    I had same issue. On 3rd pump (in 10 years) I installed a drainpan with a water sensing switch. Pump doesn't work if water detected. So I know if my shower won't turn on, there's an issue that needs dad's attention 😊

    You had two different leaks, which is obvious when you think about it. The small staining on the ceilings downstairs that had been there for a couple of months was fresh water leaking from the shower pump, which would likely have slowly got worse as the leaky pump worsened. The 4" soil pipe has a fracture in the upper part of the pipe somewhere, so it only leaks when the pipe is full (when there's a blockage). That's why when you cleared the blockage and subsequently looked under the airing cupboard floor, the wall had dried out. So unfortunately the larger staining on the ceiling was caused by foul water, and if it was me I'd replace that section of plasterboard. As a side note, the face seals in those pumps rely on polished ceramic and carbon bearing surfaces pushed together to form the seal by the strong spring that was apparent when you removed the circlip. They are cooled by the water in the pump, and usually fail when the pump has been run dry at some point, as they very quickly overheat, frequently melting the plastic housing that holds the ceramic part, allowing it to move out of true.

    Good choice replacing that pump, the rusty shaft would never hold water reliably. As someone else commented, a pan under the pump might be good improvement, as you'd see the leak before it ruins your roof again.

      That's a good idea, though also good to have a pan / tray that has a drain pipe connected to the drain or outside so if it does fill up the water has somewhere to go.

    Put a water sensor alarm underneath the pump. If it happens again an alarm will go off and it won't damage anything again.

    Another brilliant addictive video, thank you. So glad it turned out not to be black water staining. However, rewind to 8:26, look at the copper pipe that goes round the corner of the walls, see the green crustiness on the pipe? That's possibly another slight leak. Sandpaper the stain away and keep your eye on it.

      I noticed that whilst editing. I think it was from the old boiler leaking onto it or maybe some flux dripped onto it from some soldering on the pipework above. I need to clean it in case it eats through. Thanks for pointing it out 👍👍

    You should always try to ensure your pump is level so that additional pressure isn't applied to the motor shaft seal.
    Mount the pump on a levelled board next to that tank.

    • @EsotericArctos
      @EsotericArctos Рік тому +2

      The pump being level is a good idea, but not so much for stress on the motor shaft, as for reducing noise and having more consistency of pressure. Having the pump at an angle is not really going to make any difference to the load on the shaft as there are bearings at each end of the shaft, holding it securely with even stress on each end. That said, pressure is likely not going to be an issue with this install as the pump is below the water level, so there is very little head height to take into considereation, other than the resistance of the pipes themselves.
      The pump is really quiet, but can be even quieter with a proper pad underneath it and level.

    It's a good idea to puch a small hole in the ceiling if you have a leak, to allow the water to drain. It stops the water pooling and spreading across the ceiling. It's much easier to fill a small hole than it is to replace a sagging ceiling.

    Hello Vince when working on electric always remove the fuse and put it in your pocket.. it doesn't matter whether you isolate the wires or not.
    If you use a builders rubble bag to catch the water. Its is flexible and easy to get under and behind the pipes. Just make sure it is not one with the little holes in the bottom lol

    Hi Vince, you usually find it is the hot water side that failed, just like a washer on a tap, it is very rare for the cold washer to fail unless over tightened. but due to the heat on the hot water then the seals heat up, and aren't able to cool off. if you want your new pump to last longer consider turning down the hot water temperature by a few degrees. while costs pennies to heat up the water compared to having scorching hot water and cooling it with the cold water for things like washing machine, shower etc. it will save money on replacing parts in the long term.

  • @trone32
    @trone32 Рік тому +1

    Hi Vince I had exactly the same issue but the seal on the pump housing failed, we had a lot of water escape when the pump was running, the water came through the ceiling and saturated the walls. After that I made some water alarms that modified cheap pound shop door alarms after searching the net for ideas and came across the build on cnet. They have saved me on many occasions after they sounded due to small leaks in the loft which were caught early enough.

    Hi Vince love the videos. Sorry I am a bit late with this advice regarding the blocked toilet from previous video. I spotted something in this video that in my experience probably caused or contributed to it. By your toilet I saw a packet of wet wipes, these cause thousands of blockages. I live in a sheltered housing area (lots of bungalows for OAP'S) and we get at least 2 drain blockages a year. The cause is always these wipes as they are plastic based not paper, they can easily snag on a join or something and just tend to stretch across the pipework and cause the blockage. We have lots of carers visiting people here and they tend to use wet wipes and flush them. Having talked to council workers who attend to clear blockages they say in our district alone they cause hundreds of blocks a year. They always say don't use them and if you must, bin them don't flush. The council even sent a letter to all residents advising of the problem and associated cost. Hope you get this and it helps avoid any future issues.

    It is not asbestos. When he built that onsuite dad had all the asbestos boards removed and replaced. I can sort of rember what dad did with the waste and vent pipes. However I do know that the shower and basin wastes do not join up directly with the toilet wastes. They do not meet up till the soil stack in the corner of the bathroom and kitchen. IF you ever need to drain the system down there are drain cocks for the HWS, CWS and HTG in the garage all over the soakaway.

    One of the best things I have is a wet and dry shop vac. Be it emptying blocked sinks, removing radiators etc. it is great. On a pump or radiator putting the Nozzle close to the nut as you undo it it will suck up all the water and avoid the mess. (I also use it for draining the pond once the normal submersible is below the pump level). It will even suck water out of a carpet.

    Definitely a good move to replace the entire pump. A service kit may fix the old one short term, and maybe good as a backup pump, but the rusted shaft would definitely tear up a new seal very quickly, and even if you did manage to clean it, the sealing surface would be far from perfect. If you wanted to fix up the old pump as an emergency spare, that could work, but definitely not for long term service.
    I think this has been mentioned in another comment, but a solid pad, whether it be solid would or some kind of thick, stronger tile, with some foam padding would make the pump even quieter. It won't really do much for increasing the life span of the pump, as the bearings on each end of the shaft are what holds the shaft stable, and the pump, other than noise and consistency of flow, doesn't really care about the angel it sits too much, but it could make it even quieter for you.

  • @RobTaylor-HiTech
    @RobTaylor-HiTech Рік тому +2

    Have a bit of experience with these type of pumps. The seal with the problem is generally a ceramic seal or bushing. It is usually the first item to fail in most pumps and generally is caused by the pump running dry for a period of time. So this may have been caused at some point if the water was shut-off and the pump still engaged. Once failed the drips start and its a quick road down hill. Quickly the bearings fail and often those in the motor as well since moisture gets where it should not. If caught quickly, before moisture can get into the pump motor it's a simple fix. But in your case you don't know how long or if the bearings were effected. So short of replacing bearings in the motor, a full pump replacement may be called for. To prevent this in the future, I would get a pressure switch on the input to prevent the pump from activating if the input is shut off. This will prevent bearing failure should hot or cold lines be shut off.

    We in the UK often incorrectly call any key type a Woodruff key, only the half moon type is an actual Woodruff but Haynes manuals especially used the term ubiquitously with all types of keys say in car use, motorcycle companies in Europe also tended to use wrongly the term Woodruff although any Vespa or Lambretta owner would know the main flywheel key is a proper Woodruff.

    Honestly Vince, you should have just replaced the seals on both sides and it would have been brand new! I Perhaps there is a heavy duty seal that exist??? In my domain (hot tubs electronics and motors) there are standard seals and Robust Carbide seals that can withstand more harsh water.
    The rust on the shaft, from what I could see, wasn't in a critical place so you would have been fine just replacing the seal. The mating surfaces are not directly on the shaft but the whitish part pressed in the casing and the black one behind the spring.
    Anyways, as always, I just love your videos and watch them as soon as they come out!

    Well done. Personally, I would also replace the pan connector (as I think it was disturbed) as soon as possible. It seemed (to me, and possible incorrectly) from the previous video that the large stain appeared within a short space of time, whereas a relatively slow leaking shower pump would have produced the smaller initial stains over a longer period of time. Or, it may be just be video shenanigans.

    @13:00 those flexible hoses are prone to failing, they get a pinhole in the inner rubber tube.

    What about replacing the seals on the new pump in 5 years time as a preventative measure?

    I would put a tray under the pump as this is going to happen again, I would also place a water alarm in the tray so it it does leak you will get an audible warning.
    I would have though the pump should be firmly attached as every time that pump kicks on it will be moving slightly putting strain on those hoses which are also common for leaking.

    I don't know if anyone else mentioned this but the pump does care which is hot or cold, as it won't pump without cold feed to prevent scolding

    Hi Vince, definitely buy another S/T pump, my 3 bar S/T pump has been going for 20 years without issue, you were just a bit unlucky with yours. :-}

    Stuart & Turner pumps were so reliable, how old was the failed pump? £364 tells you it should be good quality I wonder where they are 'made' now

    Have you checked the vent . Sometimes they get birds and stuff to cause slow drain.

    As a German... UK plumbing looks weird. Why is the pump necessary? Is the hot water tank not pressurized or is there not enough water pressure in your area?

    Vince…..that pump is not installed correctly. That has caused the pump to fail prematurely. Been fixing and installing these pumps for years. 👍👍

    the part that leaked was the mechanical seal you could of changed as therubber part of the would not of sealed on the rusty part, but as you say the otherside could of leaked soon after refitting.
