Hai Angela love your videos and what an amazing renovation! But just to re-iterate under no circumstance can a foreigner buy hak milik (freehold property) in Indonesia. By setting up a company PT/PMA you can acquire property HGB/ Hak Guna Bangunan which is still leasehold BUT the land is owned by the government and you can hold it for 30+ 20 + 30 years for a total of 80 years. A lot of people don’t understand this and it really needs to be shared with any foreigner looking to invest in Bali . Buying leasehold with Balinese land owners is very risky and having an Indonesian as a nominee to buy hak milik/ freehold land is illegal. Best of luck on all your projects! 🙏🏻
Sounds like a good profit and great opportunity. But it's still work.. and a lot of work mixed with significant risk. That's why I always avoided real estate. Back when I was younger when I was starting a business, real estate was one option, but even then I had better business opportunities I was more into. Nowadays, after retiring when I was 30, I just manage my investments in the stock market. Almost no work and I make a pretty nice reliable profit over time. That was always my goal for retirement and found it early.

If you do, please promise to recreate that grotto bathroom again, wherever you land! :) When you said what it cost to renovate the bathroom, my jaw immediately hit the floor because, here in the US, I could buy myself a second Lexus for what it’d cost to do a build like that! Could you explain more how you came to the conclusion how freehold doesn't make sense? I don't really get it bc it makes more sense than having a lease expire and you give up your full structure and fitout
I can answer that question: freehold or Hak milik is ONLY an option for Indonesian citizens (WNI) foreigners can’t legally own freehold (which is why it doesn’t make sense nor it an option for them). The second reason is that sometimes (but not always) free hold or Hak milik for WNI is more expensive than leasehold upfront for Indonesian citizens. But I would say the appreciation of the asset is well worth it 🙏🏻

I do have a question about financing, specifically if I would be required to pay for the entire property upfront with cash or if I can get a mortgage from an Indonesian bank? If I can get a mortgage, what is the minimum down payment one would need? I'm Canadian, so for us here if it's an investment property a minimum of 20% down would be needed. Hey! So it’s very hard to find any bank that will give a foreigner a loan. You petty much have to pay cash all upfront. I’ve heard it’s possible to find a bank in Singapore but requires 50 percent down and then you have to be in Bali something like 3 months a year… a lot of rules. Typically you gotta have the cash ready unfortunately

How is it possible you as a foreigner can buy a land or build a villa on your name ? Because as long as i can remember there is no way a foreigner can buy a land or a house in Indonesia.
Foreigners or WNA can lease land from an Indonesian landowner but they technically don’t own it. They can also set up a PT/PMA which is another form of leasehold that gives them the right to build on or develop the land - but again they don’t own it; but the lease term is 30+ 20+30 with extensions administered by the government. But you are correct that foreigners can’t buy land hak milik/ freehold in Indonesia. The only exception to this in the future might be permanent residents -with restrictions as to how much and what minimum value the property has to be.- might be able to own a limited amount of property.
