As a native Johorian who had plans to move out, I’m sad of how this city pales as compared to cities like KL and Singapore, one of my biggest complaints is the overdevelopment of the city, too many apartments, too much for my own kind. Houselessness might have gone through the roof by now, and it’s making condos expensive, I heard it’s about 1 million ringgits per room, or USD 250000, that’s beyond Los Angeles levels and more onto China’s pricing on houses. Is bandaraya JB poorly planned? A lot of abondoned buildings.. insteads of opening more agriculture / palm oil lands in tebrau, ulu tiram and gelang patah for houses.. jb definitely has lost its greenery so rapidly this few years.. so why dont developers take the opportunities to transform all this building into serviced apartments.. n y dont majlis perbandaran give lot1 tu to KKM and transform it into another Hospital Sultanah Aminah, make it a wing for Women n Children Center ke for example.. HSA has been so crowded and very difficult to get good parking, people even park their cars by the roadside, teruk.. it is opposite to istana kan anyway, if istana bg fund skit for the construction, then boleh name the building under sultan/permaisuri johor what..
You've valid & good reasoning for Lot 1. I can't say for sure, but word has it that the structural building premise slanted to one side while the mall was still actively in business those days. That could be the reason why it's still in this dilapidated state after all this while.
I feel so sad to see such properties in what is most certainly extremely prime locations, just go to waste like this. I wonder if it boils down to poor planning and execution.
Poor planning and execution does come to mind. As you stated, setting-up @ prime locations should present the perfect boost for these sites to thrive instead of otherwise.
I feel that the town planning in Johor Bahru (and probably a lot of Malaysia) needs to be more holistic. At the moment it feels very haphazard. "Oh, let's put a shopping mall here... and how about a golf course there..."
@@kevinlim7974 It's refreshing to hear your approach of being more holistic. Indeed, malls are built mainly to provide more marketable appeal when developers are selling their properties. View it from aother angle, it not wasted BUT a glory postponed. Just look at what happened to once failed Kemayan City, it is now an elegant Paradigm Mall.

As a native Johorian who had plans to move out, I’m sad of how this city pales as compared to cities like KL and Singapore, one of my biggest complaints is the overdevelopment of the city, too many apartments, too much for my own kind. Just a reminder. JB is just a few miles from the most expensive city/country in the world. What is going on?
Good to highlight by asking penetrating questions..... it's timely to reflect on an issue such as this one, isn't it?

There's nothing wrong with this, but the lack of residents in those housing estates and crowd usually kills off these malls in the end.
View it from aother angle, it not wasted BUT a glory postponed. Just look at what happened to once failed Kemayan City, it is now an elegant Paradigm Mall.
