They chose to work with a professional who knows what they’re doing just like a lawyer, accountants, lenders etc. it’s no different with us. All this did was make it confusing, less transparent etc. Buyers will be forced to make a decision to do this on their own and fall prey to an experienced sellers agent, or buy a home that wasn’t ideal for them. The list is endless as to how this makes things worse.
And the listing agent will have you sign a Buyer’s agreement and get both commissions for doing less! You say how first he has his Seller and you sign the Consent to act addendum and then negotiates buyer commission into the offer and wahla you paid more for the home cause he had to negotiate on the selling side first creating mediocrity on buyer’s side! There I fixed that idea for you
@@mattsohn1402agreed. the tricky part for unrepresented buyers may be writing the offer itself and ensuring good terms. But an attorney can likely make that happen for you at a fraction of the cost. There isno legal requirement to be represented as this rp implies. I think agents need to be extremely careful saying that this is a legal requirement for the buyer. It is current best practice for agents to ensure that they are compensated for showing a property.

The listing agent is contractually obligated to put their client’s interests first, and that is at YOUR expense. If you aren’t a realtor yourself then you’re at a disadvantage.

My takeaway: As a buyer, I'm going straight to the listing agent. I just don't see the value in a buyer's agent.
That's definitely an option, and some people will go that route. They were doing it pre-NAR settlement
