I love your in-depth perspective and information about these different neighborhoods in Hampton Roads! I've been watching your videos since 2019, when I first decided to move to VB. I've been looking in this area (I'm in the townhouse-budget range) and have wondered why homes in this area are cheaper! Unfortunately, I couldn't jump into the market before the rates went up, and prices are up so much since 2019 that I may be priced out of my desired area. Thank you for making these videos, Sam - they are terrific!!
Bought in aragona recently, these are all great points. I would add that these houses are old, with old bones. You might have some sagging joists, lead paint, older electrical etc. Updating these things can be costly, so you get a comparably cheaper house but you may spend the difference on updates.
A lot of homes next to downtown popular areas tend to be expensive, I was wondering if you thought Town Center expansion would increase the area's value significantly, especially as other areas are dealing with increased flooding frequency and Aragona is technically not in a flooding zone. My opinion is that the area may be seen as a good choice for future wealthy homebuyers who can afford major renovations and would consider it due to its location

I still own the Aragona home my parents bought in 1964. Great neighborhood. A couple of my siblings and my daughter still have their homes there.

What do you think home prices in Aragona will look like in 10 years as Town Center grows and the bike paths are built along the old rail line?

You get taxed on everything here in vb, why we're moving out of state when retiring soon.
