- This house is pretty awesome. I don't know if I can afford it, but I want it. This is really my dream home. I have driven past it every time I go into Rosarito, Mexico and I decided to stop today and take a look.

As a realtor in the area i can tell you that when you "pay" for one of these what you are buying is NOTHING! you can't own these as they are on land leased by the ejido. Leases in mexico can be written for any term but are only validly enforceable by either party for 10 years. After that they can just say you need to move on. you are buying the right to pay a lease and there is no equity. you will NEVER own this. don't be foolish. Hire a qualified agent to find securely acquirable properties and protect your interests in any transaction in mexico. DON'T DO THIS ON YOUR OWN.... there are plenty of great properties that you CAN own!!!

@Dove Smiling EXCEPT for Ejido land, which Foreigners CANNOT own - there is a way for foreigners to buy beachfront homes and condos that have clear title. They can (and frequently do!) set up a Bank Trust (called Fideicomiso) prior to purchasing the property, and name themselves as the beneficiaries. They can then purchase a property through the bank trust, allowing themselves to indirectly own and live in the property. The property can be sold, transferred, etc. Cheers!
@@myopinion4365 A Fideicomisoalso's similar to a lease though and you have to pay the bank for whatever the term is, then the contract has to be renewed once it reaches its expiration and the cost is renegotiated. The bank never releases the property to you. A Mexican National can buy the land on your behalf, but they own it; not you.

My girls family is from rosarito ive seen a couple of bad things but is a calm place to chill very cheap to live in and the people are so nice

Israel. Stay close to the border. I’m from California and it’s easy to get back and forth. Anything south of Rosarito is too far. Ensenada is way too far south. That house is so cheap as it is. All these people saying it’s too expensive are crazy. They probably live in areas that have no running water or private security or amenities. Anything less would probably be too cheap. You get what u pay for
Building Buildercip Punta Azul has no running water and no sewage, they have been saying they do about 10yrs now.

You were right when you said "You get what you pay for". And as someone in real estate in MX..I can tell you this house probably cost $15k USD at the most to build. It was incredibly overpriced for the cheap details, material and features it has. But perfect price for gullible Americans who are comparing this area to something in San Diego. But this is still MX. Yes..Rosarito is close to the border. But Rosarito is poorer..has a higher crime rate..is more touristy..and is louder than Ensenada. Ensenada is where the money goes. Safer. Quiet and peaceful. High class. Cool Mediterranean climate. Amazing wineries. Awesome restaurants. But more expensive to live in for these very reasons. I would never park my MB S Class outside a restaurant in Rosarito. In Ensenada..it would be parked next to others. Like you said..you get what you pay for my friend. 😉
@@Nightbird. you say $15k in materials?? I am currently building a house for a friend who grew up in Rosarito. We’re building it together on a property about a mile inland. We are building everything to American code standards. We are both contractors in high rise condominiums in LA, Orange,and SD county. We have plenty of building experience.
We just finished building a block wall around the perimeter of his property. 500 LF in length and 12’ tall, for 6,750 total blocks. Each block cost $14 pesos or $.73 USD. We used #5 rebar in the wall spaced at 32”vertical o/c and 24” o/c horizontal. We filled every cell of the block with 3,000psi concrete for security purposes and pumped 75 cy in one day $6,000 USD to fill the wall Here in Mexico.. the workers only fill every third cell and hardly use rebar, and they use #3 rebar.
The footing is 4’-0”wide by $15” thick, for a total of 95 cy of concrete with #6 rebar top and bottom mat with #4 stirrups. He paid $80 a cubic yard pumped. That’s the going rate for locals... Americans get charged $100 per cy pumped. , and we filled every cell solid with 3,000psi concrete. He owned his own backhoe, so we didn’t have to pay for one. The cost of the wall alone worked out to be over $20k on material alone. We hired two helpers that we paid $20 a day each. And it took us 3 working days for the footing and 12 working days for the wall.
We are getting ready to build a 3,000sf home next. We are figuring on $40k USD for the rough materials the block, concrete, rebar, rough elecric, and plumbing.
Finish materials tile, windows doors fixtures, cabinets, paint appliances. His budget priced out to be another $55k USD. For a total of $95k USD.
We do all of the work ourselves and our tile guy gets paid .75 cents a sf to install.
He bought the lot for $44k. It’s two lots in one.
The total costs for everything is less than $175k USD, including labor, and will take about 3 months to build, and complete. We also foam fill every other cell of the block in the house with concrete and one with liquid foam insulation, to eliminate moisture. That’s for a house built to US standards.
I have no idea where you get your material prices from, but you’re way off. Nothings that cheap... not even in Mexico.
We want to be close to SD, because we go back to the US on the regular, and it’s so much closer and nicer just to be able to drive across the border in 30 minutes with the sentri pass.

You have to have cash as an American to be able to buy a house in Mexico, since no financing is available to foreigners. So , you have to be pretty liquid!!

It’s a beautiful house but you always have to check with the government about who does the land belong to . Most of the time the land belongs to the government they call it legido and it doesn’t Matter if you paid for it already they will always take it away from you I was going to buy a lot in boulevard 2000 which is close to where they built this houses and I found out they were not legit

The houses are close to the beach . House prices ranks from 200,000 to a couple of millions . You can get a house like this from 200,000-300,000 dlls . Others buy a beach trailer house from 10,000-20,000 and rent and space for around 500. This is on rosarito beach area in Mexico and it is about 30 minutes from San Diego border. You can live there it is not dangerous as many misinform people says , just the general precautions when you live in an isolated place close to a freeway : don't travel late at night and manage a low profile meaning don't tell people you have money or show off with jewelry.. Entire utility bills (water, electricity and propane gas) costs are around from 70 dlls (for 1 person) to 300 dollars (5 persons) it will take you around 1 hr to get to the border with heavy traffic and from 1 to 3 hrs to cross the border (regular days goes from 40mins to 1.5hrs) heavy days from 2hrs to 3 hrs. The commute time is long but the place it's great.! Also cost of living is lower in Tijuana but quality of life is the same as US. It is up to you!👍👍👍

Went there for a wedding and the place is beautiful. They had an open house and loved every detail. The houses are cozy yet modern and the view is amazing. Also the location is very good, you have easy access to the Toll Scenic Road.

when you purchase property in Mexico it's really a 100 year lease that goes back to the government so you can't pass it on to your children. Therefore not being a long term investment.
They should definitely build houses like this in the U.S. The space on the roof is great it could replace a backyard which would mean less lot space so they should be a little less expensive
Well, I am from Rosarito, 46 years old and very happy to say that I haven't been decapitated, held hostage by corrupt police, or been visited by cartels. Probably because I don't run with cartels or do anything shady or illegal. Now, like any other place in the world, there is crime, but no cartel will waste their energy on decapitating you or killing you mafia style, because you aren't mafia. We are regular folks and as such, we are at risk of the unfortunate common crimes. We may be robbed or worse if we run in areas that are not safe. Be aware of your surroundings as you should anywhere, learn about the laws and culture customs. My grandmother is Caucasian and she lived here in Rosarito for many years, peacefully. As for ownership, absolutely do this through an certified agent. It is no secret that as a foreigner you cannot own land in Mexico. This is a common law. You can lease it. Done properly, it's fine. I also know many US citizen that have been living here since I was a kid, peacefully as well. And I believe that beach area is federal territory and cannot be owned by anyone, US citizens or Mexicans.

The south coast of Spain is about the same price with clean warm water , much lower crime , clean streets . The highways have no pot holes and the food is reasonable . Also better shopping and selection at the markets .

Whyare they giving you prices in usd ?? 210k usd I think is waaaayyy tooo much for a property in Mexico. Converting the money to Mexican pesos people from over there wouldn’t be able to afford a house like that with those prices . You think you should keep looking and you will find something cheaper and maybe similar to what you have here... don’t show that much interés when looking at property when the owners are there. They might take advantage (pricing) from seeing that you really like the place and that u got the American dollars, I love my Mexican people , born and raised in Guadalajara Jalisco, but I think they are over doing it with the price tag

My friend this is just a robbery, the cost price of that house could be just $25,000 USD. The sale price is higher just for the zone in front of the beach that't it. A real cost could be just $40,000 USD. If you really want a house hire an architect and he could build a house like that in less than $40,000 USD.

There's literally NOTHING to do other than going to the beach, and that gets stale quickly.

I live in Rosarito as well. It's called Rancho del Mar. It's a.azing really. Super chill a d peaceful. The only draw back is having to drive 4 miles to town for groceries etc. But it's still not a big deal really. The transaction was surprisingly smooth. Just make sure you hire a reputable lawyer for the deal. Rosarito is growing and infrastructure is getting much better. Viva Rosarito Viva Mexico

Omg it was amazing top knotch security people cleaning the beach. It was beautiful. Myself and my family are considering buying one because we go there often . Is soo calm. Some people just don't know what their missing out on.
The sad part is most of the people hating have never even left their state. It's so safe in the United States it's not like people are shooting up offices or supermarkets or schools right?
I used to have a time share just down the road at Quinta Del Mar. I miss Rosarito Beach, Baja California, Mexico.
I have friends who recently moved to Mexico. They are renting a house for $80.00 per month, and the utilities are low also. I have seen the pictured and it's modest, but very nice. They had to purchase air conditioning units. And there's a Walmart close by also.
San Felipe is another place that Americans are buying up land by the sea at very affordable prices. I bought almost a 1/4 acre back in ‘08. It hasn’t really gone up in value, so I’d say 15k , or less would still buy a really nice view.

Yeah. Mexico is a beatiful place to live. I just built a nice small house is state of Jalisco with 17 K dollars in a nice small city. The price of food is great ,safe and all. Water is 30 dollars a year, taxes 150 dollars a year. Very affordable and the people very friendly. Many Americas and people from Canada living there.

Why not buy in town or along a vista platform where you can own entirely with out the restricted lease thing and use the saved money to try out every hotel on the beach and when visitors come you can have a few nights at your great custom home then a few at a hotel on the beach, then a free shuttle for them to the airport. 50-100k usd used for a custom humble home ( single level 3 bedroom 3 bathroom ) with Eco pond pool* then you save 150 k and use that for about 700-1500 nights of self desired hotels that are dressed to impress. At least the front cost is smaller and secure. I would do as far out as a local taxi and ambulance can get you for convenience and safety. No promise on the future hotel prices lol.

That is a prime Lil spot because of the intersection and the gas station. Quick exit in and out. Few minutes to Rosarito Beach. Walking distance to the beach. Best low crime area. What more do you want brother?
As for the roof: I would lay 4 inches of soil and turf it. Cut the inside temps by up to 7 degrees Celsius!
That's actually a very bright idea. But let's not stop there. How about we turf the siding/walls facing south, east and west? How about if we bring an earthmover and just bury the thing? THEN you won't need silly wussy aircon.

Go and take a look in Thailand. There are a lot of condos close to the beach. You can own a condo in Thailand.
But the big difference is the weather. It's cool year round in Rosarito. It's hot year round in Thailand. Most people move to Rosarito because they don't want the hot weather yet still be close to the beach.

Lower crime rates. And no one has ever had to go into debt/mortgage to pay off medical bills in MX like they do in the USA. For seniors on a tight budget..that's life or death. I own homes in both countries and enjoy the best of both worlds. Take care.

An awesome place to live cute lil town I used to go every year in summer for a whole week I stayed at the Rosarito Beach Resort (totally recommend breakfast buffet in the hotel restaurant) so I totally recommend that little town but why didn't you state the price of that house

It’s a beautiful house with a beautiful view, if you have the money jump on it because the next person may take it right away. And that top floor with the grill and all man I wish we could have that here in the US but sadly we can’t have our concrete roofs like they do in MX
They shouldn't have such easy access to the room from the front though. Seems strange. Especially in Mexico. But its probably much cheaper this way. And without an opening in the room its more weathertight as well.

Buying a home in Rosarito Mexico, how safe is it for Americans? What the price?
Don’t ever do a land lease.
If you want to own, do a bank trust. It’s legit. Yeah you pretty much have to pay cash, but the fact is that there are a lot of people that have good equity they can borrow from their own house. Or sell and move down there, but I recommend renting before you buy as a tester. My beachfront view is even nicer than this videos. I have to pinch myself and giggle every time I look out at it.
