    I personally wouldn’t get a new build, watching how they are built nowadays the materials, ground prep etc just isn’t as good as the old days.
    My dream house would be a detached double fronted 1930’s house with big bay windows ( for the Xmas tree of course) 😍

      We live in a 30s semi. Would never buy a new build, too many problems. It’s like a new car, just wait a few years and buy it once all the issues have been ironed out.

      Agree 100% would never buy a new build, not great workmanship, cheaply built.
      No soul.
      I live in a 4 bed semi 50’s built.
      Ideal would be a Victorian town house, however in the country which wouldn’t happen 😂

    Being a new build buying through Redrow myself the price the property is does NOT include most of what you saw as most WILL be added extras. For example, the marble worktops are an extra, the electric hob, spotlights, washing machines, tumble dryer, most of all the furniture including wardrobes apart from your main bedroom as this would be included. Flooring will also be an extra unless the developers (Redrow) offer you this an incentive. I hope this helps someone if they are looking

    New builds on large developments like this are usually overpriced by 20% to cover the cost of building at least 40% affordable housing on the development. £360k is a more realistic price for that house. Cute house, but better suited as a 3 bedroom. Show homes are packed full of every upgrade possible. The basic house you get for £450K will be so basic in comparison.

    It's decent for a new build.
    Conflicted on the price though, can't decide if it's good value or overpriced. Especially since a lot of the fittings like the inbuilt wardrobes are optional extras.

    UK new build house designs are so boring, very little architecture flair. Just looks like a brick box with windows

      Completely agree, the designers of these boxes are out of touch with modern trends HOWEVER these things will sell, so why would they change?

      @Jo Jo Good god, you know nothing of the national house building scams that are these new-build estates - let me educate you.
      The houses themselves are mirror-image, monoculture boxes with little-to-no style, flair, nor decorative skill required to build them. They are packed together incredibly close with tiny gardens relative to property size, mounded with clay and discarded rubble. Since new housing regulations were imposed only a few years ago, the number of problems reported to housing regulators has skyrocketed (the quality of workmanship has drastically decreased, as well as the unwillingness by developers to fix issues). Many planning proposals on agricultural, floodland, and unsafe land are only accepted because we have a housing shortage, even though there are hundreds of thousands of empty properties across the country - need I remind you solo developers/self builders categorically cannot build on this type of land. On top of all this, the building of these houses has created a tremendous shortfall in high skilled building-related workers (old decorative brickwork, lead-work, and other old building practices are becoming extinct), meaning the overall cost for consumers nation-wide for building work has drastically increased.
      The properties themselves are all well-above national/local average prices for homes wherever they’re built. I don’t know where your claims of longevity have come from, house builders don’t even have to provide a warranty for the home (let alone guarantee work for 100+ years).
      Some people do just enjoy these houses for what they are, and to that I say is personal choice. But, to tout any new-build by a large developer as a good deal, good quality, or as a better option to houses built

    As a property investor in the uk for 15 years, my advice is no new build is a good investment, this will appreciate a lot slower than older properties, is less robust as built with newer, cheaper materials and will most likely cost a lot more in maintenance after a few years when things start to wear out. Of the 12 properties I purchased and sold, I never once considered new builds or flats as they don’t make sense as an investment and returns would be a lot lower. Your money, your choice but I’m sure if you look into it deeper, it will make sense

    Although not a fan of new builds, I do like this - it has a nice layout and gives a cosy feel. I have viewed a Redrow house near my home, and liked that too. They seem to be building more traditional style houses, which have a cosy, slightly old-fashioned, feel to them.

    I really like the way that this is set up, the kitchen and dining area with a small living area on the side would be ideal for families with kids I think, and then you can keep the main living room as a more formal chill zone

    I've seen this madness in a few new builds i've been in: WHY ARE THE CEILINGS SO LOW, THEN MADE WORSE WITH CHANDELIERS. It's the same in every new build. Ceilings should be a foot higher minimum, or at the very least use recessed spotlights in the ceilings. Matt is smacking his head on the light fixtures, I mean come on for £450k they are such scrooges they don't wanna lay another 3 layers of brick, that's how cheap these thing are.

    Couple of thoughts as a designer, the fridges in these homes are on the wrong side of the ovens. The fridge is used far more than getting into the oven you want that fridge closer to you working area. Also, in the least expensive model in this development the fridge is in that corner right next to the wall and you will not be able to remove shelves and drawers to properly clean it.
    One other thing I didn't like in this model was having to go thru the utility room to use the main floor bath. Utility rooms are often messy and cluttered with family and life stuff, more of a private area that you would want to be able to close the door on.

    Nice property, I like looking at new builds compared to other houses.
    Main bathroom is smaller than the 2 property, don't like the fact the wardrobe and drawers are upgrades, big garden which I like for my kids. office space I would make a loft conversion.. some properties I've seen have conservatories which I like as a bonus when the weather gets warmer.
    I would still live in it

    Personally think that's way too expensive for the square footage available, especially downstairs. But nicely decorated as expected from a show home.

    I would love you guys to go to see show homes in Nuneaton, Warwickshire because they have a lot of new homes there like bellway, Davidson’s, David Wilson, Taylor Wimpey, Barratt Homes, Cartwright Homes, Redrow and more!!

    I feel the redrow Cambridge style that was shown earlier looked very spacious and gives me an immediate feel of moving into it right away.
    This house surely a bigger one than Redrow Cambridge yet felt very snug..
    I would prefer the Redrow Cambridge. Sadly I live in London but I can't get my head turned away from Redrow Cambridge...

    The fittings, like kitchens, aren't usually included in a new build home price they are extras on top. Expensive really considering it's a new town and there was no previous value to the land.

    I did like the ground floor configuration and the more formal lounge room was a decent size. The first floor wasn't as appealing but it looked pretty standard for a new build. Not sure it is worth the asking price given the master suite wardrobes were an upgrade! They really ought to be included in the price. The garden seemed to be a decent size. Even if a conservatory was added it wouldn't affect the space too much.

    Had two Victorian houses b4 purchasing our first new build in 2017 and we absolutely love it, we are thinking about moving and will only be looking at new builds next. Would love to see more new home tours, there are very few decent ones on UA-cam!

      Louise Welsh How do you cope with the low ceilings, the thin walls, the bouncy floors that transmit sound from one level to another? What about the undersized windows that mean you need the lights on all day? How does it feel to know your investment won't keep pace with the rest of the housing market- nobody will pay a premium for a ten year old "new build" on an identekit housing estate.

    Hello from Texas! The model homes in this development are nice, but seem to be lacking in storage closets and wardrobes in the bedrooms as opposed to our homes in the U.S. Found it interesting also that wardrobes are an upgrade and the kitchen sinks seem kind of small (personally I prefer one large, deep farmhouse style sink.) Another feature that would be nice would be some kind of walk in pantry in the kitchen for additional food and countertop appliance storage. Other than that I'd say the layout of this model is very nice. Thanks for sharing. 😊🏡

      Totally different houses in America specially in Texas state and cheaper by the way ... advantage: more land, obvious ... bigger country - Downside: Flimsy Wooden and plaster board timber Houses that after decade or so needed full revamped or demolished. They love to do that in America.👍😉

    Its a nice house with a very good price I would separate the 2nd lounge from the kitchen area & I would have preferred the main lounge to have been bigger so less space was allocated for the utility room

    One thing I learned after watching so much house tours, properties and architecture reviews, in all over the world. UK houses and buildings seems like obsessed with carpet.

    They have cut corners on the ceiling height on the upstairs floor - the windows should be symmetrical, and they aren't. If you go mid-range appliances - fixtures and fittings you would get more for your money. This is a good layout

    I prefer new builds, only detached ones. It’s a blank canvas .. which has given us the opportunity to add in all the features we want without the expense of solid walls. People are always wowed with what has been achieved compared to others.

    Bedrooms size too small and ceiling too low. But ground floor L-shape design is good. No study downstairs. And garage? Ideal price range: 350k-400k

    Interesting that wardrobes are considered upgrades. In the US, a room cannot be legally called a bedroom if there is no closet (aka wardrobe).

      I think that space would be better as a separate study, with a door from the hallway (next the the front door and opposite the lounge door) and a wall to the kitchen.

    And it was lovely inside I know if I like a house as soon as I see it and JONES HOMES dint get mentioned they built the Harland's and the Highlands on edge lane stretford they're beautiful they're for old dears but they're like hotels or American apartments the hall has built in wardrobe units all with full length mirrors it made the hall look bigger and gave more light plus it's got a communal lounge lovely and homely with a big fire place the only thing I hated about it was the water pressure I had to put the kettle under the tap or a jug to get water it trickled I reported it to the warden and maintence but they said it's the way it is for everyone

    I like the way they laid our the downstairs with both open plan living and a formal sitting room. 450 seemed cheap, I’m in the east mids and new builds in the Northampton area like that were similarly priced 20 years ago.

    If compare to the flats in HK, these houses are paradise! Normally the flats around 700 sq ft in HK cost around 1million pounds! But of can’t compare like this because HK limited lands n a metropolitan city financial center more or less like London zone one

    You are currently paying 10% new build premium in the UK which if prices do not continue to rise will be extinguished as soon as the property is purchased. I value property for a living as a Chartered Surveyor. People like new because it gives them peace of mind, but it always feels to me like they are following the crowd. Buy one 5-10 years old if it is your thing and all the issues should have been solved (mainly plumbing) if you buy one that has been looked after.

    We bought a Redrow Harrogate 2 years ago in Hertfordshire and paid almost £200k more! If you live in the South of UK that’s what you get.. the standard of Redrow has been very good comparing to my previous new build & 3 of my friends’ new builds in this area. Although dealing with Redrow as a company is an absolute nightmare. Next up I would like a Victorian house with sturdy walls, feature fireplaces and a big garden! 👍

    west midlands, nice family house, disappointed toilet at the back just my opinion, upstairs landing area dangerous could come out of bedroom and fall over banister my opinion, no garage, i love new builds last one bought in Pedmore, id buy this

    I live in the Redrow houses down south newly built last year, and that same house is 200k more! It’s amazing how much the prices change depending on location

    Really enjoyed this. I only live in new builds, mostly because they are warm and well insulated and I’m originally from the Caribbean so I can’t stand a cold house.

    I really like this house. Seems quite spacious inside for UK. I love how they have the L space with the kitchen, dinning and general living area, plus an additional formal lounge. Gives you that extra entertaining space and places to chill.
