Because governments don't build houses, private developers do. The problem isn't a lack of new housing projects, I'm sure wherever you are you can find plenty of empty luxury housing developments. Where I live they're called ghost towers That's the real problem, developers have no incentive to build affordable housing, because foreign investment from the worlds new rich happily buy up the luxury housing as investments or somewhere to hold their money. Where once upon a time a home was a place you purchased one time and lived their for the next 45+ years people now care about their short term resale value so they can upgrade to a better property in 2-5 years. If it stopped there it would have a cooling effect and lower housing prices again, so governments intervene with "first home buyer" schemes of various designs but all of which have an annual max quota. They exist to keep the market demand up because every politician you will ever hear about, anywhere, has multiple investment properties they want a return on. Airbnb also play a role in reducing available rentals. Landlords are dropping out of long term rentals because they can earn twice, thrice or even quadruple as much converting to short term accommodation through platforms like Airbnb. An entire apartment block in my city told all the tenants last week their leases wouldn't be renewed because the apartment block was being turned into short term rentals. They'll essentially be a hotel with 400 apartments in offer.
When governments allow greedy corporations to gobble up homes and development land to rent or sell to the highest bidder, you get average people priced out of the market.
@@smrk2452 It's the same across every country in the OECD. Increasing supply sufficiently to meet demand would cool the market, which neither developers nor housing investor politicians have an interest in. 2/3rd of voters are those home owners trying to flip their properties by the way, so they don't want housing prices to go anywhere but up either. Governments can't incentivise affordable supply at enough scale without crashing the housing price.
For the Netherlands: Because the very agressive lobby of millionaire farmers has demanded that not a single field is used for housing, even though we've way too many fields. And also because the housing stock was built for a different time, when household size was much bigger. In 1970, single-person households were unheard of, now they're nearly the norm. The last proper expansion ended in 1972, the 'Gebundelde Deconcentratie' wave of extensions. 1972 was the last year enough houses were built for the growth of the population until 2019 when that mark was once again hit thanks to policies of Rutte. ...Only to promptly collapse again due to the 'Nitrogen Crisis' where the millionaire farmers kept polluting more and more illegally in a 'If you promise to fix it some day, you can break the rules and pollute now' scheme called the PAS. In 2019, this lying-scheme was declared illegal by the supreme court and suddenly we had 20+ years of extreme pollution by farmers to wreck all our plans and we had to meet a norm from 1999, with the pollution of 2020.

When governments allow greedy corporations to gobble up homes and development land to rent or sell to the highest bidder, you get average people priced out of the market.
@@tjmarx same in NYC

Thank you for sharing this useful information, but I am more concerned about the current economic contraction and global crisis. It is critical for individuals to emphasize diversifying their sources of income in order to lessen their reliance on the government and the economy. Consider investing in a variety of assets, including equities, gold, silver, and digital currencies. In difficult times, these assets might provide prospects for financial stability and resilience.
That is fantastic!!! I know nothing about investing and plan to learn as much as I can. What techniques do you utilize?
I've been working with Andrew Glenn Adams on investments for a while now, and I'm pretty happy with the results. My money has been wisely conserved by his company while giving me the finest return on investment. Adams' financial guidance is the greatest available because it is thorough and comprehensive. His firm never wastes my money, in contrast to other strategies that rely on conjecture or flimsy risk management techniques.
I too work with Adams, and I'm surprised you highlighted his name because he has proven beyond all question that it's worthwhile to generate wealth from all forms of investments.
My portfolio has been dwindling as I try to trade on my own; I'm not sure what I did wrong; help, how can I speak with Mr. Adams?
I just looked him up on Dogpile and he's a licensed broker; I'm going to contact him right away. thanks.

Sweden 🇸🇪 admitted that letting all these immigrants into their country turned out to be huge failure. Crime stats went up and alot of money and resources ment for Swedish people were diverted to immigrants. That only increased very negative impact and feelings for these immigrants. Need to be more realistic towards immigrants. Immigration is fine but apply from your own home country. And immigrants must prove they can support themselves into EU countries. I'm from US and if I moved to Spain, Italy ect , I would be expected to speak the language fluently and be able to be employed to support myself and pay for my own housing. Why is this not applied to immigrants. Ugh that boat is just a temporary band-aid. I'd be expected to follow proper and legal terms to move to EU , why are immigrants not expected to follow this ??
