I attended a Malaysian property road show abt 7yrs ago organised by Malaysian property agents. Even back then, they advocate investing in KL properties instead. They said properties in the Iskandar area (including Forest City) is quite a gamble. Till today, they have been proven correct. You just need to take a drive to that entire area and see for yourself the number of completed but hardly occupied apartments and abandoned landed property projects. Where on earth can you get the over 1million people of middle income level to buy and occupy all these high end properties without the related jobs and businesses created there? The folks involved in the projects there were too naive to think "Simple, we will just build and all the Singapore folks will flock here to snap up the properties like there's no tomorrow"
It worked initially. Spacifically what I mean is that immagrants/expects wasnt able to buy land in the forest city. The malaysian president wanted the city to only accommodate malaysians but since middle class malaysians wasnt able to afford them, the forest city died out.

I have my doubts that the occupancy is now at 50%. For the number of units there, 50% is too high to be true as of now. If there is 50% occupancy, it would be good for businesses to go in already.
Yeah although not bustling at 50% there should be a decent amount of people walking around the streets aswell as other signs of life But here there's basically nothing, it's empty and hollow.
Now project tak jalan. Duit abis, environment also rosak. Better to give the houses to poor people. Take back this project from Forest City. They already failed. This is a danger for public safety already.

this project was to cater for the newly rich mainland chinese, not locals or sg. so, why they bother about locals? and perhaps now, most of the newly rich mainlands has gone bancrupt or incarcerated. few years back the chinese gov limit funds that can leave china, so....forest city started to become forest.
The price of RM750 rent with a fully furnished home is quite a bargain and the studio apartment only cost RM 1200 is quite cheap. Compare that with Klang Valley area, the rental cost even a low cost apartment in KL can easily cost you minimum RM800 without fully furnished.
Sunway or Mid Valley should take over to revamped the whole entire place, this China property company in China already a blacklisted property company and now facing lots of lawsuit in China which their government against them.

I styed in first city in 2019 that time very few tenants and beautiful beach view it was awesome. As tenant got increased before covid and at covid time frame . We had to struggle for parking for many hours and the noise was too much you could here some one talking in the ground floor all the way up to 16th floor very disturbing so we choosed to shift back to gelagpath immediately after lockdown was released. I forgot to mention mosquito issues I guess

The failure of forest city is due to 1. They priced themselves to attract only investors from china and hong kong 2. The Jv btw chinese developer and local partner (i dun need to say who is the local partner here, a wild guess is suffice) categorised this area as international zone, hence no provision for local affordable housing. 3. The chinese developer built faster than they can sell (as usual). 4. The location of this project is not favourable to even local elites, less so for commoners. Best just to build a bridge from spore to here and allow singaporeans to enter and exit this location without immigration. Problem solved.

I was there 2 months ago on my MTB to take a close looks and interestingly even though very few people there the gardens, roads and pools etc are all being very well maintained. The location is too far away from city center. No attraction to local people or tourists. Instead of residential area only, they may consider to convert it into a leisure place which can attract more people to stay for vacation. Like the Marina Bay of SG. China construction used to build condominiums which has too many units in a tower and too many blocks that making it looks more like HDB to me. Not comfortable at all.

What I think was not a good idea was the number of units is too high causing a high density community which has little character.
The price of RM750 rent with a fully furnished home is quite a bargain and the studio apartment only cost RM 1200 is quite cheap. Compare that with Klang Valley area, the rental cost even a low cost apartment in KL can easily cost you minimum RM800 without fully furnished.

I styed in first city in 2019 that time very few tenants and beautiful beach view it was awesome. As tenant got increased before covid and at covid time frame . We had to struggle for parking for many hours and the noise was too much you could here some one talking in the ground floor all the way up to 16th floor very disturbing so we choosed to shift back to gelagpath immediately after lockdown was released. I forgot to mention mosquito issues I guess

Renting a studio in Forest City for RM1200 and work in SG might still be an amazing deal, renting in SG would easily be RM4000 after conversion minimum and that is for a tiny room only.
RM1200 for a studio still expensive, may be RM800 (S$250) still ok. In SG if you rent a 3 bedroom flat for S$2,100, 6 person stay each is only S$350. S$100 or RM320 is it worth the long journey & queue to work in SG and go back?

The failure of forest city is due to
1. They priced themselves to attract only investors from china and hong kong
2. The Jv btw chinese developer and local partner (i dun need to say who is the local partner here, a wild guess is suffice) categorised this area as international zone, hence no provision for local affordable housing.
3. The chinese developer built faster than they can sell (as usual).
4. The location of this project is not favourable to even local elites, less so for commoners.
Best just to build a bridge from spore to here and allow singaporeans to enter and exit this location without immigration. Problem solved.
