I don’t know where is the house and if even these numbers are correct and not exaggerated, but let’s say they are correct. •Buy -$557,000+$67,000(renovate)=$624,000 •Valuation- $715,000 Cash out refi would be %80-%20 meaning bank will pay you %80 of the valuation ($715,000) = $572,000. You are in this with $624,000 (buy+repair). The math is saying you can’t even brake even, you are in the hole for $52,000. Moreover, with a mortgage for $715,000 how much is going to be you monthly payment? At these rates, interest + principle you are looking around $30k a year. Plus property tax + insurance + vacancy + op expense + cap expense, (+ even utility maybe), let’s not calculate PM cuz maybe you will take care of it ur self, still you will have to add another $20k. That puts you around $50k a year just to break even. $50k / 12 = $4,160 a month rent needed. Can you charge this rent a month? Maybe. But that’s the math how I see it. Maybe I’m wrong, let me know what you think.

i didn't do the math like you have, but if you say he needs to charge $4160 a month in rent, he can probably easily get that here in CA where 3 bedroom apartments (not a house with a yard and space) can go for $3600+ a month in my neighbourhood. the CA real estate market is insanely outrageous and pretty discouraging for little fish who want to get their feet wet with real estate investing/flipping.
And what blows my mind is when I scroll throu these comments I don’t see anybody questioning the numbers. You only hear yes, great job, you are a wizard type of comments. He is making 1 mil a year just from the videos, and good for him. If he fuc* up the number and loose money on the properties, guess what, not a big deal, he is making at least 1 mill a year just from these videos, not to mention the money from his courses on top of that. If a regular Joe does this deal he will be bankrupt, if not homeless.

Hey Kevin, I read somewhere that capital gains on owner-occupied real-estate are not taxed up to a certain point. If you flip a property, could you avoid capital gains tax in a similar way?
