Is there a limit to how much hydro one can consume per month since it's already built into the maintenance fee? Keep up the great work with the tours. Both of you have a great energy.

Excellent question! There is no limit on the amount of water a unit can use. If the water bill increases drastically the HOA board will ask owners to monitor their usage to try to find out if there is a leak somewhere. At our complex we had a leak in the irrigation system and it didn't appear until months later. Having the water, garbage and sewer included in the maintenance fees is typical but to also include the electricity is unusual and such a great feature. Visitors are so excited to be on Maui that they may leave the unit for the day with the A/C running and all the lights on without realizing it. Electricity is so expensive on Maui which makes this feature a very desirable component to the property. This resort is zoned hotel (H-M). Not sure what zoned short term vacation rental is?

Aloha Andrew, that's a great question. There is no difference between being zoned hotel or STR (short term rental). Maui County uses STR on the tax records. Both zonings mean the property is zoned for vacation rentals. This means you can invest in a unit at this property and use it as a vacation rental. You could also live here full time. Love it! This property (Sugar Beach Resort ) is a great investment for vacation rentals. It's a busy resort right on the beach in north Kihei. Most visitors are return clients and for first time visitors it becomes their new favorite place to stay. Units here sell faster than we can get them on our channel!
