Nice fresh look! I recommend a floor lamp near the chairs. Also- rec a full length shelf or tall narrow table behind the pullout sofa . That could hold a lamp and space for a guest to place their phone, book or glass of water if they r sleeping in that space.
I was going to say the same thing. Nobody likes just straight overhead lighting. That room is also begging for one or two plants. A narrow console table under the window with a lamp and a plant.
I think you need a floor lamp behind the 2 chairs. Most people don't like overhead lights. And, if there's a way to have a small lamp or wall sconce by the sofa for people to turn out at night before bed.
Try switching the orange and yellow chairs. An old photography lesson is that it's more pleasing to the eye to have your eyes move from left to right (because we read from left to right). Right now the way the chairs are, my eyes keep wanting to move right to left and it feels awkward. Switch them and see how it feels to your eyes :)
I would prefer the velvet chairs in blue or aqua tones. Not a fan of yellow or orange, but that’s just me. Also maybe a few hanging stained glass pieces for some of the windows.
Congrats on finishing the room. Looks great. Some suggestions: Add aqua, gold and orange or striped coloured cushions to chairs and sofa to mix and match colours. I’d place the chairs against the wall facing the windows with the coffee table in front to allow easier access. The coffee table seems to block movement as is. Also throw some coloured floor cushions or a bench the other side of the coffee table to enable extra seating & eating and game playing on the coffee table. Also hanging plants around the room.
Such a great functional space.. I am reading some of the posts and agree an additional floor lamp and shelf behind the sofa would be functional additions. The floor lamp could be similar to the nice lamps you added in the bedroom. Beautiful!

The only comment I would add regarding the decor is that you get pillow stuffers the next size up from the pillow covers Large covers + too-small pillows looks sloppy and worn, even if they are brand new. Bigger pillow + very slightly smaller cover = fluffy and inviting. So, for example if you have 16" covers, you need 18" pillows. Another trick is to wrap the pillows in quilt batting and then putting them in the covers.
Add a foam topper for the sofa bed just keep it in the bottom of the linen cupboard where you put the extra blanket/duvet, pillows, sheets and towels. A topper on a sofa bed makes it really comfortable. Add a couple of poofs to use to either put your feet up or kids seating. Put against the window wall by the couch.
So cute. I love that you have a sleepsofa in there. I agree with the need for lamps and a sofa table behind the sofa with a lamp. Lamps make a space cozy. Great job on the whole place.
The coffee table is too large for the space. Try the table in front of the sofa - can be moved when using the sofa as a bed. I agree with swapping the two chairs. I was surprised by how off all of the dimensions look - rugs too small, table enormous, chairs don't match in any way, especially the sizes and shapes. The bones of the room look good but the furniture is shockingly way off. The final result looks like a pile of junk, like they ran out of creativity, energy, and design sense during the final hours.
Great job! Your guests will love the space! Do you have a plan for the overflow guests' things? I'm thinking maybe a few wall hooks and a folding luggage rack?
Please add a guest book for your renters to sign. You’ll love reading their comments. Menus from local restaurants, and a list of nearby stores and shopping areas would be helpful. Also, give directions to the nearest Urgent Care. These lists could be hung on the inside kitchen cupboard doors. That way it doesn’t look messy. 🌺

It looks great with new floor and paint. I would have spaced the art differently- but I love the Omaha art! Also, the end of the room with the 2 chairs and table- I would re-orient them together under the art and looking out the windows. Currently the room is disjointed with a cluster at each end. Those windows make an amazing room!
Glad I'm not the only one who noticed. The furniture placement is awkward and a disaster waiting to happen with that big honking oversized coffee table that leaves barely enough room to get by. I can already see kids ending up in the ER on vacation getting stitches from splitting a chin open on that table.
I’m in the process of turning my mom’s house into a vacation rental. Your projects inspire me. Mom still has ideas about how she wants it (she has dementia so a lot of it doesn’t make sense) so I’m trying to balance reality with her expectations. I hope to have it up and running in the next month. Thrifting, FB marketplace, and garage sales have been wonderful.
I love sunrooms. My son has one and it has 2 window-less openings to the living room. He is free to add metal grated designs or even stained-glass hanging panels. He sets up a dining table in that room for holiday dinners.
Been reading many comments…need some little night stand or end table for guests to put glasses/phone when they sleep. Maybe something on casters that can be rolled around and multifunctional. But wow what a lot of work…you made this dingy dirty room nice and bright clean and breezy!
Love all you have done. The sunroom reminds me of the sunroom my grandfather had in my moms family home. It was similar and all the windows were amazing. Lots to cover and I always remember ruffled white curtains of thin gauze like fabric and always a breeze blowing them softly. The Air B & B is beautiful. Just like you layered the different whites, layer different lighting. Absolutely love the bringing of same color throughout the whole place, and tying a sense of Omaha with art and books!
The room is fantastic! Just a few suggestions to work towards, first thing is see about getting UV protective glass for your prints, it's more pricey but will keep your prints from fading in such a bright room. I would keep on the lookout for fabrics that have your colours in them. Plaid, floral, any pattern actually plus I wouldn't go for any more that 3 and make cushion covers out of them. I look at the second hand stores for different shapes (round, square, lumbar etc. You can wash them easily and try to find ones with zippers or if you sew but hate to put in zippers use velcro to close them. I agree with the smaller round coffee table and D tables are great for putting against the windows for plants. If you don't want to bother with pillows you could paint the D tables with your colours . Lastly a floor lamp or a "roxton" type lamp table would work fantastic between the chairs. I found one at Sally Ann that "steps" that come down, great for plants, pamphlets, and to set a drink while enjoying the space. Long winded I know.

Please don't make the same furniture placement mistake of cramming everything in the corners not facing the view. It looks like the sofa and chairs are repelled by a magnet. The rugs are too small. Being good at furniture refinishing apparently doesn't translate to good decorating.
I love seeing you do these redo's, especially in Omaha. I have family that lives there. 😊 I think i would have done a small table berwewn the chairs instead of a coffee rable because of space as well as a lamp that offers a light glow for late night arrivals and early morning coffee!!

starts pink, turns white when it’s dry. painting white on white, it’s hard to see where you’ve painted. having the paint go on pink, it’s easier. it dries white.
A good way to tie the two ends together is to put some throws or pillows that are in the blue colors on the two velvet chairs and put some throw pillows on the sofa in the colors of the two velvet chairs.
I think a table on the side of the couch would be ideal, with either a sconce light or table lamp, for easy reach switch off from the bed at night. A smaller coffee table would be better. And definitely small and tall plants, they really make a room look beautiful. I'm loving all the white walls and the blue 'triangle'.

I agree changing the gold velvet chair should be on the wall side and the shorter chair toward the window would look better. i agree you need some lighting, a floor lamp or some wall sconces. I saw some cute wicker wall lamps at Ikea that were like $35. that woud look nice. A small table in the middle like a sofa table would look nice with some candy (snack) and a small light would make it more homey. I think guys did a great job.
You could also add a sofa or daybed to the top of the stairs for extra guests. And have you thought to add a crib or playpen. Or would it make you libel if someone was injured. There’s always recalls on baby stuff. The addition of board games, cards. Maybe mini bar items you could charge for up front. Like a basket of goodies and you could set a menu of items. I know people who have sold antiques out of their B and B to customers. You could do something similar.
98% there! SO impressed! Great work! Can you put casters or slides on the coffee table and put it in front of the sofa? Yes to lamp behind chairs. Light at sofa bed? (wall LED?) or maybe LED strings around walls? Overhead light ok but tends to feel yucky.
Don’t know if you thought of this, but when I stayed at a beach condo the owners had a journal guests could write their names and where they were from, also rate the rental! It was cool to see where people were from!

Looks nice. Yes pictures would be aesthetically more balanced on the wall. Switch chairs so tall back on wall side with short back on window side. Yes floor lamps. Question; can quests walk around sofa bed when made up ? If not place head against wall. People are not comfortable climbing onto bed especially if mature or heavier. For kids they would be ok.

Absolutely! Sofa beds aren't very comfortable, so a foam topper is much needed. You would want the guest to me comfortable, or they won't return.

we keep the carpet down until we paint the upper wall, ceiling and windows. we use it as our drop cover. then we throw out.

And definitely small and tall plants, they really make a room look beautiful. I'm loving all the white walls and the blue 'triangle'.

I agree changing the gold velvet chair should be on the wall side and the shorter chair toward the window would look better. i agree you need some lighting, a floor lamp or some wall sconces. I saw some cute wicker wall lamps at Ikea that were like $35. that woud look nice. A small table in the middle like a sofa table would look nice with some candy (snack) and a small light would make it more homey. I think guys did a great job.
You could also add a sofa or daybed to the top of the stairs for extra guests. And have you thought to add a crib or playpen. Or would it make you libel if someone was injured. There’s always recalls on baby stuff. The addition of board games, cards. Maybe mini bar items you could charge for up front. Like a basket of goodies and you could set a menu of items. I know people who have sold antiques out of their B and B to customers. You could do something similar.

98% there! SO impressed! Great work! Can you put casters or slides on the coffee table and put it in front of the sofa? Yes to lamp behind chairs. Light at sofa bed? (wall LED?) or maybe LED strings around walls? Overhead light ok but tends to feel yucky.

Don’t know if you thought of this, but when I stayed at a beach condo the owners had a journal guests could write their names and where they were from, also rate the rental! It was cool to see where people were from!

If possible to move sofa to wall. Than you could add table and lamp.
Maybe something with a few drawers, under the window.
And able to get in the bed on each side.

Looks nice. Yes pictures would be aesthetically more balanced on the wall. Switch chairs so tall back on wall side with short back on window side. Yes floor lamps. Question; can quests walk around sofa bed when made up ? If not place head against wall. People are not comfortable climbing onto bed especially if mature or heavier. For kids they would be ok.
