Here's what I discuss in today's video about starting a real estate team and making money doing it!
What is a real estate team?
Should I join a real estate team?
Whether you should join a real estate team or not, depends on your prior experience and network. If you previously had a sales career and kept an extensive database of past clients and people you networked with, no. If you are starting in sales and real estate or are in a new market with no actual database, I would consider it. If you are genuinely self-accountable, then I would recommend just starting with calling expired and FSBO and doing open houses on the weekend.
Should I start a real estate team?
Per transaction Transaction coordinator immediately
Showing assistant Immediately
Selling around 40 homes per year, hire a full-time assistant
Selling around 60 homes per year pickup a full-time buyers agent
What systems do I need to start a real estate team?
Tracking and accountability - CRM
Financials - Monthly Profit and Loss
Something to document your sales process and use as a checklist
Things I would not do:
I wouldn’t buy leads and in turn, create a team based on that.
Scale too quickly. Grow your team organically to stay profitable and take on less risk.
Pay buyer agents different splits for different transaction types.
Pay buyer agents more than 50/50.
Hire part-time agents as buyer agents.
Become out of touch with clients just because you have a team.
Take on ANY additional overhead unless necessary. No office, no expensive lead generation costs, don’t go out and sign up for tons of new systems, and no hiring expensive inside sales agents.
I wouldn’t hire any brand new real estate agents as buyer agents unless they had prior real estate sales experience. Previous real estate sales experience includes people from the title, mortgage, and new construction industries.
Observations:
Early on building a real estate team either buys you more time freedom or money but not both.
Hiring is SO essential for team building; don’t rush it.
Consistency is even more significant as a team leader than as an individual agent.
