    This is Amortization schedule. Everyone should know. And people think bank scammed them. But the answer is Amortization schedule. Applicable to all loans

    I would like to add just one point here .
    Instead of home loan insurance, one should go for term insurance and make your spouse a nominee with married women empowerment activated in it . Term insurance has lower premium and even after e.g. 10 years of loan repayment if one expires, whole insurance amount will be received which might be higher than remaining loan amount.

      But one thing need to be considered is that in loan insurance you get critical diseases cover also permanent disability cover

    @soic, Sarthak, Nice Video, wish I knew all these when I bought the home. I have closed around 69/75 L home loan so far, one input I can give on the side of making prepayment based on my personal experience is the mental relief that it gives on being debt-free.

    Loan Insurance can help in case of loss of employment as well, though not for the entire amount. Yet a great help

    Invest that 5L into any hybrid MF, in 24 years, it will become around 50L(with just 10% return).
    SIP of 5K will fetch you around 60L in 24 years(with just 10% return).
    But yes, it all depends on the mindset of the person.

    Banks need to give an intimation to the Registration office regarding the loan given and the mortgage details and house owner who is also the borrower had to pay the fees.
    Once the loan is repaid this also needs to be informed to the Registration office so that the Bank will not have a lien on the property.

    Great insight on prepayment part. Just one ques - What is cost of prepayment ? Will bank levy hefty charges whenever we prepay partial amount ?? Need some clarity. thanks

      Not as such. Just please before signing any home loan papers, do ask banks what are the terms and conditions. Usually in first 6 months they do not allow but totally depends upon bank to bank. Also you can negotiate as entire banking system is digital so there should not be any processing charges and all

    @SOICFinanace Quality Content, just one doubt in EMI vs Mutual fund case study as difference between outstanding loan amount vs Mutual fund value was around 4 lakh but I believe we also need to pay Long term capital gain on Mutual fund , so wouldn't it will be almost same in both the cases.

    Apart from a working individual who does regular job, may i know who else can get home loans like a Small Business owner, MSME, Stock investors. Are there any alternative solutions to these people to get a home loan, Please make a video on it. Couldn't find it anywhere, maybe you could answer in a separate video?

      Hello, everyone can get a home loan. For every profession, documents requirement by banks are different. You can provide your ITR and all & you can avail the home loan irrespective of your profession

    Instead of prepayment of 5 lakh in first year..if you invest that in index fund then after 25 year it would become more than 50 lakh…..

      Yes possible but just remember prepayment is also good option as investing in equities/mutual funds/index investing involves discipline as journey is full of uncertainty

      @@SOICfinance agreed if you are disciplined there are much more benefits of home loan…like major one is tax benefit. If u consider 20% bracket of tax then your net interest rate is lower then 7%..but ya u got to invest that money saved in taxes to get full benefits..

    Excellent video!!! Sarthak, even if one has a term insurance of more than loan amount, banks still force the person to buy "Home Insurance" from the branch. And they clubbed the one time premium in loan EMI. I have seen 2 cases.
    Every bank has given a target to sell "Home Insurance" products, which are absolutely not a structured for the borrowers.
    What should a person do if bank forcibly selling "Home Insurance" product to the borrower?
    Where should we complaint & within how many days the result will be expected?

      It is not mandatory at all. What I usually recommend is apply for home loan in multiple banks/nbfcs and ask them and negotiate with them. It really worked for me in terms of bringing interest down, no prepayment charges, no Home loan insurance.

    Hello ..
    Nice video.
    In case of 50L loan amount, EMI is coming to be 45000 for 20 years .
    In case , I decide to prepay the loan amount by 10L in the first year.
    Is it possible to bring down the EMI amount, keeping the tenure same of 20 years?

    Sir. i have purchased home of 45lakh on home loan for 20yrs and paying 40k as an EMI. Suppose i have 45lakhs in cash, i want to do lump sump investment in balance advantage fund and do SWP to do SIP in mutual fund of 30k for next 20 yrs . Which fund you will suggest to do SWP???

      Sorry to know that. You have the right to Home Loan Transfer. Do give your application in other banks so that you can get best rates & terms & conditions. If you are able to get better terms, you have all the right to switch to new bank

    Does every bank charges processing fees? @1% that Axis seems to be charging, it seems a pretty big expense and should also be optimised I believe?

      No, other's do not charge. Also you can discuss the same before taking the loan as then terms will be decided by you + you always have the option of Home Loan Transfer

      A home loan insurance plan is a scheme under which the insurer will settle the outstanding Home Loan amount with the lender or the bank in case of an unforeseen situation.

      Some banks/NBFC's have charges. But as you are know aware, so before finalising any bank/nbfc for home loan, do ask for these questions and choose one which does not charges + will help you in negotiating with banks/nbfcs
