    I went to Jakarta international school back in the late 80s. Bali was a gem back then. Uluwatu was our surf spot. There was literally nothing in Uluwatu. We had to make our way down thru the brush to surf all day. Epic times back then! crazy development now. Bali has forever changed. Way too many tourists now. Overdeveloped. I am forever grateful i got to experience and live in Indonesia back in the 80s and 90s. Bali Dong….Gila bule! Jakarta-Sel.

    Hi, really enjoyed the podcast. You've gained a subscriber. You spoke a little about green zoning, from which I understand is agriculture land. Im looking to buy land in either Pererenan, Uluwatu or Ubud. Let's say the land is Yellow zone for each area. Do the yellow zones have any differences depending on area? Also if I'm looking to build 4 small villas on freehold land an rent them on airbnb, is that allowed with yellow (residential) zone? or is red zone (commercial) what this is for? Look forward to your response.

      Indeed inside each zone you might also have some difference. It is important to do a due diligence or check each plot of land and what is authorized (licence, maximum land construction coverage etc).
      Regarding Airbnb the situation is more complex on how to get the appropriate license.

      Construction in Uluwatu especially around Bingin is out of control..theres a massive bubble there and it looks like a poor investment area now as all the rental profits are starting to dump and also a lack of water there is now a problem.

    Waaaaay tooo many investors in Bali now.... prices for rentals are dumping to secure renters. Property prices are now to high for the investment return. Builders are still quoting over 20 % returns but that's false advertising. We are lucky to get 5% now.. and after 25 years your money is GONE! Thailand is offering 100 year lease instead of 25 or 30... probably better to research there. Im in Bali now doing more area research and its not looking good. Dont forget its a 3rd world country so there are other issues like sewage, lack of water supply, plumbing issues, loss of power and property scams as well. Dont jump in... do your research!!

      Where are you getting your information that says 20% ROI represent false advertising? Have you checked with villa management companies? For example, our villa averages over 25% ROI and it's located in Ubud.

      I just completed my first development in canggu with 33.5% ROI..

      I have friends doing close to 30% in canggu not sure where you get your info from. SMH

    Why don't you just lay your cards on the table and say you're looking for clients to sell overpriced property to?

      Exactly what I thought, hearing their first words. 3:42 trying to bait Europeans, who have never really been to Indo to invest from overseas hahaha. Anyway, nothing wrong to sell overpriced property as long as they're transparent

      @@llahi overpriced as in only foreigners who have no clue about the market will invest with you. but they pay for their security and to avoid headache right?
