once. They drive by and take pictures anyway. In some cases you can see your house on line.

Yes texas has homestead tax break but it has nothing to do with fake appraisal value. My home appraisal was up 150k for the year yet my homestead is capped at 10%

You still pay 10% increases every year for homestead if you stay in the same house. If you are new homeowner however, you will pay based on new price, and thats the biggest problem. The moment you buy, your taxes will go up, say, from $6000 / year to $10.000. And then, of course, up to 10% increase every single year. Its the easiest guaranteed way to collect taxes for tax collectors mafia

Why is it okay to continue to pay for something you have “paid off”? At least when you are renting all maintenance, upgrades the pool etc are taken care of by someone else. Owning a home all those expenses are homeowners responsibility and we NEVER truly own our home. If we want to add a pool, get a new driveway etc the county wants a cut like the mob! I didn’t ask they to pay for my upgrade but they have their hand out! If they just have to rob me every year just do it on my purchase price, that’s what I could afford and that’s what I signed up for!

Sounds like DFW needs increase limits for ex owners & reserve mkt value assessments only for new buyers. Hate CA? ... we have Prop 13. Limits 2% max prop tax increase per year.

I have to laugh ( cry actually) ... take a look at here in CA, my 1300 sq ft house is appraised at $700000....I paid $200000 for it. Thank goodness we have prop 13 which limits the govt theft increases to 2% per year...only reason I can still afford my own home...
