How to install a garage door seal

  • There was an uneven gap under one of the garage doors and I needed to seal and close the gap. After a few searches on the internet I found the perfect product on eBay.
    I paid the full price for this product and the supplier has no idea that I am making this video.

    Thank you for solving the question of direction for installation. Not one video I've watched has explained why or shown this and many are installing it opposite to how you are.
    UA-cam, full of homeowners with little clue.
    Your explanation makes complete sense.
    The package of the model I ordered from the U.S. (I'm in Canada) comes with no instructions either, lol. Thank you! Thumbs up.

    Ever since I poured my own concrete garage floor over 10 years ago, I had water coming in under the door. After racking my brains all this time for a remedy, this will sort the problem. Thank you!!

    Installed a similar product last year. Well worth the money, time and effort. When installed correctly, it will keep out leaves, seeds and dribbles of water (that run off the garage door, or not collected by an exterior drain). It needs careful installation particularly if there are plates/bolts on the floor (forming part of the door frame). The seal should be fitted to hug the base of the door (not necessarily in a dead straight line), this will compensate for undulations in the garage floor.

    If it was me, I'd choose to mask off the drive area next to the rubber seal with duct tape. That way the sealant can be applied liberally near the edge where it's most likely to lift. Peel the duct tape away, and it's a nice clean line and secured right up the the edge.
    I'm certainly looking at something like this myself as the gap below my garage doors are much larger and they are of the up-and-over type. I'd also say that there isn't much doubt which way it is orientated with that sort of door either.

    Almost a perfect demo and recommendation; I would suggest just adding an “after” with the lights off to show the improvement. I found the same product (different seller, from Lancashire) after extensive research, but havent fitted it yet, so glad to see its easy and effective. Nice vid.

    Highly recommend these seals, Hormann fitted ours with our door and it makes a big difference in eliminating any drafts and helps with reducing humidity in the shop.

    I did a very similar type of job but used a 3” x 1” treated timber, from a fencing yard. I bedded it down onto silicon then screwed it all down with 2” brass countersunk screws, laid a strip about 1/2” wide of silicone in front of that covered with a strip of polythene on top, then I lowered the door down onto it and left it overnight. The next morning I pealed the polythene off which left a very smooth surface for the door to make contact with. My door is only 7’6” wide, and the whole thing only cost me under £10 and is very effective. I did this 2 years ago and it has been water and wind proof ever since.

      I had already done something simlar to you but I wanted a waterproof and durable long term solution. Even treated timber that is allowed to get wet from time to time will deteriorate. I used Iroko where the floor ends but feel much happier with the garage door seal. I want mine to last 20 years minimum. Cheer. Peter

    Looks like a quality product. Living in snow country, the main concern I have that precludes me from installing something like this is that water coming off of a vehicle (such as accumulated snow/ice) which would normally drain from the sloped garage floor to the outside passing under the door would have a dam preventing it from leaving except for the areas at the ends of the strip.

    I think you’re installing it backwards. The flat part definitely is for under the door, but the ramp is for outside to help keep water away from going under the door.
    If rain isn’t a concern at all, then the direction wouldn’t matter of course.

      If the large part is fitted out side then any rain water running down the outside of the garage door will be trapped or may even still enter the garage. Cheers. Peter

    If you installed the piece the other way around - with the door landing on the gradual slope of the piece, not the shallow (thin) part - then you could push the middle 2/3 farther toward the street, so as to eliminate the larger gap in the middle two thirds of the door. In other words, with the alternative orientation of the piece, you can control the effective thickness of the piece, to match the varying width of the gap under the door

      I understand what you mean and that should work. In my case the gap, near the middle, was almost the same as that thinner section. I have a compressible sealing strip attached to the underside of my doors (they came like that) and so that can now compress down across the complete width of the door and form a perfect seal. Peter

    I used a product named “tsunami” and was a simple install. They also send you 2 tubes of adhesive along with the caulking gun. It’s totally stop the water from entering the garage

    The floor is sloped that way so if you pull your car into the garage while it is raining the water that drips off will drain under the door to the outside . In your case, it does not matter since it is only being used as a workshop .

    I think that it would be off more use if it was attached to the bottom of the garage door rather than the floor, otherwise it may become loose every time you drive over it. ...

      And you have to remember not to trip over the raised edge when entering or leaving the garage ,.plus it is more difficult to sweep out the garage floor of dirt and debris because the raised lip is there. Particularly important here in Canada with all the salt, grit and ice/ snow that will drop on your garage floor. Sorry, but for me a door bottom edge seal is a no brainer.

      Mice will *always* find a way in if they want to. You need to remove or seal whatever they come in for.

    interesting video. My one small concern would be the introduction of a trip hazard if you don't already have a rise in floor level inside the garage.

      Yes, in some cases it may be an issue but any water barrier will need some height and hence present a hazard. Peter

    Fitted the same seal on both my garages....washing up liquid makes the rubber much easier to cut.

      hangableauto soap is a lubricant and stops the knife binding. Apply it to the blade b4 you start, then reapply it to the open cut. Works a treat

    i just use old garden hose slice the side lenghth ways and screw to the bottom of door

    Hello Peter, I have a garage door similar to yours, but at the bottom of the gate there is a rubber sealing strip attached. Because of this the gate closes perfectly and I don't have to drive my car over the rubber strip. This does not mean that you have done the job perfectly.

      Hi Andre, Yes, I understand what you mean but in my case the floor below the door was uneven and the rubber attached to the door now makes full contact with the new rubber seal all along the length of the door. Cheers. Peter

      Hi Martin, I used YBS insulation from Screwfix here in the UK. It is described as "SUPERQUILT MULTI-LAYER REFLECTIVE FOIL INSULATION 10 X 1.5M" and has a product code 68120. I made a video about it:

    If you're looking for an even cheaper solution get some architrave and mount it on extrerior silicone with screws. It won't be as durable but you should get 12-15 years out of it if painted.

    If you dip the blade of your Lino cutter in water it will cut thru rubber with ease.

    Sloped side outside of door to repel rain water? Run a hose from the outside so we can see the water come in?

      It has to be inside the door otherwise water running down the outside face of the door will come in. Peter

    Great video as always Peter, I love your garage door, looks insulated. What brand is it? I am building a small workshop of my own and I was thinking about this problem before I seen this video. I am going to pour a self leveling compound about 2 inches thick and I was going to let it float right upto the garage door when closed with a thin board between them. As the inside floor will be higher than the original garage floor where the garage door closes I hope that will solve this problem.

      Hi Dan, Have you been away ? !! The make is Gliderol and it is the Panel Glide. Despite your plan to have the self leveling higher than the bottom of the door you do need to look at a sealing method - rubber (like mine) works really well. Cheers. Peter

      Hi Erin, All you see is the very bottom of the thin edge of the rubber which, in my case, matches the (rather inadequate) rubber seal that came attached to the garage door at the bottom. Peter

    Hi. What is uneven floor on the one side? I imagine I have to calibrate the door to not damage when shutting on the strip. I have a larger gap on left side and smaller gap (if any gap ) on right side. Best advice before I stick down?

      I am not sure how much difference in height the gap is across your door. If it is 8 mm or less then you could easily use more sealer to even things up. Alternatively you could grind away the area below the door to make it level. Good luck. Peter

    Wouldn't it be better to attach that seal to the bottom of the door so you won't have a Ledge on your garage floor where it makes it hard to sweep things out

      That's what I was thinking. I'd of fixed it to the back of the door in the upright way so the concertina part hung low and when shutter goes down to home position it would squidge down to all the uneven levels?? Just my thoughts on your job. Anyway great video to watch. Subbed ya 👍

    Great video , we have just had a roller door fitted , even tho the bottom of door has a rubber curtain there is still gaps where the light gets through . This is due to the floor which is block paving . Do you think this product would still work ?

      Hi Bob, I had a similar problem with the rubber at the bottom of my door not quite meeting up across the whole length. What I have found is that the shape of the garage door seal allows a greater gap closing range between the existing rubber at the bottom of the door and the seal. I think that it should work fine. Do get it positioned (fore and aft) for the best fit to your existing door. Good luck. Peter

    How do I seal the panel of the entire garage? It’s a concrete garage and noticed the walls and floor has a small gap all around and I think bugs are coming in and out. Any inexpensive way I could fix this on my own? I’m trying to sea the entire border on the inside

      Hi Steve, I had a similar idea in the back of my mind but had not identified a product at that stage. It is a complete fluke that it fits perfectly. Had it been too wide then it would be easy to trim a bit off. Cheers. Peter

    Great for a converted garage but for storing often wet cars a bit air through flow is exactly what you need to prevent corrosion.

      @@NewBritWorkshop I hear that but I don't see the point - for a garage used as a garage - in spending money to seal one gap to then spend more money on other facilities to create ventilation. Unless the floor has been laid with the fall running in the wrong direction water ingress will never be more than an inch or so. If you have a driveway running downhill to the garage door then you should have a drain trench in front of it.

    Would a hot knife do the job ? Also do you think would work on a very old styled manual garage door ? My garage door has not that rubber band that the electric doors have . The floor is pretty chipped and irregular , what would you suggest to do ? I have ordered exactly the same product , has arrived next day with dpd as well . The weather guy said it would stay dry until Friday so i would like to take advantage of it and have it sorted out by then .       Hi Karmina, The sticky stuff that comes with the kit should be able to fill the gaps if the base is uneven. If it is seriously uneven then you may need to do something else but I had a lot of the sticky stuff left over at the end. Also, the rubber is quite bendy on its thinner sections and so will be able to dip down into some of the gaps. Good luck. Peter

      Hi Michael, The original garage has a damp proof membrane under the floor and there is damp proof in the walls as one might hope or expect. I have put an additional membrane down under the chipboard floor. Peter

      I would think this would do fine as the door, when it closes, will close down against the thicker section of rubber. Peter

      For up and over, fit it the reverse way. Put it behind the door from inside when it’s down so it’s tight up and no gaps and mark it. Mine is perfect.

    I would have thought that this rubber should be attached to the door and screwed to it along the bottom. Who wants a permanent bump on the floor that could cause someone to trip over it??

    Two reasons why it's a bad design for a seal. 1) On the ground it's exposed to the sun and rain. 2) The car tires will be going over it day after day.

      Its rubber, as long as you are careful car tyres wont damage the seal, if its a concern chase the concrete a few mm along the length and again sun and rain (UV) are not a problem for modern plastics, for many people the car tyre thing is a none issue because 90% of folks dont keep their cars in garages.
