- The labor for the carpenters in our area is from 500 to 700 pesos per day. The helper gets paid 500 and the more experienced ones gets paid 700. The price for wood per board feet is 32 to 36 pesos depending on how much wood you order. All and all we spent 930 000 pesos for all the building we did this year. We plan to build more in the future.

It's very 👍 nice. If you can find one next to you close to the same price I would be interested. Both your home in town that you remodeled and this one are exactly what I like. I have been looking for 4 months all the way down to Baler and keep getting the same results with the local agent; wrong information, untitled land, not serious seller, lack of follow through and proper communication etc...
You should get your real estate license and open up a business as there is not much competition for you and you do a much better job showing property lines and overall presentation. I like the cows too...but not that big spider.
We have the same problems when we look for land, it seems very common that the land does not have a title even though they say it does! We find that we need to do many trips to a location and get to know the people and then we can find out the reall information. Always ask the locals. Many times when we ask for a title, the problem is mainly that the land owners did not finish processing the papers because of no money. If you don't mind taking the responsibility to finish the papers you may be able to get a better price. Sometimes the parents of the owners still have the main title (Mother Title) and all you need to do is break that title to process the papers for the lot you would like to buy. Always make sure to make papers in the local Barangay about what you need to do with the land owners so more people know what is going on. I will look for more lots with no spiders.

How big is your property here ? Looks like over a hectare. Did you buy from a friend or family member to get a good price ? I was just offered 5000 sqm for 12m PHP. Seems there is a local price and a foreigner price ? We have family members in town so we are going to hold out for a reasonable seller.
Our property is only 1500 sqm. We bought it just at the end of the pandemic. When everything opened up again the prices for beach front properties went up like crazy. I know two properties near by, one of them is 1900 sqm for 7 m and another one that's 1000 sqm for 8 m pesos. The bigger the property the cheaper they are per square meter.
