    Impediments to affordable housing:
    -NIMBY.
    -Cost of insurances (auto, life, renters, health, homeowners, flood, wind) it all adds up!
    -Zoning.
    -Corporate landlords buying up everything + artificially inflating rent.
    -Lack of skilled workforce to build.
    -No "good wage" jobs anymore.
    -Government not forcing corporate landlords to rent or sell.
    -Vacate houses equal a write off for tax purpose?!
    THE RICH MUST HAVE THE POOR TO SUPPORT THE RICH LIFESTYLE. UNTIL YOU FORCE CORPORATE LANDLORDS TO RENT OR SELL. THEY WON'T VOLUNTARILY GIVE BACK THE HOUSING STOCK THAT ALREADY EXISTS! Which is obviously the cheapest and fastest way to fix the problem. It would be immediate!

    Housing isn't a free market. Those who own nice homes, with front yards, back yards, street parking, quiet streets, green lawns, trees do everything in their power to prevent construction, noise, more people, shops, less greenery, less parking etc... They can legally make their neighbourhoods untouchable with complex zoning, permitting, FSI index, heritage districts, height restrictions etc.. which increases home values! People being self interested isn't remarkable or new - the problem is gov assisting them.

    The main reasons of less affordable homes everywhere are stupid regulations which limit the height and the number of stories and home units which can be built in cities causing the price of land and homes to skyrocket!
    A good example is the meaningless zoning rules which have no logical base and even if they had any, they are outdated and really need to be revised and changed.

      People live in places where they have bought or they are paying the rent of it so they have already paid the price of living where they are living.

      @@faridjafari6356 So I know that sarcasm doesn't do well on the internet; so I'll just assume you didn't get what I write. Essentially our housing crisis is caused by people wanting or needing houses in places where houses have already been built. You could build a lot of housing in Wyoming, but nobody'd buy it unless it was within commute distance to Cheyenne or Denver. Density requires changing zoning laws which existing owners mostly have no interest in. Hence my comment.

      ​@@Barnaby33YT I exactly understood what you said but apparently you are the one not willing to understand what you are told.
      Dear friend: The existing owners have every right about the land they own and the land that their homes are on but resisting the changes on zoning laws that belonged to when the population of the country was less than half of it's current population has no moral and ethical base because it means you are deciding that other people should not have any home on lands that do not belong to you! Is this hard to understand?
      You should understand that accommodation costs, either by renting or buying a house is the major cost of most of the families particularly the middle class and when you make limitations on building homes, you drastically increase people's costs of living in cities which automatically leads to higher rates of poverty and crime and the best example in this case is San Fransisco.
      Finally those who do not want other people in their are which you call NIMBY people suffer from a lack of economic understanding because beliefs like racism and hate of other people has blinded their eyes and minds, therefor they think if more housing permits are given in their area the price of their lands will decrease but actually the opposite happens and demand for the land in that area increases because more people are willing to buy newly built homes there and more developers are attracted there so these NIMBYies can sell their homes in much higher prices and even relocate to places they liked to go before but they could not afford to.
      And after all it is not only the NIMBY ones who prevent the zoning changes, it is the old laws which for example limit the height of buildings even in places where apartment blocks are allowed for silly excuses like air flow in the area while no one in history has ever tested a city in wind tunnels like what they do for airplanes!
      Of course there may be some people who benefit from these conditions and I really do not believe the majority of the people are NIMBYies and do not want others to have a home.

    There's no small homes for retired to down size, too so they are stuck with a large home they don't need .

    Spend your money wisely-invest in quality where it counts, for it often outlasts the cost of cheapness. Yet, remember that sometimes the simplest, least expensive option is the real gem in disguise.

    Transit oriented development is key. Build around transit centers!

      I don't want to live anywhere near a transit center thank you. I'm disabled and need low income housing, but I'm also AUDHD and need peace and quiet via nature. Forcing low income to live near transit centers is cruel. Those places tend to be filthy, high crime, noisy AF, and a slew of other horrible things.

    Housing is labour intensive. And most people want to live in where there are good jobs too. So land is expensive too in those areas

    Of course! We've done everything we can with zoning and complex building regulations to make it expensive. This is to prevent change and drive up property values for people who already own. Look up 'the missing middle.'
    Also the bottom 50% of the country is poorer than they were in any generation since the depression bc of bad wage growth.

    New housing. How far is the job, the commute. Where are people going to get a job to afford a new house. How much is the home. Property taxes, insurance, upkeep then furnishings. Shows how clueless Harris is

    Low interest rates do not eradicate inflated prices. Rates won’t affect anything. Prices need to come down

    1) End form 1031 exchange
    2) Complete shrink the fed balance sheet
    3) fed should never bail out the housing market again

    Americans are too invested in owning new single-family homes. The Habitat for Humanity model of homebuilding is successful, but people want all the bells and whistles, instead of modest, affordable housing

      Nope. A small home on a couple acres is the most common dream. People want to grow food, have a couple animals, and breathe clean air.

    I own couple of homes with the last home being bought in 2016. Tried to buy another house recently and it is tough. Hedgefunds swooping them up by overpaying so they can rent it out. Can't hate on them since I am trying to buy a house for the exact same reason.

    “Affordable housing” is a buzzword meant to gain the loyalty and votes of stupid individuals. All houses are affordable if you have the money. No house is affordable if you don’t. So the impetus is on YOU. Stop being a lazy whiner and figure it out. Or continue to be boring and useless.
