Great video as always Nick! After weeks of educating myself through reading and binging your videos, I finally stepped out and ordered bandit signs and made a Craigslist post. Got a call the next day but it wasn't a good deal. But still felt good to hear my phone ring. My fiancee goes on maternity leave in July so I'm working hard to get this first deal. I'm highly motivated to start wholesaling real estate; however, I have one question that I am seeking to find an answer to. Assuming you have already driven for dollars, and skip traced to the owner, is it necessary or at least highly recommended to hold a consultation with a lawyer in order to establish a contract? Or is it just as easy to find one online (for example, your facebook group) and use it? This question is more of a "Am I missing something here?" or is it really just as easy as printing out the two contracts needed for the seller and the buyer/investor and then handing it to the title/closing company?

Nick when talking to a seller, I don't know if I feel comfortable acting as if I will be the buyer. Why in wholesaling can you not flat out explain your intentions? I kinda understand why, and am open to doing it in this way, but after looking up the law here in Michigan I do not want to come off as if I'm a broker and then be liable to be sued. An easy way to put your mind at ease is to explain to the seller that you are an INVESTOR thats looking to acquire properties in the neighborhood to either fix and flip, buy and hold or pass off to a 'partner' to then do as they please with the property. Or you can mention that you are an INVESTOR that practices the exit strategy of WHOLESALING from time to time. That should help ease your mind.

I'm highly motivated to start wholesaling real estate; however, I have one question that I am seeking to find an answer to. Assuming you have already driven for dollars, and skip traced to the owner, is it necessary or at least highly recommended to hold a consultation with a lawyer in order to establish a contract? Or is it just as easy to find one online (for example, your facebook group) and use it? This question is more of a "Am I missing something here?" or is it really just as easy as printing out the two contracts needed for the seller and the buyer/investor and then handing it to the title/closing company?

Nick when talking to a seller, I don't know if I feel comfortable acting as if I will be the buyer. Why in wholesaling can you not flat out explain your intentions? I kinda understand why, and am open to doing it in this way, but after looking up the law here in Michigan I do not want to come off as if I'm a broker and then be liable to be sued. An easy way to put your mind at ease is to explain to the seller that you are an INVESTOR thats looking to acquire properties in the neighborhood to either fix and flip, buy and hold or pass off to a 'partner' to then do as they please with the property. Or you can mention that you are an INVESTOR that practices the exit strategy of WHOLESALING from time to time. That should help ease your mind.
