Looks nice. That tile counter is the pits, since stone is so expensive I would have went with a sealed butcher block with the blue cabinets.. a decent formica would have even been better.
Just found u on IG i like your style of demonstration. I subscribed. Keep em coming. (Sorry about that office break in thing. I really hope they get those scumbags) 👍
Yes, I like these videos very much. It really helps me follow the market. I watch a few investors and real estate investors in various areas over the US. So many predictions of a depressed market which you have disagreed with, but now it seems to be happening. It is difficult to know what to do. Your videos help. I really like them.
I like the before and after. Also, as in progress. It always looked well in the front. I had thought that you might bump out the back wall and change the cellar enreance and put a bath in rhe back room....were the stairs cement? If so Ooooopps.
👍 Like the new video format with you talking in the ⏹️ "square "on top of the old video". Works great. NICE FLIP. Your charts & cost info is also great. Thanks.
Do you get bids to estimate rehab? Or do you have a list / sheet of itemized tasks? Estimating the rehab is something I always get stuck on. Especially because I'm long distance / remote.
Total costs: $78,426. For that amount, you could get houses, in some places around my area. I liked the big room in the back; the addition to the house.
I actually like the floor color...... a refreshing change from the overused gray tone, but whoever laid this floor needs to try harder to stagger the planks better.... the "seam" lines are real obvious here.
Before & After = It's really the only reason I watch.
Yes more please
Cool
Yes!!! Keep making the "numbers" videos. They are the best and show the true numbers!!
Mark your doing a wonderful job in your town!!!!! It will come back to bless you someday!!!
Thanks!
Thanks for the realistic view
You're welcome

Flooring looks nice. Nice big family opening off kitchen is nice. Bedrooms up front is strange but it is what it is. Good job.
House now looks amazing. Taking that wall out really made a huge difference.
Please do more of these
We love seeing these types of videos Mark. Your costs seem so high.
And realistic.
These videos are my favorite. Thanks.

No I pretty much know and then add in more for unknowns
Whatever happened to the lot out in the country you bought from a family friend? You were looking at new construction
I never bought that one

Any structure you flip that doesn't cause you a loss would be a good flip.
True
Do the costs include your overhead and staff salaries?
I just like the videos. I don't care about the stats.
They aren't as entertaining, but i like when he makes them because i want yo get into real estate so it's helpful information

Cheep cheep cheep
If you only had 2 cars, you would have enough money to not have to borrow for all these flips. You could make 20k more on each flip!??!
A person over 227 lbs. Couldn't navigate it tho.
This one bothered me. It’s ass backwards & that bathroom? Ugh 🤮
