Metal Sign and Fence - Sign Cut with 80,000 psi WATER JET!!!
Custom commercial business metal fence for a bar patio - NoraeBar, Louisville, KY - noraebang style private room karaoke.
The letters of the business name and the microphone logo were cut with a waterjet CNC out of a 3/8 inch square steel panel. The water pressure requires 55,000 psi high pressure and an abrasive material called GARNET, which is the most common abrasive used. Garnet is a group of silicate minerals that are used as gemstones and abrasives.
The custom metal fence is made out 1 1/2 inch square metal tubing. The design was inspired by a metal gate the used 3/4" tubing arranged inside the perimeters ignsges and welded together making small rectangles and a few squares and set so there are no repeating sizes in a lauout that feels random.

Commercial glass installation by a local company and sho sugi ban siding over cinder block and 7/8" hat channel furring strips. Sho sugi ban is an ancient Japanese technique to make wood resistant to weather and bugs using fire to char the surface. I only charred the surface of 2" thick poplar lumber I salvaged.

Old, rotten two-story shed replaced with a functional carport and shed. Built in 2015. It was a 20 second napkin drawing one evening hanging out at a friends place. I pretty much ordered the materials the next day and got to the demo.

      It was for my Aunt & Uncle and the total cost would've been less if I had submitted a bid. It was 2017, and costs were different. Doing that job for $60-$70k would've been a good paycheck. I think the total outlay for materials was around $40-$45k, and it's around 900-1,100 sq ft. Your number is a good one for 2024, and maybe even a little low.

    Very nice place. It's def bigger than my apt...& all on one floor. I don't get the seating for 600 when it's a one bedroom place though, that feels like a misuse of space

      The invoice included if you prototyping iterations before we settled on the end design, and I remember it being a little over $20,000. the first instruction was to build it completely out of chain link fabric which rattled a lot, and the first time I went with the Oak Lumber suggestion I used More lumber than seemed to be needed. The company who As they grew and they only ended up opening up a couple but I put together a full instruction manual for the materials lists, sourcing supplies, assembly, and some tips and options that might suit a custom installation.

      It wasn't really that much work. That infrared camera test for the end was in the plan before I started. I was excited for that part to come so I felt like I was having fun putting a puzzle together.

      Not much in the garage space. It was unfinished to start with and my Uncle had done some, but not much. I did quite a bit in the crawlspace (service wire for a 100 Amp subpanel, running the water & drain lines, etc.

    Love the time lapse.. We also just converted our detached 2 car garage in fort-worth Tx. ua-cam.com/video/pt2rgdztRuo/v-deo.html It was a project for sure and took us around 3 months to complete, but we glad that we finally finished. We decided to put it on Airbnb and it has been making us $1500-$2000 a month of extra cash flow. Totally worth the investment in my opinion. If anyone is interested, I created a video of my journey through our garage conversion project on UA-cam. You guys can check it out here: I would love to answer any question you guys might have and help out as much as i can. We made a lot of mistakes through out the process but it was totally worth it in my opinion.

      It cost $65,000 and produces a 40% yield on that amount annually, so maybe not too much. Even if built for an aging family member to avoid renting something close by, saving the market rent on an annual lease, it would be around an 18% yield. A penny saved is a penny earned, so most would say worth it as well.

      No. It’s a crawl space under the bathroom. The kitchen is on a concrete slab and the drains/supply lines run down the wall. All the vents were easy.
