  • Backstage at the Agent 2021 Conference in Miami, FL. My brother (Arjun Dhingra) and I meet with Gary Vaynerchuk to discuss current marketing trends in the real estate and mortgage industry.       Neel Dhingra it’s the simple things that make all the difference. When we are in the day to day of our businesses it’s easy to just keep doing the same processes. Sometimes someone from the outside can see little things we are missing but can make a huge impact. I think this video is a huge reminder to be respectful of people’s time and communicate how they want to be communicated with. I loved our sit down the other day and hearing what you do in your business that makes the entire process of getting a home loan simplified and saves your clients so much time!

      As a loan officer, this will have you chasing a money pit to drive traffic. The money is in the referrals, just sayin'

      @@Xomark this video is about dealing with leads that are finding you online not through traditional referrals , but rather leave that come in from your digital marketing campaigns... You are 100% correct that a warm traditional referral is the best type of lead and this is where the real money is made. The problem is that in certain cases, solely relying on referral partners, means that you are not 100% in control of your business, and many people in real estate / mortgage would like to generate new leads directly from consumers who are looking for information online , on the platforms that currently capture the majority of the consumers attention. (Social , YT, etc.)

      For new cold contacts, you can try texting and DM'ing to provide info and value first - and then eventually set up a call. For this particular demographic - cold calling / call blasting straight out the gate has become less and less effective...

      I agree with Neel. Also, be different on the phone. Every agent says " Hi is this Joe bag of doughnuts? Great how are you? Perfect! The reason for my call is..." you would never speak to someone you know like this. Be different. Be personable. Be you. Unless the you sucks then be someone who doesnt suck lol

    Bill board thing is 1000% incorrect
    The tattoo realtor does it and has major success it’s a marketing tool for social media it established brand awareness

      Yeah if you do something to stand out on the billboard - that could work for more awareness. And as long as your not paying too much for the billboard bcuz then the money could be better spent elsewhere...

    Business comes from two places, people who know you and people who don't. This video is focused on people who don't. This is fine however, while technology changes almost daily, the human condition doesn't change. As I watch this, I see what's missing is the "people who know you" side of the equation and there's so much money there. Listen to what Gary V says. "The best product differentiated..." and he never finished the statement. So basically, text and don't do a billboard, phone numbers are tacky and people don't want to be called. The bottom line is, someone puts in a number and they're interested, they'll pick up the phone. Driving someone to give a number for something they want for free (lead magnet) gets you a fake number or an unanswered call. Meanwhile in this video, not a single word on past clients. That to me is sad. Not only because that's what I do but the only way to make a living is to be _hip, slick & cool_ I like GV, I really do. He sells himself and he says it right in this video. Very interesting. Email was the thing, websites were the thing, Google was the thing, youtube was the thing, Instagram is now the thing, texting is also the thing. So when Instagram and texting aren't the "thing", what's gonna be the thing? Meanwhile, EVERYBODY walks to the mailbox and checks their mail and I see people making money doing that constantly every single day. Nice and consistent and they're not chasing content and Instagram posts. Just my opinion.

      You are 100% correct, I would take a warm highly referred lead over a cold internet lead any day of the week. But many people are also in the business of dealing with potential clients who were not referred to them and who are looking for local experts and info directly online. Solely relying on warm referrals might work for many people, this is the best type of client, and you can make great a great living... But there is a shift happening in many markets, where a large group of consumers are looking for local experts directly online, without asking friends / family /co-workers for a warm referral to somebody. So for a brand new lead that is somewhat cold, there is a different way of communicating with that lead vs. the tried-and-true traditional method that our industry uses.... Even the NAR recently put out an infographic that said, while we as an industry prefer to communicate with the client via telephone or in person, the majority of clients in the millennial group, prefer the initial interaction to be via digital platforms or SMS, and on their own time / terms. I may not agree with this, but I can't argue with the marketplace....

      @@NeelDhingra But you say "traditional" in the same light as old, and I disagree. That whole idea that there's a new tribe of young guns that won't talk to anyone and that's nonsense. They'll only get fooled once, they only click on a Greenlight or Lendingtree add once and after the hell that follows, they don't do it again and they don't open the emails from LO's, don't answer their phones form LO's. It doesn't matter if the prospect is a Gen-Z'er or a Geritol taker, when it "closes" they're not a borrower any longer. Like any other closed lone, they're a debtor and they don't have a. an interest in the industry or b. a buyers journey. So the question becomes, are they now useless? That individual is going to go on about their new home or the refi for a minimum of 90 days, MINIMUM! And, while some people live online, most don't but again, they have no buyer's journey. So unless you're going to Instagram and text them for 12 years, you won't get their refi or new home purchase but they have an incredible value. To toss them aside is ridiculous. It's the referral that comes from it and no amount of online or digital marketing or email campaign is going to get those referrals without being a complete pain in the ass, requiring a team of people to come up with bullshit content and hope they ingest it, which they won't. Content is a completely different conversation, let's look to people who DON'T know who you are. GV talked about the landing page asking them for the "way" they "want" to be communicated too and in the same breath said "you must aggressively ask them..." leaving out what most marketers leave out, how they got to the landing page in the first place. Don't misunderstand me, I am not saying that there AREN'T two places but rather there ARE two places that business comes from. If each LO is bringing in 4 loans a month through online means, facebook, twitter, google adwords, adroll and/or Google remarketing, I'd say keep spending that ad spend but if you leave the past client to languish while chasing this supposed young crowd of digital home buyers, you're feeding the beast good money after bad and leaving thousands per loan officer on the table. I said it earlier but I'll say it again. Technology changes almost daily but the human condition stays the same. People young or old are affected by the same things we've always been affected by. I'm an Infusionsoft Certified Partner and understand marketing automation fairly well and I'd never sell it to a loan officer unless they've got LOTS of money to spend. I've had my eye on this since 2005 and I've seen all manner of market condition out there and it comes down to closing loans and building a referrals source that will last a lifetime. I could go on and on about this but I'll end it with this. There's nothing really new for the LO regarding marketing. You have to spend money, glad hand and nurture your past clients and the latter is by far the cheapest of them all from an ROI perspective. If chasing youngsters through instagram and texting was the answer, there would be a lot of LO millionaires sitting back with processors doing the heavy lifting. I watched email come and go, texting is personal, but it's not effective where there's no buyers journey. Think about it. :) (Whew, that was big!)

      @@Xomark agreed re: online lead gen and platforms where the consumer enters their info and then gets blasted w/ tons of calls and spam is no longer effective.... I am doing content marketing on FB , IG, and YT + running ads on these platforms and it works great for my biz... But you still have to get on the phone and meet with people and help them. The content just helps me meet more people, create more initial relationships, and eventually leads to more closed biz. But it could be ROI negative / a complete waste of time and money for someone else. All good points and there are many ways to win 🙌

      @@NeelDhingra My apologies, I wasn't trying to discredit the digital realm. It's just tragic the amount of referrals that go by the wayside as people chase the brass ring. I used to do a survey and 8 out of 10 that took it said they lost clients to someone else and in the same survey, they were asked if the found value in the relationship they developed during the process and all the ones that lost clients said "no".

    If I need a mortgage broker, I will pick my own lender not someone who the Realtor has a business relationship with.

      That's great and many people do the same. It's not really just a 'business relationship' , more of just a normal relationship or level of trust built on actual service and value. In other words, if I knew someone who was awesome at their job and provided great service, was competitive on price, got things done the right way, and clients were very happy with - I would want to let clients know about that person so they could consider reaching out to them; and vice versa. And normally there are multiple people to consider. It's just another way to get info, like checking someones online reviews. In the cases I am referring to, there is no financial arrangement or anything shady like that. And if there was some agreement between companies - they would need to disclose it in writing / by law.
