      Just do the math, lot rent today say $600. a yearly 5% rise and you are paying $1,000. a month in just 10 years. In 20 years, $1,600./month. Everyone I know that went in for lot rent is now sorry, I was renting a home on a golf course in E.Orlando, every 4th house is for sale because people do the math after several years watching lot rent go UP.

    Great looking park and home. It would bring 4x in our park with very comparable amenities but our monthly fees are more like $275 with everything, even approximated taxes. So it does show the extent of the sliding scale between up front price and monthly cost. Great work for people looking into 55plus in Florida.

      I have plans to do a video in the Ormand Beach/Daytona area. There's not much above Flagler until Jacksonville. There's a lot left to look at but the same principles in picking a community apply anywhere in the state.

    They are cheap because the lot rent is insane. I live in a park in Arizona and the owners are starting to pull the same with us. They raise it so much our homes keep going down and down in value. We are on fixed incomes and some have to just walk away from their homes because they can't move them and they can't pay the high lot rent.

      Here in Florida lot rents in many parks have risen to well above what those seeking housing on a social security level income can afford. The trouble is conventional home prices and apartment rentals have risen much more.

      Village Green is on the higher end. But, most opportunities to live in Vero Beach are priced much higher. As I say in my book, it all comes down to finding a situation that both meets your needs and meets your financial objectives. With over 700 homes in the community and very few for sale, it obviously meets that for a lot of folks.

      I'm looking at retiring in about 5 years but I am looking alot now. I'm thinking about maybe a co op park. I want to make sure as I get older my costs don't go way up

    I guess it has it's pro's and con's like having a nice home in a nice neighborhood in some ways it's like renting but being responsible for maintenance not owning your land and lot rent around 1,000 a month and may go up yearly with all the additional roofing and additional room's it would be nearly impossible to move the home to your own land If I wasn't already living in a similar area I would definitely love to live there it would be great as a 2ed home also

    Russ, I answered your questionnaire but it does not have a submit button. I have a few questions about 55+ communities (mobile homes) in the SWF area, particularly the Ft Myers area. More importantly, I am interested in knowing what is the least amount for lot rent in a nonshareholder park in Ft. Myers (or Sarasota, Venice)? I'm not interested in golfing, card playing, or bingo. I'm more into restaurants/pubs/arts/theatre/concerts/pool/pet friendly. I'm considering leaving permanently in the Spring of 2023 for Florida. Just trying to do my homework. I would appreciate any feedback you can offer. Mag

    I'd like to know why the majority of parks don't allow fences? Would like to find a place where we can have privacy and a place for the dogs to go out.

      Many have mowing services throughout the park. Also the lot lines in most mobile home parks are not legally defined. (platted) Looks may play a part of it too. Many sub-developments allow them.

      That park is on the higher side of average. Resort parks typically run $750 to $1000/mo with some exceptions.

    Well done video.
    Very nice property property in this video.
    Folks need to watch your other video you mentioned. It has good points on insurance. It talks about lot rent. I looked over at 2 parks in High Point and Brookridge in Brooksville fl on route 50. Both of which have their own golf courses. You own there own land there. Costs are more controlled. Homes are about the same age.
    Based on my comparison of these Brooksville parks, you own your own land vs this lot rent home, just the lot rent lot is worth about 150k to the investor. $950 per month you could buy a own your own land home for 150k with 30 year no money down mortgage, taxes, insurance, and a $50 per month HOA included. So in my comparison, the lot rent home is 48k more than own your own land home.
    I have owned in a residents own park in New England which the residents recently purchased from the owner. The lot rent did go $200 per month to $550 per month up but cost are now controlled. The value of a homes in our resident own community have now skyrocketed.

    This is all brand new to me. I am not trying to offend but I'm surprised by how cheap the cabinetry, floors, Etc all look. I'll be eligible to live in a senior community in just a couple of years but I'd rather be in a nice apartment than this, if this is typical. Or obtain a loan to either build or have a tiny home built because the quality is much better from all the tiny homes videos I've already viewed.

      Many homes that are bargains are older and may need upgrading. We each have to look at our needs and financial situation and make these choices. You can buy new manufactured homes with interior quality that easily match site built - if you can afford it. You can also rent high end apartments in complexes with pools and clubhouses - for roughly twice what it costs to live in these communities. It's your choice. I only present the options I'm seeing in manufactured housing. I certainly take no offence if they are not right for you. In fact, having provided that insight, I have fulfilled my mission to educate folks on what's out there.

    Lot rents very high but very 👍 wanting to move from Naples too expensive here to live I live in 55+ park now.they go here 100.000 you own land though pay HOA monthly.water sewer trash yard cut weekly

      Thanks for the idea but if you are shopping strictly by HOA fee you are wasting your time watching any of my videos. Just call some agents in the area that interests you, tell them what you are willing to pay, and they will tell you where to look or if anything that cheap exists.

    I'm highly interested. I'm only 50 now and my son is in his twenties and he is handicap/disabled. But my concern is the hurricanes and a little concern about sink holes. So I am wondering do you get a lot of damage during hurricanes and do you have to evacuate all the time? Sink holes I don't worry too much because I know the state I love in has those too.

      The conundrum with that worry is how so many manufactured and mobile homes (including ALL of these) are still there and in great shape after 30 - 50 years' worth of hurricanes in Florida. In fact, there are hundreds of thousands of 1990 and earlier that somehow survived.......And, while I see headline grabbing photos of mobile homes destroyed by hurricanes every few years, I see demolished cars and fatalities on the highways almost daily. Doesn't mean I stop driving ... Also, some locations are less prone than others. Being just a little inland makes a big difference, too.       Yes, but there are a couple rule wrinkles to look for. First is if they must be overnight guests in your house. This is especially important if they plan on staying at hotels or live nearby. The other is if the resident must accompany them. This can matter if your grandchildren are visiting and you want to send them to the pool while you make supper.

    Ross,I'm looking for a Lot rent where it's safe to live and kept up as I am particularly Blind and that I could have a dog in the future for myself when I decide which kind.The Lot Rent can't be anymore than 450 or less.I do live on a Budget.What are my choices please,Would you give me information to look at please...I would appreciate your input Graciously.

    Hello Russ, what does it mean with the Pass Through Tax that you said in the video $158.00 per year. Is that the yearly Tax that Homeowner has to pay. Just never heard that term before.

    I just wanted to let you know we do have the only problem is most seniors are living on social security and can't afford $900 a month rent even if they can pay cash for their home..... I believe that's why they're going to tiny home and tiny home communities because the rental spaces are half

    I've looked into it and now I'm seeing rent, hoa, land lease are expensive now. Some are more then your mortgage. I don't see where you save and not mention that people in 55+ are moving out cause of the rent,hoa, land leases are high now.

      Occupancy rates are very high and homes sell quickly. For everyone leaving there is new arriving. Buyers with higher retirement savings/income have and are driving up both home prices and lot rents they will pay, but that is also in response to the price of alternatives skyrocketing. A decent apartment will run you $1,500/mo for a one bedroom. Home prices that started in the 200s are now starting in the 300s. That said, not everyone wants or needs to live in a resort community in a highly desirable area. My next video will showcaes a much larger and newer home in a community that allows all ages and has a lot rent under $500!

    I just don’t get the high price of lot lease that people are willing to pay. Do they pay your utilities and taxes if not how is that a good choice. Seems they are taking advantage of the elderly

      First, these parks are not subsidized affordable housing for seniors. They are manufactured housing resorts for those who seek, and can afford, this lifestyle. Do you also think the gated 55+ communities of site built homes selling for $500,000 with HOA fees of $350/mo are taking advantage of seniors? In this case you can buy a nice home of manageable size in a community full of activities and companionship for $48K and pay $1,000/mo. Or, in a site built community, you can put $50K down on a home and have monthly mortgage payments of $3,000 and the HOA of $350. Yes, you will grow more equity in the site built home over 20 years (assuming you can afford it). It's all a mater of finding the retirement solution that fulfills your dreams and meets your needs.

    Uhhh, I'm 56 & I retired early at 55 last year, if I lived there I see zero need to ever use or visit the Club House. I would never waste my time playing Bingo or getting involved in their events when I can watch TV, UA-cam, go shopping or etc instead. That house is entirely too big for 2 people & the monthly fee is also ridiculously high, I would hope outside grass & shrub maintenance is included in the $898 The Village/Park owners are getting filthy rich on lot rent.

      This park is on the high end of the lot rent scale, but it is in what many consider a highly desirable location. There are cheaper and much more expensive homes for sale in this community. What makes this one a bargain, and the point behind the video, is the upgrades the homeowner made that the new homeowner will benefit from at far less cost than buying a home that needs updating.

      There's certainly going to be people that can't afford this option. Those same folks can't afford the $2,400/mo 1 bedroom apartments down the street from this park While folks on Social Security (which includes me BTW) have often found affordable housing in manufactured home communities, these communities are not government subsidized. In fact, folks in this area are moving out of apartments and into this park because it is relatively cheap in comparison.

    Thanks for the tour but I’m turned away due to the ridiculously high lot rent on these mobile home communities. How’s a senior citizen on a fixed income supposed to afford such. Lot rents are excessively out-of-control, beyond affordability, no wonder the homes are priced as such.

      Hi Linda, Not all communities are this expensive so be sure to look at some of my other videos if this type of community living interests you. My wife and I live in such a community and honestly it takes both our Social Security incomes to cover the bills. The way groceries and gas are going that is getting harder. No question those on a fixed single SS income will find many parks difficult to afford without considering part time work or other sources of income. Unfortunately, while expensive, almost everything other than public housing is MORE expensive. And, folks who are in better financial positions are willingly paying these prices making them the going rate. There was a time these parks were a hidden gems but that was long ago.

      @@RussellWatsonFMHL - Thank you for responding. Throughout the past 23 years I’ve been a full-time rv’er thankful to still find affordable rv parks and even some with perks. Just happened upon your channel and thought I’d review additional options. In my humble opinion based on the past several videos my style of living appears best suited for those on fixed incomes affording fully functional living quarters along with the opportunity of relocating should site fees increase beyond a reasonable amount. I do highly recommend folks purchase a 2nd 🤚 rv of any type for more affordable housing. Do enjoy your program info though. 🌻

    Very nice but you need to be very wealthy to afford the lot rent a lot of these at Jamaica Bay are very cheap and beautiful mobile homes but the lot rent is for anywhere from 14 to 1,600 a month

      Jamaica Bay is one of over a dozen parks bought up by the same investment group. The rents they require from new buyers are much (like a lot) higher than current residents are paying. I do not recommend these parks. This home is in an ELS park and so far, ELS is among the big park owners who are charging the same to a new buyer as current residents on market rent pay. BTW, comparing increases in ELS & similar parks with those in other parts of the country has convinced me (other than a couple newer investor groups) we have it pretty good in Florida.

    Not a good idea living with HOA and you are restricted. Not only that lot rent are expensive some can goes as high as your mortgage and you don't even own the land. It's like pi**ing your hard earned money away for what.

    I would not say it was "completely remodeled." Kitchen cabinets are old and who puts carpeting in the bathroom in front of the sink? That's very outdated. Despite that it is a good price for what you get.

    Too many rules in a 55 and over community! Much like an HOA! Prefer my own land, home, freedom. This just is not for every body. Just my opinion.

      Perhaps for you this is exorbitant, but for the 700+ homeowners who live there now it is affordable resort living. And homes sell very quickly indicating others who will pay to enjoy this lifestyle in their retirement years.
