I sent 100k Australian dollars to build house for my parents when dollar rate was 1 aud = 100Rs. Now after few years property price is increased 50lac but the dollar rate is now 150rs. So if I sell the property and get the money back in dollar terms I am actually in loss. Not good to invest in Pakistan anymore.

I bought a 5 marla house in 2006 at the price of 32 lac. at that time dollar rate was 60. So I bought at $53,333. Now the same house has worth of 1 cror and 20 lacs. which is exactly 53,333 at current dollar rate of 225. No gain even of a single dollar. Because of currency devaluation, people are in illusion that the value of their assets are increasing. it is not. its just a hedge against currency devaluation.

Real estate is giving negative return in dollar terms since last 2 years. Market will crash in dollar terms when Pakistan will face severe balance of payment crisis in coming days. At the moment, Daar is not allowing dollar to appreciate to its true value. Yes, you are correct in rupee terms price will not go down but if you can keep money in gold, commodities or dollar you will gain purchasing power against real estate. One more point is cost of construction will not be going down in dollar terms only plots and files will be losing value in dollar terms.
Brother i disagree with you i hold usd for long term snice what it was on 126 rupees per $. But then i sale my usd and buy a plot in islamabad in cda sector it give higher return than usd. For construction i am agree with you. In last one year differemce in cost of construction of 10 marla house is not more than 3.5 to 4 million but price rise more than 12 millions of a 10 marla house in cda sector isb i mean if one years ago a 10 marla house cost with land is 20 million now it is 35 million minimam.
First i pray you reach your goal soon! Aameen! Above is general statement so there could be exceptions. In Pakistan biggest property market is Karachi and it has started correcting in last one year. In Islamabad or Lahore price are stable or increasing slowly because these are small markets and demand hasn't gone down that much. Dollar currently is kept undervalued by Daar using his dirty tactics. In open market it is hard to get dollar at 250. I expect dollar to appreciate during interim government time or confidence is shaken by Pakistan unable to negotiate with IMF.
That's why mafia is sucking dollars from open market..and dollars are expensive.

We need to invest in Industry not in Real Estate. We need to expand our output so that we have investments in those assets which produce something for us which we can use so that we have low IMPORTS and Perhaps we can EXPORT things.
In Pakistan real estate does appreciate but only in local currency due to the massive devaluation in rupee. People especially with extra money invest in plots to hedge against inflation. In reality it is artificial appreciation of plots price. This is not due to genuine end user demand. Gov't should put more taxes to discourage investment in plots so that end user could benefit from low prices of plots/houses.
This What already explained in the Video. Due to Taxes and Other Factors New Schemes are have downward trend but already developed societies are going up in term of Price due to Genuine Demand. Hope you have watched the full video

Home a basic human need not an investment vehicle and make sure it remains only a shelter not an investment. Verify source of funding for all purchases.
Discourage 2nd home ownership , sources of funding must be from a verifiable source and put 90% CGT on 2nd homes and 20-40% on first home.

Demand increase when you have purchasing power. When there is no buyer means your restate prices will reduce with more flexible options like in installments which we can see now adays. Real issue in Pakistan that bubble prices in market, no one knows how much actual value of house is. Instead of paying hell amount of money in home with 0 % ROI, better invent in business.

In real estate timming is important n its a long term thing, if you can last that long . And pak for the first time is perhaos entering unchartered territory of default so whatever worked before may not work now. At present if pak enters default like argentina n srilanka then inflation may skyrocket to 60 percent n imf may force pak to raise interest rates to 40 or 50 percent, as they are in argentina, in which case keeping money in bank might be a good option.

Invest in established property in a good area and rent it out. Instead of investing in agriculture land, invest in agriculture commodities like wheat, rice, sugar etc.

We wish we could answer that in Comments it depends it it's a plot or file. location , Society Etc all the Factors needs to be looked at .
Unfortunately, we are suffering because of this property mafia. We as a Pakistani never thought that Real Estate is only for THOSE WHO NEED A HOUSE TO LIVE not as a GAMBLING BUSINESS. There is no real / true valuation of land available in Pakistan. All it goes with perceptions, rumors and with greed of few people who hoard large amount of land as Land Lords. In the west, there is a simple formula to calculate an indicative value of a house and that's 20 years worth of rent. So, if you own a house and rent is Rs 50,000 per month for the entire house, then it's valuation will be Rs 50,000 X 12 months X 20 years = Rs 12,000,000 but ironically those houses are valued at Rs 22,000,000 = WHY??
