  • This was not one of my best deals, but it was one of the most interesting! The house was a complete pigsty, we had issues with the wholesaler we bought it from and the title company. This is a long video but we show the entire process of flipping the house with the actual numbers, not La La Land television house flip numbers.
    We had many issues on this house and whatever could go wrong did, but we still made a little money. You can see at the end of the video what we actually made. There were a lot of extra fees and a lien that was missed by the title company that we are still fighting. The title company even accused me of blackmail on Facebook!     We spent over $40,000 on the repairs. Bought it for $192,000 and sold it for $285,000. We should have made decent money but the costs really added up on this one. I go over all the numbers at the end.

    This is part of what’s wrong with this country...homes like that selling for $285K. That is absolutely ridiculous. I get it, Greeley has a fast growing economy yada yada...but homes like that just aren’t worth that much money 😂 (especially a small home built in 1962).

      Made the neighborhood nicer? NO! He is committing gentrification that will make him money in the long run when that neighborhood becomes "white" and real estate values increase. Is he doing a good thing by taking blighted areas and making them habitable by honest, hardworking people? Yes, he is. Is his motivation geared toward improving the community? NO!

      @Paladium: You are missing the point entirely! Slumlords buy up these places and through some shady payoffs get the remaining people to move away. Then, the whole neighborhood is up for grabs for low prices. If you care so much about crime infested areas, then move to one and keep your outlandish, uneducated opinions to yourself!

    Mark, valuable information you shared here. I too flip homes. A profit of only $3,884 is tough to swallow considering all the time you put into this particular flip. But, hey, it can happen. Flipping is not for the faint of heart. Wishing you much success as you move forward.

    This video breaks my heart, to think that kids were living in this house. Hoarding is a devastating mental illness that can affect anyone, it normally seems to stem from some sort of emotional trauma. Who knows what happened to the people living here to make them hoard but I really hope they have moved on to have a better life now. You guys did an excellent job dealing with this nightmare of a house

    I see lots of comments about how can people live that way. It is a sickness for sure and the thought of children being there.... they will most likely live the same ways as the parents did.
    I am sure the property owners around that home are SO GRATEFUL that you purchased it and repaired it. It is an awful thing to live next door to somewhat who is a hoarder... not only is it unsightly... it smells, there are rats, mice and many other things.
    Good information you have given for others who do flips and what to watch out for when doing so. Sad that people are so dishonest and will try making money on whatever they can.
    You may have only made under $4,O00 on that home, but the people who are grateful for the improvement to their community... that is priceless! ! 👍 We need more people like you who care, so not only is it your “occupation” , but it is improving the surrounding communities! God bless you for that.

      Linda Bolt ...I so agree. Unfortunately ( only because it happened in our small town) the report was made.... someone went to the home and the report back to us was “our hands are tied?”
      How sad is that? Tragically the people ending up moving. There were babies in the home, etc... it is hard to know when it’s okay to step in, but at the same time “they said the children were not being physically abused (???????) so nothing could be done”. Maybe not physically abuse, but what about the mental end of living that way.
      I guess we can’t help them all....😢

    Child abuse and animal abuse, these people should be put in jail! Thank you for rescuing the neighborhood and I can only imagine how HAPPY the neighbors are! Maybe not a big payday but you’ve done a great thing, you deserve many blessings!

    Thank you for being so transparent in regards to costs and profit; that makes it abundantly clear that flipping houses is not an easy endeavor and can be much riskier than what is portrayed in most house flipping shows.

      I've cleaned out a couple of houses (well, actually the same one twice) that looked about like that. First time around, me and a couple of classmates spent a week's school holiday dragging about 12 tonnes of garbage from it, including endless piles of cat poop and two fridges that had been left full and without power.

    I’d let the underwriter subrogate against their contractor (the title co).
    And you should check with your attorney regarding filing suit for bait and switch.

    You should sue them for defamation. If they made libelous claims that you are "blackmailing" them to fix a titling error, then you definitely should file a defamation suit as well.

      @@investfourmore Their underwriter would settle before the ink dries on the filing papers. You are entitled to damages for the libel, especially if their underwriter finds them liable for the initial oversight.

    Regarding those who keep stating that he paid too much for this house, Mark has stated many times that the market he’s in has crazy high prices. Where I live, that house would probably go for around 125k, if that much. I can’t fathom the prices those houses are going for but I don’t live there. The prices reflect what the market there can bear.
    Good job on the flip. It’s hard to believe it’s the same house as disgusting as it was. How people can live like that is an entirely different subject!

      Robin Moore yes couldn’t agree more. In philly houses in a bad area can go as little as $3,000 and is remarkable structure houses. Just in a poor neighborhoods.

    Man, I see this all too often. We had a home years ago that the tenant had cut the top of the door off to make a little half door and kept their dog in the room like a kennel. After the eviction, the dog doodoo was 6" thick over the entire room. "Picture shoveling out a horse barn"...It was like chiseling cement with a shovel.

    We had a brick house and I too wanted a patio door off the dining room. But, you are right it is way too much money to remove brick, plus....move electric wires & outlet.

    Thanks for sharing important legal information, settlement information, dealing with a seller who does not disclose up front the fees associated with the purchase of the home....I agree with you Mark having someone with experience and a license to review every detail is worth the money vs having a seller try and sneak additional charges.

      My neighbor has anger issues. No alcohol or drugs. They have 5 kids. The house is wrecked. Theres holes in the wall. All the floor is peeled off. The furniture is falling apart. The tub idk what happened. Looks like a candle was left out and burned half the tub and wall. Ceiling is missing in some areas. Its going into auction soon...

    I really like this house as I don't like open concept. The only problem that I would have, is knowing what the house used to look like. I think that there would be bad energy in there.

    I love your videos so much! Some of the issues you are running into remind me of our situation. We are trying to do the same thing on a smaller scale. We bought a cabin near estes park and we are trying to fix it up so we have the option to rent it out eventually. it’s been difficult, one problem after the next. The current struggle is trying to figure out a way to get it insured. It’s in the mountains so considered a wildfire hazard and also because it still needs work, no one wants to sell us home owners insurance. Buying this house was something else too! The seller agreed to sell but then kept putting off closing (for three years) we were very patient but finally had to get a lawyer who forced him to close. Seemed he wanted us to build him equity and fix it up without ever going through with the sale. And we were inexperienced so we let it go on way too long. Water is an issue, we are going to put in a well eventually but still need to put in the leech field first, we put in the septic tank already though. Right now we are in the process of fixing the plumbing, which froze a few weeks ago. It’s an adventure though and I’m not complaining, but it’s definitely a struggle sometimes :)

      dont think thats true there would be signs of it. The type of dogs also. Plus you would not have a cat with 4 fighting dogs! I think they are just those crazy fvcks who have lots of animals but cant look after them properly. The had rats, turtles, snakes, cats & 4 dogs!

      They lie and give false info and give friends and family names and numbers who will lie for them...I've seen it happen

      @@mmer7061 -- I had tenants who would not let us do repairs they asked for unless we babysat their children. One service. There were mice, rats not sure which. So we got an exterminator. They wouldn't give the exterminators access. Then the pest problem got worse. We were asked to babysit. After extermination they complained loudly about the smell. That's what you get if you can't do extermination in a timely manner. They broke the lease claiming mold. Did the same thing on the next house they rented. By law they had to give me as a reference on the third house they tried to rent. You can imagine the reference they got from me. I finally got to unload on them. They didn't get to rent the third house. We've had steller tenants too. Fun stuff to talk about when exchanging stories with other investors. Ya' learn but it takes time.

    Bought a 4 family in CT that ended up being a hoarder house. Took 6 40 yard dumpsters and a week to clean out. Bought it for 28k put about 85k into it and refied at 310 ARV once rented out.

    Also, that house looked really nice when you were done with it. So much space in the basement. Once the new owners put some grass and landscaping in the back it will be a nice place to live I bet. I kind of like that the door into the yard is through the garage. It contains the mess and dirt.

Both owners had passed away and their do nothing son, didn't want to move and it was awful, his much older sister forced a sale and some new flipper bought it and was so overwhelmed , they resold it to a larger flipper who could deal with it, I'm sure the original flipper, lost money on it, but the house is now a great looking house and much nicer for this nice neighborhood with nice people living there

      Agree, People in that kind.of state need serious help. It is just so incredibly sad to me. If they do not get help, they will be back to living in those kind of conditions.

    As a foster parent, I have seen children ripped away from parents whose only sin was they smoked weed once in a while. Not around the kids, not in the home, and the children didn't test positive for THC. Homes were clean, kids were clean, fed, and well dressed, but parents were "bad" for smoking weed. Yet we see something like this, a house filled with filth, disease, and decomposition, a veritable breeding ground for bacteria like e coli, salmonella, botulism, who knows what else, and even with police involved, the children and animals are left to live like that. WTFH is wrong with this country?

    This is a nice little house. That said, I would never again do business with a company that lied to me and then stuck me with hidden fees. And I would let all my business associates and fellow chamber of commerce members know what this company did. I would never put wall-to-wall carpeting in a basement or on stairs. If there are ever any issues with dampness in the basement walls or leaks from above, that carpeting will become filled with mold. Industrial grade vinyl tile flooring is a cleaner and sturdier choice for basement flooring. Stairs get a lot of traffic which will quickly wear out carpeting. Hardwood treads are a better choice for indoor stairs.

    Wow this is crazy! That title company accuses you of blackmail but said they wouldn't help unless you moved all their business to them. I hope people hear about this and stop using them. That's so wrong. The wholesaler doesn't seem much better. That's a very painful lesson learned. But sort of bright side is you made a profit. It's a tiny profit but at least this one didn't end in the red.
