If you wanna buy a property in Bali as a foreigner, make sure it’s not a freehold holder but leasehold which usually last for 25 years or so. Freehold properties are intended for the Indonesian citizens only or else you would risk yourself losing the property.
Leasehold land is typically 2-3x cheaper than freehold land. This makes it much better for operating a vacation rental business if you want higher profits. Leasehold can be held for up to 80 years in your name and even extended beyond that if you make a prior agreement with the land owner. It's so crazy cheap to get a monthly rental (directly on the ocean), I've never seen a reason to purchase property in Bali. But these Villas look very nice! Great design job using the local architecture.

It's not uncommon for homes in Bali to lack a dedicated washer/dryer area. Many residences may opt for alternative laundry arrangements such as communal laundry facilities or outsourcing laundry services due to space constraints or cultural preferences.

Hi, I love the architecture and am thinking of buying one of your properties. How close to the beach are you, and which beach? I’ve only been to Bali once and it was many years ago so I don’t remember the geography. I stayed at the Nusa Dua (spelling?) beach resort and it was very nice at the time, more than 25 years ago.
Great designs- liked the medium color (1st) by a hair. $199k USD seems impossible. Two questions: how fast is internet there (could I run my Tech business) and how much per month; and the fact you mention rentals makes me worry Id end up next to an AirBnB party house.
Believe us, 199k is very possible. We wouldn't say it if its wasnt. Internet is up to 150mbps for around $50usd a month. Most villas dont allow parties and the local community "banjar" leaders make sure noise is kept down after midnight in most areas of Bali

Hello Jacinta, yes the full price of each of these villas is $250k USD including leasehold land for 30 years. When extending a lease, the current market value of the land is used. Over time the cost of land does typically increase, so it is often best not leave the leasehold extension to the last minute. It is advisable to include an extension clause in the initial leasehold contract, which is something that all our contracts include. Yes actually you can get freehold if you make a foreign company (PT PMA) but the minimum investment is $800k usd. Otherwise leasehold is available for 80 years and can be extended after that. Plus its 2-3x cheaper than freehold.
Most people lease a plot of land for 25 years, then build their house. A well written contract will have a clause for an extension past the 25 years. In most instances, the land owner may come back to you after 10-15 years and ask you to extend at that time, due to financial constraints. that is the best time to renew the contract for an additional 25 years, he might even give you terms this time, as most probably he is in need of money. The worst thing you could do as someone who leases land is to wait until the contract is nearly over. at that time, the owner has you where he wants, and you will surely either pay more than it is worth, or have to vacate. But whatever you do, don't fall for the spiel of shady agents who tell you that you can own land. It is called a nominee agreement, and has more holes in it than Swiss cheese. Good luck.
